Braemar Property Value Report:  November-December 2015 (Arista Series)

It is time for another Braemar Property Value Report, detailing sales of Arista Series homes in Braemar in the last two months of 2015.  In case you don’t know what an Arista Series homes Popular Canterbury Model in Braemarare,  they are the large, single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

Unfortunately, like the previous report (September-October 2015) and last year (November-December 2015,) there were no sales to report in the Arista Series.  That leaves us with no information.

Braemar Property Value Report: November-December 2015 (Arista Series)

Even though there were no sales to report in the Arista Series, there are Arista Series homes on the market and under contract.  At the time of this report, there are two Canterburys listed.  One is for $545,000 and another for $549,900.  There are two Allisters and one Canterbury under contract.  Their list prices ranged from $475,000 to $540,777.   It is worth noting that all the Arista homes currently under contract are Short Sales, as is one of the active listings.  For those that have gone under contract, the average marketing time was 122 days.

9632 Tarvie CircleThis is the fourth Braemar Reflection Quarterly Report.  Reporting started with the first quarter of 2015.  Reflection Series homes are located off of Tarvie Circle and are the semi-detached single family homes that are attached at the garage only.  There were two floor plans offered by Brookfield Homes:  Annan and Bromley.

Like the second and third quarters before, there were no sales of Reflection homes in Braemar to report for the fourth quarter of 2015.

Despite the fact that no Reflection homes sold, there was one that had been on the market in the fourth quarter, priced at $439,900.  It came on the market on November 20th and went under contract on January 5th.  So at least we’ll have something to report for the first quarter of 2016.

Braemar Piggyback & Patio Quarterly: October-December 2015

Braemar Piggyback & Patio Quarterly:  October-December 2015

Braemar may be getting its first snow this coming Friday.  The prediction I heard today was anywhere from two to twnety-four inches.  That gives the forecaster a large margin of error.  Of course, they are FOREcasting.  In the Braemar market reports I prepare, I am looking to the most recent sales to give you an idea where your home’s value may fall in the future.

This particular report will focus on the fourth quarter of 2015 and the Braemar Piggyback and Patio homes sold during that time.  We’ll compare to last report (July-September 2015) and last year (October-December 2015.)  For clarification, Braemar Piggyback Townhouses are attached side-to-side and back-to-back.  While they do not offer back yards, they offer large bedrooms and a two car garage.  Braemar Patio Homes are also known as quads.  Each is attached at the side, back and corner to another Patio Home.  They have two levels, also offering large bedrooms and a modest side yard.

Braemar Piggyback TownhousePIGGYBACK

There were two Piggyback townhouses that in the fourth quarter.  The fact that there were two sales is great because there were none in the entire fourth quarter of 2014.  The high sold of $295,000 and the low sold price of $278,000 were both lower than what we saw last quarter.    The average sold price of 286,500 is down over $7,000 since last quarter.  At the time of this report, there is one Piggyback townhouse for sale, listed for $289,900.

Piggyback Values, 4th Quarter 2015

If you placed your Braemar Piggyback townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of 48 days. You could also expect to pay 2% of the sales price in closing cost help to the buyer.

PATIO

Only one Braemar Patio home sold in the fourth quarter, same as we saw in 12849 Rannoch Forest is the Braemar Patio Home that actually sold this report.the fourth quarter of 2014.  The good news is that sold for more than $7,000 higher than what we saw last year–$305,000.   Using this as a place holder for average value, it is even higher than the average we had in the third quarter with six sales to report!

Patio Home Values, 4th Quarter 2015

If this sale is any indication, you could expect it to take about two and a half months to get your Patio home under contract.  You may also be expected to pay 3% of the sales price in closing cost help on behalf of the buyer.

Braemar Condo Quarterly: October-December 2015

Braemar Condo Quarterly:  October-December 2015

It finally felt like winter today with the small snowflakes falling from the sky.  Of Braemar Condocourse, the fourth quarter of 2015 brought exceptionally mild weather.  I don’t ever remember having a Christmas with temps near seventy.

Right now, it is time for another Braemar Condo Quarterly.  This one is focusing on those last three months of 2015 as it pertains to Braemar condo sales.

There were only two Braemar condos that sold in the fourth quarter of 2015 and they both happened in late October.  The high sold price was $260,000; the low, $245,000. Both of those numbers are higher than the high and low we saw in the third quarter of 2015.  The average sales price of $252,500 is up over $5,000 since the third quarter.  It’s also up over $6,000 since the fourth quarter of 2015.  This is good news.

Braemar Condo Quarterly: October-December 2015

If you placed your Braemar condo on the market, priced to current market conditions, you could expect it to be under contract in an average of five days.  You could also expect to pay an average of about 1.5% of the sales price in closing cost assistance for the buyer.

The next Braemar Condo Quarterly will cover the first quarter of 2016 and will be out in April.  Until then, when you are ready to sell your Braemar condo, call me for a free market analysis.  No One Knows Braemar Better!

Just Listed:  Three Finished Level Canterbury, Backing to Trees for $549,900

One of the most impressive single family homes you can find in Braemar is a Canterbury model.  This particular Canterbury, located at 9572 Laurencekirk Place, first gets your attention with its covered front porch.  Who doesn’t enjoy a covered front porch?

9572 Laurencekirk

Step inside and the grand center hall greets you with hardwood floors that will take you throughout the main level.  Formal living and dining rooms sit opposite each other at the entry way, just as you would expect with Northern Virginia colonial design.

Work from home, or just love a dedicated room for crafts, computer or a library?  The main level study sits in a quiet corner at the end of the center hall, separated from the distractions of the family room and kitchen area.

Speaking of the kitchen and family room, the floor plan opens right up when you step into this area of the home.  A large center island makes for easy entertaining, be it a holiday cookie decorating party, or buffet style meal for a large crowd.

Kitchen--9572 Laurencekirk

Double ovens, a gas cook top, built-in microwave and a whisper quiet Bosch dishwasher will make the cook in your family very happy.  And since the kitchen is the heart of every gathering, having it open to the family room and breakfast nook mean being part of the action won’t make a cramped kitchen.  There is plenty of space to mix and mingle here.

For formal gathering, the Butler’s Pantry that leads back through to the dining room will come in handy.  Serve your drinks and stage your food here.

Something you’ll use more frequently is the mud room, which also has a main level dedicated laundry room.  Garage enters into the mud room, laundry room on one side, gigantic pantry on the other.    This area, and the main level powder room, lend to every day convenience.

Upstairs each bedroom offers more than enough space.  The configuration of the upper level floor plan, gives unusual angles and locations of secondary bedrooms for maximum privacy.  Only one of the secondary bedrooms is not connected to a full bathroom.  There is a self-contained suite, and the other full bathroom has a hall entrance, in addition to bedroom connection.

Master BR--9572 Laurencekirk

Naturally, the master suite is as grand as you would expect in a home this size.  Over-sized for big furniture and a sitting area with room to spare,  the amount of space will not disappoint.  Step up to the two walk-in closets or to get to the luxury bathroom with two vanities, a soaking tub, separate shower and water closet.

Master Bath--9572 Laurencekirk

Recreation space in the basement is another area where you won’t run out of room.  This space is vast.  And being a walk-out basement, natural light fills the rec areas from large windows.  This walk out configurations allows the one unfinished area to be finished as a fifth bedroom.  And it would be a great guest suite, already connected to finished full bathroom.

What makes this grand colonial even better than its competitors is the rectangular back yard with a view of a tree line.  Ahhh.  Privacy.

If this is the home you’ve been waiting for, give me a call for your own private tour.  No One Knows Braemar Better!
