Braemar Property Value Report: November-December 2015 (Courtyard Series)
Digging out from the blizzard of 2016 is turning out to be quite a chore. Thought I’d take a break and pop in with another Braemar Property Value Report, detailing sales of homes in the Courtyard Series. If you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces. Models include the Arlington, Clarendon and Ballston.
As is often the case, only one Courtyard home in Braemar sold in the last two months of 2015. It was a Ballston model listed for $369,900. Its final sold price was $367,000. Taking that sold price as our new average market value, we see a loss of over 5.5% since last report and a loss of 4% in average value since last year. Of course, one sale does not an average make, so if you are thinking of selling, we’ll run an analysis of value over a longer period of time to get a true average.
If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in a little less than one month. You could also expect to be paying nearly 1.5% of the sales price in closing cost assistance to the buyer.
The next Braemar Property Value Report will be out in March and will detail sales from
January and February. Until then, when you are ready to sell your Braemar home, give me a call for a free market analysis. I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005. I can get your Braemar home sold as fast as possible, and for the most amount of money. No One Knows Braemar Better!
