Braemar Property Value Report: September-October 2015 (Arista Series)
Instead of braving the grocery store two days before Thanksgiving, I am sitting at my desk putting together Braemar Property Value Reports. There is little more frustrating than the grocery store derby that happens in the run-up to a major holiday. It is an absolute frenzy.
So let’s talk Braemar Property Values in the Arista Series homes. Arista Series homes are the large, single family homes built by Brookfield Homes. The floor plans are: Allister, Buckingham and Canterbury.
Unfortunately, there were no sales of Braemar Arista Series homes in September or October. That means I have no average value to report to you right now. However, it seems looking to last year and last report that values for these larger homes in Braemar may be softening.
As I type this report, there are four active listings for Arista Series homes in Braemar–two Canterburys and two Allisters. Their list prices range from $480,000 to $564,999. Right now, between the four listings, their average days on market is 108 days. The lowest marketing time to date is 52 days. Mind you, these are not chosen yet, so the marketing time is going to increase. There is one Canterbury under contract. It was priced at $475,000 and was on the market for 37 days before it went under contract. We’ll have to wait and see what becomes of these listings before we have another current market value to report, so stay tuned.
