Dunbarton Single Family Home Values:  January-February 2016

Since 2005, I have been compiling property value reports for Braemar.  In recent years, I have have added more and more reports for the variety of homes the community offers.  This year, I have decided to add property value reports for Dunbarton.  This report will feature sales of detached single family homes sold in the first two months of 2016.

Between the months of January and February there were five single family homes sold in Dunbarton.  Their sold prices ranged from $335,000 to $449,900.  Represented in these sales were three two bedrom homes and two four bedroom homes.  The average of all five sold prices gives us the average market value for a Dunbarton single family detached home of $366,080.  Compared to the last two months of 2015, this is a 1% increase in average value.  Compared to one year ago, it is over a 6.5% increase in average value.

If you placed your Dunbarton single family detached home on the market, priced to current conditions, you could expect it to be under contract in an average of 100 days.  You could also expect a buyer to request an average of about 1% of the sales price in closing cost help.
