Braemar Property Value Report: November-December 2015 (Ryan Homes)
The thaw from the blizzard Jonas is still underway. The snow piles look less intimidating every day, which is a relief. Eventually this will be nothing more than a memory.
Right now, let’s talk Braemar Property Values, specifically those for Ryan Homes sold in the last two months of 2015. Of course, Ryan Homes are simply the single family homes built by Ryan Homes in our neighborhood.
There were two Ryan Homes sold in Braemar during November and December. The low sold price was $440,000. The high sold price was $500,000. The average of both gives us our new average market value for Ryan Homes in Braemar of $470,000. Because no Ryan Homes sold in the last report, the only comparison we have is to last year. When we look back to last year’s report, we see the average market value for Ryan Homes in Braemar has come up over 7.5%.
If you placed your Ryan Home on the market, priced to current market conditions in Braemar, you could expect your home to be under contract in about two and a half months. You could also expect to pay an averge of just over 2% of the sales price in closing cost assistance to the buyer.
