Braemar Property Value Report:  September-October 2015 (Heritage Series)

It is a gray Saturday in Braemar.   And according to Accuweather, it’s going to start raining in about 60 minutes.  That’s what I love about Accuweather.  They commit to forecasts and they are rarely wrong.  They give me their expert forecast down to the minute and not leave the interpelation up to me.  That’s what I do here with the Braemar Property Value Reports.  I compile Yardley Model in Braemarthe data and break it down for Braemar home owners.  Leave it to a full-time, top producing real estate agent like me to give you the low down on our local market.

This particular Braemar Property Value Report focuses on sales in the Heritage Series. Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

Two Yardleys sold between September and October.  Yardleys are, without question, the most prevalent of the Heritage Series floor plans in our neighborhood.  Both sold for exactly the same price–$430,000.  That makes this report easy.  Our new average market value for Braemar Heritage homes is $430,000.  That is over a 2.5% increase since last report, but over a 4% decrease in average market value since last year.

If you placed your Braemar Heritage home on the market, priced to current conditions, you could expect it to be under contract in an average of 72 days.  Our marketing time has definitely been increasing as we move through the year.  You could also expect to pay a smidgeon of closing cost help to the buyer.  The average closing cost contribution was 2/10th of 1% of the sales price.
