On October 15th, I had the privilege of becoming the second Listing Agent to 13243 Ormond Drive in Dunbarton.  It is always an honor to be chosen as the second agent, when the sellers have had no success with a previous agent.  In this case, their listing had been active for 125 days before I listed it on October 15, 2015.

When I first spoke with the Sellers, it was obvious to me that part of the problem with their 13243 Ormond Drive sold on January 29, 2016 for $350,000.not having any traffic through the home was the list price.  They had been listed at $374,900, and lowered their price to $369,900.  Even at that lower price, I had to show them at larger homes were selling for less than they were asking.  And there was a home exactly like theirs in terms of location and floor plan that was listed for $349,900.  No buyer was likely to be willing to pay $20,000 more for their home.  Thankfully, the market conditions resonated with the Sellers as did my recommendations to price at a more reasonable $358,000.

Not letting the dissatisfaction of the previous agent carry over to me, I set myself apart with my service and abilities.  I made multiple trips to the property to make sure the east and west facing rooms were all photographed with an abundance of light.  And since the property was now vacant, I made sure to add some fluff in the form of light Capturing natural light is a great way to make a listing shine.staging.  Towels, flowers, dishes, coffee mugs all helped warm up the vacant space.  Communicating with the Sellers on a regular basis, never letting them feel abandoned is another hallmark of how I do business.  .And when daylight savings time came to an end and natural light was gone at 5pm, I placed white holiday lights to brighten up the otherwise dark spaces.  The home welcomed anyone who couldn’t find a light switch in those dark winter evenings.

Dunbarton Sign Fall 2015It worked!  Sixty-four days after listing with me, about the half the time they had invested with their previous agent, this Dunbarton home had an offer on December 16th.

While the home most like their that has listed for $349,900 had closed recently for $340,000, the appraisal did become a point of concern.  Showing what made me different than their previous agent, I met the appraiser at the property with comps and information about the property to make sure we weren’t immediately pigeon-holed as $340,000.  Again, it worked.

This Patuxent III model by US Homes sold for its contracted price of $350,000 on January 29th, 2016.

Braemar Townhouse It is time for another Braemar Townhouse Report.  This one will detail sales from the last two months of 2015.  Of course, your immediate reaction might be that nothing happens in the last two months of the year with the holidays, but you would be wrong.

There were six Braemar townhouses that sold in November and December.  The low sold price was $230,000.  The high sold price was $310,000.  Average all six and you get the new average market value for Braemar townhouses of $275,500.  This new average market value is down 4.5% since last report, and down over 6.5% since last year.

The thaw from the blizzard Jonas is still underway.  The snow piles look less intimidating every day, which is a relief.  Eventually this will be nothing more than a memory.

Right now, let’s talk Oberlin Model by Ryan Homes in BraemarBraemar Property Values, specifically those for Ryan Homes sold in the last two months of 2015.  Of course, Ryan Homes are simply the single family homes built by Ryan Homes in our neighborhood.

There were two Ryan Homes sold in Braemar during November and December.  The low sold price was $440,000.  The high sold price was $500,000.  The average of both gives us our new average market value for Ryan Homes in Braemar of $470,000.  Because no Ryan Homes sold in the last report, the only comparison we have is to last year.  When we look back to last year’s report, we see the average market value for Ryan Homes in Braemar has come up over 7.5%.

If you placed your Ryan Home on the market, priced to current market conditions in Braemar, you could expect your home to be under contract in about two and a half months.  You could also expect to pay an averge of just over 2% of the sales price in closing cost assistance to the buyer.

What a difference one single day can make.  I’m referring, of course, to the near fifty degree temperatures we enjoyed in Bristow today that provided a lot of melting for the Brandenburg Model by NV Homessnow accumulation left by Jonas.  There is grass, mulch and asphalt under that snow and we saw that today.  Hooray.  In my giddiness about the melting snow, I nearly forgot to post this Braemar Property Value Report regarding the last two months of 2015 sales for NV Homes in our neighborhood.  Simply put, NV Homes are the single family homes built by NV Homes in Braemar.

There were three NV Homes that sold in November and December.  The low sold price was $380,000 (that’s not a typo) and the high sold price was $555,000.  The average of all three gives us our new average market value of NV Homes in Braemar of $491,333.  Unfortunately, we have nothing to compare that average with.  There were no sales of NV Homes last report or last year.

Are you tired of hearing about snow?  Well, you’re in luck.  I have another Braemar Property Value Report to share with you.  This one focuses on sales in the Heritage 14045 Rora Moss Place in Bristow, VA relisted at $435K on February 18th an went under contract on March 1st (2015)Series homes in our neighborhood for the last two months of 2015.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

When it came to Braemar single family home sales in November and December, Heritage Series homes saw the most sales.  There were a total of four that sold.  Their final prices ranged from $425,000 to $458,900.  All but one of them were Yardleys.  The odd guy out was a floor plan (the Chatham) discontinued by Brookfield shortly into developing our community.  With five bedrooms upstairs and an open family room to kitchen, this was probably a very early, clunky predecessor to what is now the Waverly.  The average of all four final prices gives us our new average market value for Braemar Heritage Series homes of $439,475.  That’s a jump up in average market value of over 2% since last report, but a slight decrease of about 1% since last year.  That demonstrates market stability.

Digging out from the blizzard of 2016 is turning out to be quite a chore.  Thought I’d Ballston Model Braemar Courtyard Hometake a break and pop in with another Braemar Property Value Report, detailing sales of homes in the Courtyard Series.  If you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

As is often the case, only one Courtyard home in Braemar sold in the last two months of 2015.  It was a Ballston model listed for $369,900.  Its final sold price was $367,000.  Taking that sold price as our new average market value, we see a loss of over 5.5% since last report and a loss of 4% in average value since last year.  Of course, one sale does not an average make, so if you are thinking of selling, we’ll run an analysis of value over a longer period of time to get a true average.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in a little less than one month.  You could also expect to be paying nearly 1.5% of the sales price in closing cost assistance to the buyer.

Since shoveling out of what we had so far of the blizzard 0f 2016 seems pointless, Carriage Home in Braemarwhy not park myself at the computer and put together another Braemar Property Value Report.  This one details sales from the Carriage Series during the last two months of 2015.  Carriage homes, by the way, are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

There were three sales of Braemar Carriage homes that sold in November and December.  All three were Oakdales with finished basements.  Only one of those basements had an exit.  Sold prices ranged from $370,000 to $380,000.  That’s a pretty tight range for three sales.  The average of all three gives us our new average market value for Braemar Carriage homes of $374,967.  That’s a very slight decrease since last report (less than 1%) and a 12% increase since last year.
