It is another gorgeous spring day in Braemar.  We had a little early morning rain, but Braemar Townhousenothing substantial.  Didn’t even need my rain jacket when showing homes bright and early this morning.  This is the time of year when the real estate market begins a fever pitch.  Real estate agents like myself strap in and know that we will be swept up in the spring activity.

Right now, let’s take a look back at what happened in the Braemar townhouse market during the first two months of the year, in this edition of the Braemar Townhouse Report.

Between January and February, there were five Braemar townhouses that sold.  Their sold prices ranged from $240,000 to $316,000.  The average of all five gives us our new average market value of Braemar townhouses–$281,180.  That’s an increase of over 2% since last report and an increase in over 8.5% since last year.   Great news for Braemar townhouse values!

Like we’ve seen for years, buyers of Braemar townhouses expect they will be able to get closing cost help from sellers.   The average closing cost assistance this report is an average of 2% of the sales price.  That is also reliable information.

What is less reliable is the average marketing time we see in this report, which is 114 days.  Would it take 114 days for you to get your Braemar townhouse under contract if you put it on the market today?  Probably not.  The market is moving a lot faster now than it did at the end of 2015, which is when these homes were marketed.

It is time for another Braemar Property Value Report.  This one is specifically for Ryan Home in Braemarhouses built by Ryan Homes in Braemar.

There were four Ryan Homes that sold in the first two months of the year.  The low sold price was really low at $325,000.  The high sold price was $540,000.  Quite a difference between the bottom and top numbers.   The average of all four gives us our new average market value of $435,000 for Ryan Homes in Braemar.  That is nearly 7.5% lower than last report and 9% lower than last year.  Again, remember we have a crazy low number bringing down that average.  For the most part, home values in Braemar have been fairly stable over the last year.

If you placed your Ryan Home on the market, priced to current conditions, this report indicates it would be under contract in less than three months.  Please bear in mind this average marketing time is for homes marketed during the final months of 2015.  The last Ryan I listed in February went under contract in 6 days.  More accurately, this report indicates you could expect to pay over 1.5% of the sales price in closing cost help to the buyer.

There is a sense of optimism in the air in Braemar.  The sun is shining.  The days are getting longer.  And finally, the warmer temperatures may be here to stay.  Looks like some rain is coming our way, so get out and enjoy this while you can.

For now, it is time for another Braemar 9713 Lennice Way listed for $580,000 on March 18, 2016 and went under contract 2 days later.Property Value Report.  This one will detail sales of houses built by NV Homes in our neighborhood for the first two months of 2016.  So let’s get to it.

There were two NV Homes that sold between January and February.  They were both Potomac models.  The high sold price was $550,000 and the low sold price was $520,000.  The average of both gives us our new average market value for NV Homes of $535,000.  That means an increase of nearly 9% in average market value since last report and an increase of over 7% since last year.   Does that mean your NV Home just went up 9% since the end of 2015?  No.  We are dealing in averages.  However, it is nice to see the averages going up.

If you placed your NV Home on the market, this report indicates you could expect it to be under contract in an average of 134 days.  Remember, these homes were listed in the fall and wen through the holiday months before they sold.  We are in spring.  It’s likely yours would sell as fast as this NV Home I just listed that went under contract in two days.  That is, you could expect results like that IF you got your property market ready and priced it right.  What you really could expect is to pay an average of 1.5% of the sales price in closing cost help to the buyer.

If I had a screened in deck, I would have been perfectly happy to work on a lap top there today.  The weather was absolutely gorgeous.  Guess I’ll have to give TB Yardley in BraemarContracting a call for a quote to build one for me.  For the time being, the covered front porch does nicely for an after work beverage.

Right now, it is time for another Braemar Property Value Report detailing sales of Braemar homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly. 

There were three sales of homes in the Heritage Series between January and February 2016.  Final sold prices ranged from $392,000 to $465,000.  The average of all three gives us our new average market value for Heritage Series homes of $435,667.   Unfortunately, that marks a drop of nearly 1% in average market value since last report and a little less of a drop since last year’s report.   Not substantial at all.  In fact, I consider that stability.

If you placed your Heritage Series home on the market, priced to current conditions, this report indicates you could expect it to be under contract in an average of three and a half months.  That might not even be the case right now, since buyer demand is stronger right now.  Nonetheless, this is the information from closed sales in January and February.  You could also expect to pay nearly 1% of the sales price in closing cost help to a buyer.  That isn’t likely to change anytime soon.

It is that time again.  Time for another Braemar Property Value Report.  This one is specifically for Braemar Courtyard homes and covers the first two months of the year.  If Braemar Courtyard Home, Bristow, VAyou don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces, prefect for the home owner who wants a single family home, but no big yard to maintain.  Models include the Arlington, Clarendon and Ballston.

Because Courtyard homes make up such a small portion of the homes in Braemar, it is not unusual to have only one sale every couple of months.   This is one of these ocassions.  There was one Braemar Courtyard home that sold between January and February.  It was a three bedroom Ballston model with a partially finished basement, but no basement exit.  The list price was $369,999 and the sold price was $365,000.  Taking that sold price as a place holder for average market value for this report, we see a decrease in value of 1/2% since last report and a decrease of nearly 4% compared to last year.  We always get a better idea of value when we have a few sales to report.

If you placed your Braemar Courtyard home on the market, priced to current condition, this sale indicates you may be under contract in as few as four days.  You may also prepare to give 2% of the sales price in closing cost help.

Mother Nature appeared to be bowling over our empty garbage cans with her wind gusts down the streets of Braemar on this first day of spring.  Nothing like a scheduled trash pick up to get those winds fired up.  I will tell you something that fires me Carriage Home in Braemarup is Braemar Carriage homes.  In this edition of the Braemar Property Value Report we are going to see what happened with Carriage home values during the first two months of the year.  For those that may not know what I am talking about, Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

There was only one sale of a Braemar Carriage home in the opening two months of 2016.  It was a three bedroom Oakdale model with a finished basement and two car garage.  It listed for $387,500 and sold for $385,000.  That sold price becomes our placeholder for average market value of Braemar Carriage homes.  Compared to last report that marks an increase in average market value of over 2.5%.  Compared to last year, it is a 2% increase.

If you placed your Braemar Carriage home on the market, priced to current conditions, this one sale indicates that you could expect it to be under contract in 132 days.  Personally, I don’t think that’s what the average Braemar Carriage home would find in terms of marketing time.  My Braemar real estate gut tells me a max of three weeks.  This sale also sets an expectation of paying nearly 1.5% of the sales price in closing cost help to the buyer.  That is more in line with reality than the marketing time.

Five Bedroom Braemar Home:  Under Contract in Two Days!

9713 Lennice Way listed for $580,000 on March 18, 2016 and went under contract 2 days later.

The time between when a seller signs a listing agreement with me to sell their Braemar home and when their home hits the market can be as short as forty-eight hours, or as long as two to three months.  It all depends on when the seller is ready for buyers to tour their property.  It is stressed to my sellers that you never get a second chance to make a first impression.  And the sellers that get the best results really take that Kitchen --9713 Lennicesentiment to heart.  No amount of marketing on my end can get super fast results, or high contract prices, on a home that shows poorly in comparison to other listings.

On February 11th, I met with the seller of 9713 Lennice Way and in a whirlwind, we completed a listing agreement and I gave the seller my listing preparation notes.  Even though the seller was anxious to get the home on the market, it was not going to be at the expense of getting a great deal.  That meant doing the work to get the home ready.  Contractors came in to paint and carpet, Living Room--9713 Lenniceseal the driveway, power wash the deck, and the tasks of decluttering and staging were the grand finale.

While my sellers are in the process of getting their Braemar homes ready for market, I often receive calls from area agents inquiring what I might have coming up on the market that would work for their buyers.  This was one of those homes that not only got that call, but got an offer from a buyer previewing.  Unfortunately, it wasn’t enough to impress the seller.  So on the market it went, five days later, on March 18th at it’s list price of $580,000.

The very first showing resulted in a much higher offer.  And after one day of negotiations, this five bedroom beauty in Braemar was under contract.  After all, it only takes one buyer to make a deal with a seller.
