There are not very many homes in Braemar that boast five bedrooms on the second level.  We have plenty that have a fifth, or even sixth, bedroom in a loft or basement.  The Bainbridge by Ryan Homes is a model where you can find five bedrooms on the second level.  Mind you, a Bainbridge model is not the largest home in the community, but when Kitchen--10206 Moss Towerthey appear, they tend to not last very long…at least when marketed properly.

This Bainbridge, located at 10206 Moss Tower Place, hit the market on February 1st (2016,) priced at $430,000.  It was clean and well kept, with a lovely kitchen upgrade.   Priced right for what it offered, this home garnered multiple offers before its first full weekend on the market.

On February 8th, a deal was struck between Seller an Buyer.  I would love to give you the details, but that will have to wait until settlement, which should be mid-April.  Stay tuned.

Canterbury Model in Braemar:  Under Contract in Twenty Days

On Janaury 15th (2016,) it was my pleasure to become the Listing Agent for 9572 Laurencekirk Place.  This Canterbury model with three finished levels, four bedrooms, four and a half bathrooms and a walk out basement, had been previously listed in fall 9572 Laurencekirk Place went Under Contract on February 4th, 2016 after 3 offers and 20 days on the market.2015.  At that time, it was listed for $574,900.  After three modest price reductions over the course of two months , the price landed at $549,900.  It seems the perfect list price.  Unfortunately, the market had slowed and the impression made with buyers was that price reductions were a regularly scheduled occurrence.

In a very wise move, rather than accumulate more time on the market, the Sellers pulled the home from the market.  Their previous agent then referred them to me.  When I consulted with them in January about where we should list, I advised picking up where they had left off.   That $549,900 list price was about the maximum price I felt the market would bear.  Listing higher for negotiating room was not advisable.  Hitting the right list price from the start was the goal.

Backyard--9572 LaurencekirkThe difference this time around was that expanded online marketing was added to the mix.  Not all agents are comfortable, or well versed in blogging and online brochures.  However, those things help get your home good placement with search terms buyers may be using when searching Google.  We also added a photo of the back yard view, which was of trees.  For whatever reason, the photographer hired on the previous listing, didn’t think that shot was relevant.  Buyers always like to see what their view will be.

Before the home ever hit the market, we had an offer.  An agent familiar with my presence in the Braemar market had called to see if I had anything coming up that might fit Kitchen--9572 Laurencekirkher buyers’ needs.  Sure enough, this one fit.  Unfortunately, those buyers were shopping out of their price range.  Disappointing, but we pushed ahead and hit the market.

After only twenty days on the market with me, and two more offers competing for the home, the Sellers struck a deal and went under contract.  You’ll have to wait for the final sales price.  The best news is that the deal was struck in time to get the Seller’s home of choice on the buying side.
