Looking at the forecast it seems like today is the one day we get of sunshine in Bristow.  I sure hope everyone is enjoying it.  For a real estate agent, one day of sunshine means this is the day I needed to grab my camera and get some outdoor shots of a listing.  Sunny days Dunbarton Duplexare always more inviting in an exterior photo.

Right now it is time for another Dunbarton Duplex Report, focusing on Dunbarton duplex sales for the months of July and August.  So without further delay, let’s get to it.

Unlike last report that saw three duplex sales, there was only one Dunbarton duplex that sold the last two months of summer.  It was an Ayres model that listed and sold for $325,000.  It had no basement.  Since that is only value we have, it is the only thing we have to take back to last report and last year.  Compared to last report’s average, that is a decrease of over 6%.  Since last year’s average, it is a decrease of 9.5%.

Fall is beginning to show its colors in Bristow.  Of course, the thing I dislike about Dunbarton Single Family Homeautumn is that the brilliant red, orange and yellows on the trees is very short lived.  Nonetheless, fall is here which means summer is over.  That gives us the opportunity to look back at the months of July and August and see how the single family home market in Dunbarton fared the last two months of summer.

For starters, there were five Dunbarton single family homes that sold from the beginning of July to the end of August.  The high sold price was $457,000 and the low sold price was $330,000.  The average of all five gives us our new average market value for a Dunbarton single family home–$393,200.  That is up over 10% since last report’s average market value, but compared to activity from the same time last year, it’s down nearly 1.5%.

If you placed your Dunbarton single family home on the market, priced to current condition, you could expect it to be under contract in an average of just over nine weeks.  And judging by the five sales in this report, you wouldn’t have to given any closing cost help either.

Gray fall days in Braemar make you want to stay inside and drink pumpkin spice Braemar Townhousecoffee and read a good book.  Gray days for this Braemar Real Estate Agent are great days to type up market reports.  This particular Braemar Townhouse Report will focus on sales between the months of July and August in our neighborhood.  Let’s dive right in and see what happened.

Between the beginning of July and end of August there were eleven Braemar townhouses that sold.  The high sold price was $335,000 and the low sold price was $273,000.  When you average all eleven sales, you come to the new average market value for Braemar townhouses of $294,377.  Compared to last report, that means a loss of 3.5% in average value.  Compared to last year, it is an uptick in average value of 1/2%.  That year to year comparison is showing a stable market value.

If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in an average of just over one week.  You could also expect a buyer to request an average of about 1% of the sales price in closing cost help.  Not one single Braemar townhouse seller avoided giving closing cost help.  They each gave something.

Yesterday Braemar hosted its fall community yard sale.  Seems every time one of these community yard sales rolls around, I have every intention to participate, but never Victoria Model Ryan Home in Braemarseem to be able to pull it together.  You won’t find me having a problem pulling Braemar Property Value Reports together. This particular report will detail sales of properties built by Ryan Homes for the months of July and August.

There were four Ryan Homes that sold in the last two months.  Two of them were my listings, in a third I represented a buyer.  The sold prices ranged from $427,500 to $479,000.  Despite having one of my Ryan Home sales be a Short Sale with a really screwy auction that happened, dragging the value down, the lowest price was not one of the sales I was involved in.  The average of all four sales gives us our new average market value of $457,963 for Ryan Homes.  That’s a decrease of over 5% since last report, but more importantly, an increase of over 1% since last year.  That is stability in prices if I have ever seen it.

The onset of the fall season has brought our temperatures down to the low Wynterhall by NV Homeseighties.  However, if you want to get out and enjoy this weather and the sunshine, do it today.  Looks like we are expecting some rain tomorrow.  Right now, we are going to take a look at the last two months of the Braemar summer real estate market.  This specific Braemar Property Value Report will focus on sales of single family homes built by NV Homes.

There were two NV Homes that sold between the beginning of July and the end of August.  There were both four bedroom, four and a half bathroom homes with some degree of finished basement.  The high sold price was $560,000 and the low sold price of $555,000.  The average of the two sales gives us our new average market value for NV Homes of $577,000.  This is over a 7.5% increase in value since last report.  Unfortunately, because there were no NV Homes sold this time last year, we have no yearly comparison, which I personally find more telling.  We’ll just have to wait for a yearly trend next report.

When I was out and about around town yesterday, I noticed so much fall themed decor.  Seeing the rows and rows of pumpkins at plant nurseries definitely got me in the mood for the fall season.  Of course, before we get too far ahead of ourselves, let’s take 10140 Broadsword Drive sold for $475,000 on July 29, 2016.this chance to look back at the Braemar real estate marekt’s performance in the last two months of summer.  This specific report will focus on sales in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.  

There were four Heritage Series homes that sold between the beginning of July and end of August.  Three were Yardleys.  One was an Exeter.  The lowest sold price was $417,000.  The highest sold price was $480,000.  The average of all four gives us our new average market value for a Braemar Heritage home of $455,500.  If you remember from last report, most of the homes sold were the smallest floor plan, the Exeter.  Bear that in mind when I tell you that the average sales price is up nearly 6% since last report.  The size of the homes in the sample is always going to have influence on the average market value, though not anything too dramatic since there is only so much variation in home size within the Heritage Series.  The comparison to last year is that average market value is up over 8.5%.  Last year’s sample had a lot of diversity, so I believe the year to year comparison is more accurate.

The fall real estate market is here in Braemar.  Unfortunately, it will be a couple of Braemar Courtyard Home, Bristow, VAmonths before we know how much real estate is selling this fall.  Right now, in this edition of the Braemar Property Value Report, we are going to look back at the last two months of summer and focus on the Courtyard homes sold.  Before we begin, let’s explain what sets Braemar Courtyard homes apart.  Braemar Courtyard homes are one of three different floor plans that share a private courtyard driveway and have very limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold between July and August.  One was a Clarendon, the other a Ballston.  The high sold price was $400,000.  The low sold price was $380,000.  The average of both gives us our new average market value for a Braemar Courtyard home of $390,000.  Since last report, that is a 1/2% decrease in average value.  The good news is that compared to last year, it is an increase of nearly 5.5% in average value.
