We are in between thunder storms in Bristow, VA.  I bet it would feel great to step outside right now.  It was so humid earlier today that it felt like you were wading through Ayres Model Duplex in Dunbartonsoup just walking to the mailbox.  Days like these are great to stay inside and enjoy the fact that your A/C is working.

Right now, I am going to catch you up on the latest for Dunbarton duplexes in this Dunbarton Duplex Report.  This particular edition focuses on sales activity in May and June.

There were three sales of Dunbarton duplexes from the beginning of May to end of June.  The high sold price was $360,000.  The low sold price was $337,000.  The average of all three sales gives us our new average market value for Dunbarton duplexes of $346,333.  That is almost a 1% increast since last report.  More importantly, it is over a 13% increase since last year.

If you placed your Dunbarton duplex on the market, priced to current conditions, you could expect it to be under contract in an average of ninety-seven days.  You could also expect that buyers looking for a Dunbarton duplex won’t need closing cost help.  None of the three sales this report gave any.

The hot soupy atmosphere outside earlier today has given way to some serious Dunbarton Single Family Homethunderstorms in Bristow.  Nothing better to do on a stormy evening than catch up on things, like this Dunbarton Single Family Home Report.  This particular edition will focus on sales activity between May and June.

There were quite a few single family homes in Dunbarton that sold between the beginning of May and end of June.  The high sold price was $389,900 and the low sold price was $322,500.  Four of six of these sales were two bedroom homes, and the same number had no basements.  The average of all six sales gives us our new average market value for Dunbarton single family homes of $356,333.  That’s a decrease of 12% since last report and a decrease of over 7.5% since last year.

If you placed your Dunbarton detached single family home on the market, priced to current conditions, you could expect it to be under contract in eighty days.  It is true that homes in age restricted communities like Dunbarton do take longer to sell.  You could also expect to pay more than 1/2 of 1% of the sales price in closing cost help to the buyer.

Another Yardley Sold in Braemar!

On April 26th (2016,) I had the pleasure of listing this five bedroom Yardley at 10140 Broadsword Drive.  With three finished levels, a walk out basement with an additional full bathroom and a lot backing to trees, we landed on a list price of $469,400.  Two offers and twenty-two days later, this home went under contract on May 12th.

Originally, settlement date was set to occur on July 14th.  Thankfully, my sellers were very understanding when that date had to be pushed two weeks when the loan had an underwriting delay.

Settlement occurred on July 29th.  The final sales price was $475,000.

If you have read even a few of my real estate posts here on SellingBraemar.com, you already know that I work with a lot of Braemar sellers.  Listing Braemar homes is one of my favorite things to do.  However, I am a not solely a Listing Agent.  I also represent buyers.9528 Ballagan Court sold on Julu 29th  (2016) for $477,000.

In early March I met with a young family that found me through my Zillow profile.  They were looking for a Bristow Real Estate Agent and had called a couple of the top agents they found.  When it came time to pick one to list their existing home and help them find another, they chose me.

Our home search started shortly after we met.  We looked all over Bristow, Gainesville and Haymarket.  We even visited new construction in Warrenton.  Once my buyers had their existing home under contract, the pressure to decide was on.  When they saw this Braemar home at 9528 Ballagan Court, they knew they had found their next home.

They submitted an offer on June 29th.  While the home was only priced at $474,900, they offered a little more to get some closing cost help.

This home sold to my buyers on July 29th, just one month later, for $477,000.  My buyers were able to get all of their closing costs paid by the seller.

As I type this report, I am trying to revive my crispy, brown lawn with a sprinkler.  If I soak it a few days, maybe it will start to come back to life.  One of the things I hate about Townhouse with Garage in Braemarour summers here in Bristow is that our grass goes dormant if you don’t constantly water.

One thing is for sure, our Braemar real estate market hasn’t gone dormant.  In this edition of the Braemar Townhouse Report we’ll look at the sales activity for the months of May and June, as we headed into these dreadfully hot summer months.

There were thirteen sales of Braemar townhouses between the beginning of May and the end of June.  The high sold price was $338,000.  The low sold price was $260,000.  When you average all thirteen sold prices you get the new average market value of $305,031.  That’s over a 2% increase in average market value since last report and over a 2.5% increase in average market value since last year.  The Braemar townhouse market is hopping!

So much going on in Braemar real estate this week.  You wouldn’t believe the amount of work that goes into to getting a home to close on time these days.  I’ve already had two Braemar homes with delayed settlements and narrowly avoided a third late settlement this month.  Perhaps the best news is that a Braemar Short Sale I’ve been working on since last Victoria Model Ryan Home in BraemarFebruary sold yesterday.  As it happens, it was an Oberlin model by Ryan Homes.

Today I have the Braemar Property Value Report for Ryan Homes to tell you about.  This one will detail sales of Ryan Homes in May and June.

There were three Ryan Homes sold, all of them in May.  The high sold price was $538,477. The low sold price was $437,500.  The average of all three gives us our new average market value of Ryan Homes in Braemar of $483,626.  That’s nearly a 10% increase in average market value since last report and barely a measurable increase at all since this time last year.

If you placed your Ryan Home on the market, priced to current conditions in Braemar, you could expect it to be under contract in an average of about one week.  You could also expect to pay an average of a little below 1.5% of the sales price in closoing cost help to the buyer.

Another Braemar Short Sale SOLD!

Another Braemar Short Sale SOLD!

Short Sales are a type of sale that happens when a seller owes more than their home is currently worth.  If there has been a hardship or relocation for work, family illness, etc, you can petition your bank to accept less than the principal amounts of your mortgage.  These sales are not for the faint of heart, and this sale proves that.

First listed on February 27, 2015 for $499,000, and eventually lowered to $478,000, this attempt at selling 13519 Marr Lodge Lane seemed to bring only low ball offers.  That was, until a buyer stepped 13519 Marr Lodge Lane sold for $448,350 on July 27th (2016.)forward that wanted the home, but had to rent it first.  No problem.  The sellers were current on their mortgage payments so they could certainly oblige.  Unfortunately, those buyers, who went under contract to buy the home on August 4th, bailed on the sale just about a week before the Short Sale was approved on October 13th (2015.)  On to the next…

The house wasn’t on the market long.  It was under contract on October 25th (2015) again.  This buyer lasted even less time.  They bailed on December 17th (2015.)  It is so frustrating that Short Sale Buyers will testify as to how flexible they are and can wait as long as it takes to get Short Sale Approval, but end up voiding the contracting after two months because it is taking too long.  No worries. Back to the drawing board.

Our third contract came in to play March 9th (2016.)  It took time to work through the issues with the sale, not the least of which was the Short Sale Bank auctioning the property for a price lower than our buyers were willing to pay.  Nonetheless, on June 20th (2016) the Short Sale was approved by both banks and the sale closed on July 26th (2016.)  It took nearly one a a half years from start to finish.  After three buyers and more complications with the Short Sale Banks that I can even express, it is a done deal for $448,350.
