Leaving my Braemar home today it was a perfectly temperate afternoon.  Temps were in the low seventies.  By the time I got this evening, it was in the mid-forties.  That’s quite a temperature swing when you aren’t prepared.  A short sleeve t-shirt and lightweight jean jacket weren’t cutting it.

Courtyard home in Braemar, Bristow, VANow that I’m nice and toasty in my home office, I can give you the latest market information for Braemar Courtyard Series homes.  If you aren’t familiar, with Braemar’s different home styles, Courtyard homes are one of three different floor plans that share a private courtyard driveway and have very limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were three Braemar Courtyard homes that sold between September and October.  Two were Ballston models and one was an Arlington.  The sold prices ranged from $371,500 to $399,990.  The average of all three gives us our new average market value for Braemar Courtyard homes of $388,497.  That’s less than a 1/2% decrease since last report and hardly a difference at all since last year.   That is stability in Braemar Courtyard home prices.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in an average of forty-five days.  You could also expect to give an average of 1.5% of the sales price in closing cost assistance for the buyer.

It was another gorgeous fall day in Bristow today.  Who would expect it to feel like it was near seventy degrees in mid-November?  If you weren’t able to enjoy it, you will have a chance Braemar Carriage Hometomorrow.   Except for a few showers, it should be much the same.  For now, let’s get to what we’re here for–the latest news on Braemar Property Values.  This report will focus on the Carriage Series homes.  Braemar Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

There were three Braemar Carriage homes that sold during the months of September and October.  Two were Norwood models and one was a Parkdale.  Their sold prices ranged from $365,000 to $410,000.  The average of all three gives us our new average market value for Braemar Carriage homes of $391,667.   While this is just over a 1.5% decrease in average market value since last report, it is nearly a 4% increase in average market value since last year.

If you placed your Braemar Carriage home on the market priced to current conditions, you could expect it to be under contract in an average of twenty-six days.  You could also expect to give a little over 1% of the sales price (on average) in closing cost help for the buyer.

We are well into November, the Presidential election is behind us and it is time to get back to business.  Of course, a Braemar Real Estate Agent like me isn’t one to put work on hold.  I’ve been busy getting my Braemar Property Value Reports together.  This one will detail sales of homes in the Arista Series.  Arista Series homes are the large single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

Allister Model in BraemarWhile I knew there were going to be at least a couple sales of Arista homes to report this edition, I was pleasantly surprised when my data collection revealed there were five sales.  Their sold prices ranged from $445,000 to $600,000.  Out of the five sales, three were Canterbury models and two were Allister models.  The average of all five sold prices gives us our new average market value for Braemar Allister homes of $526,480.  That’s an increase of nearly 6.5% since last report.  Unfortunately, there is no comparison to last year since there were no sales in the months of September and October last year.

Can’t believe it is is November, though like virtually everyone at this point, I am looking forward to an end to this contentious Presidential election on November 9th.  It is 9684 Tarvie Circle, Bristow, VAas though the election coverage is sucking me into mental quicksand.  Just the other day, during a trip to meet an appraiser on my own Reflection Series listing at 9684 Tarvie Circle, I realized that I had completely missed doing my quarterly Braemar market reports in October.  Since then I’ve been playing catch up.  This report is the last of the quarterlies, and it focuses on Reflection Series homes.

For those who may not be familiar with this style of home, Reflections Series homes are located off of Tarvie Circle and are the semi-detached single family homes, attached at the garage only.  There were two floor plans offered by Brookfield Homes:  Annan and Bromley.

That was a lot of wind up to tell you that there were no Reflection Series homes that sold during the third quarter of 2016.  Same thing happened last year in the third quarter. Though last quarter, there was one sale at $445,000.

ReFlection Series Values, 3rd Quarter 2016

Only my own listing is even on the radar in the Reflection Series this report and here is what I can tell you.  It started out on the market on August 18th, priced at $425,000.  After nearly three weeks on the market with little activity, the Sellers reduced their price to $414,900.  About one month later, the house went under contract.  It won’t be marked as sold until late November, which means you’ll read about it next report.

It is time for another Braemar Piggyback & Patio Quarterly.  In case you aren’t familiar with these types of home styles, Braemar Piggyback Townhouses are attached side-to-side and back-to-back.  While they do not offer back yards, they offer large bedrooms and a two car garage.  Braemar Patio Homes are also known as quads.  Each is attached at the side, back and corner to another Patio Home.  They have two levels, also offering large bedrooms and a modest side yard.

There were five piggyback townhouses that sold in the third quarter of 2016.  That’s four more than last quarter and two more than we saw last year.  The average of all five sales gives us our new average market value of $303,800.  That is over a 10.5% increase in average value since last quarter and a 3.5% increase in average value since last year.piggyback-3q-2016-really

If you placed your Braemar Piggyback townhome on the market, priced to current conditions, you could expect it to be under contract in an average of 18 days.  You could also expect to pay an average of 2.5% of the sales price in closing cost help to the buyer.

There were five patio homes that sold in the third quarter this year.  That’s three more than last quarter and one less than last year.  The average of all five sales gives us our new average market value for Braemar patio homes of $304,800.  That’s an increase of over 2.5% in average value since last quarter and an increase of 1% of average value since last year.

Braemar CondoWe are well into fall in Braemar.  Driving to meet an appraiser in the neighborhood today, and admiring the brilliant foliage, I suddenly remembered that I had not prepared my Braemar third quarter market reports.  Yikes!  So without further delay, let’s get it to it in this edition of the Braemar Condo Quarterly.

The third quarter of 2016 was definitely slower than the third quarter of 2015 when it came to Braemar condo sales.  Where six had sold during the third quarter of 2015, there was only one Braemar condo sale in the third quarter of 2016.  The good news is that the only sale we are reporting here was for $255,000.  That happened to be the high sold price from last year’s report.  The highest price last quarter was $250,000.  So even though it’s only one sale, it’s not bad news.
