It is time for another Braemar Property Value Report.  This one focuses on the sales Braemar Carriage Home (Norwood Model)activity during the last two months of 2016 for Carriage Series homes in Braemar.  Braemar Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

Since I began the Braemar Property Value Reports in July 2005, there has only been one reporting period where there were no sales of these extremely popular homes.  That reporting period was March-April 2012.  Now, for the second time in what is currently 70 reporting periods, we have hit a dry spell where absolutely no Braemar Carriage homes sold.

This doesn’t mean that if you need to sell your Braemar Carriage home that an experienced Braemar Real Estate Agent like myself can’t pull market comparables for you.  This report was really set up to keep you periodically apprised of your home values, just like you would a financial investment.  So for now, you can look back to last report for Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037the most recent interpretation of market value for Braemar Carriage homes.  Or if you want to see what was happening during the last two months of 2015, you can look back to last year.

The new year is here and while we are less than two weeks into it, I am here to tell you that the buyers are out and house hunting.  The spring real estate market is Popular Canterbury Model in Braemarhappening early this year.  Don’t let the snow we saw on the ground fool you.  Of course, this edition of the Braemar Property Value Report is focusing on what happened in the last two months of 2016.  Let’s get to it and see what happened with Arista Series home values.  Arista Series homes are the large, single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

Unfortunately there was only one sale of an Arista Series home in the last two months of 2016.  Its sales price was $510,000.  It had been listed for $525,000.  It was a Canterbury model with four bedrooms, two and a half bathrooms and a partially finished basement.   If we took this price and compared it to last report’s average, it would mean about a 3% decrease in value.  However, the great news is that last report, five homes sold and three of them sold for higher than $510,000.  One sold exactly for $510,000.  In other words, there is no cause for alarm.  And since there was no Arista Series home sales in the last two months of 2015, we have no year to year comparison.

It has been a few days since I posted a Braemar property value report, but I promise I haven’t forgotten about you.  My real estate journeys over the last few days have taken me to mountain top homes with severe slopes, covered in snow.  Makes you appreciate life here in Braemar.  Paved roads with traffic lights, stop signs and enough width to have two cars pass each other.

Annan Model in BraemarThis Braemar property report is the Braemar Reflection Quarterly.  For those who may not be familiar with this style of home, Reflections Series homes are located off of Tarvie Circle and are the semi-detached single family homes, attached at the garage only.  There were two floor plans offered by Brookfield Homes:  Annan and Bromley.  

There was only one Reflection Series home that sold in the fourth quarter of 2016 and I sold it.  It was an Annan model with a brand new kitchen appliance suite and hardwood floors on the main level.  It also had an unfinished basement, four bedrooms and two and a half bathrooms.  It listed originally for $425,000, but was lowered to $414,900.  It sold for $404,000, which having been monitoring the values of these homes for a solid year now, was actually quite a nice pull for the sellers.  With only 44 total Reflection Series homes in Braemar, it isn’t surprising that activity is limited when it comes to sales.  So I have no comparison for the third quarter of 2016 or the fourth quarter of 2015.

If you placed your Braemar Reflection Series home on the market, priced to current conditions, you may be under contract in about 50 days.  And you may not have to give much in closing cost help.  Depending on inventory levels and buyer demand, you may see a different result.

We have officially hit bitter cold winter temperatures.  I was out showing property this afternoon in Marshall, VA and I think I went numb.  When I say I was showing property, I mean land with no heated structure.  At this moment, I am quite content to be sitting in front of my computer, typing another Braemar Piggyback & Patio Quarterly.  or those who aren’t familiar with these types of home styles, Braemar Piggyback Townhouses are attached side-to-side and back-to-back.  While they do not offer back yards, they offer large bedrooms and a two car garage.  Braemar Patio Homes are also known as quads.  Each is attached at the side, back and corner to another Patio Home.  They have two levels, also offering large bedrooms and a modest side yard.

Unlike the third quarter of 2016 when five Piggyback Townhouses sold in Braemar, only one sold in the fourth quarter of 2016.  That’s one less than sold in the fourth quarter of 2015.  The sales price of our one Piggyback sale was $307,600.  That is higher that average sales prices from last quarter and last year.  However, it is lower than the high sales price last quarter.  We’ll have to see more sales in the first quarter, possibly into the second quarter, to see where values are heading.  My gut tells me they are holding steady.

If you placed your Braemar Piggyback townhouse on the market, priced to current conditions, you could expect it to be under contract in 41 days.  You could also expect to pay over 2.5% of the sales price in closing cost help for the buyer.

PATIO

Braemar Patio HomeJust like the fourth quarter of 2015, the fourth quarter of 2016 gives us only one Patio Home sale in Braemar.  There were fives sales in the third quarter of 2016.  The one sale we did have between October and December was for $300,000.  That is lower than the averages of last quarter and last year.  However, it is not lower than the low sales price from last quarter.  Just like the Piggyback Townhouses, we’ll have to get past the first quarter, possibly the second, to see where values are heading.

Braemar CondoHappy New Year!  As we begin 2017, naturally this Braemar Real Estate Agent is taking the time to look back at the end of 2016 and see how Braemar property values fared.  Right now, I will take you through the fourth quarter sales of Braemar condos.

Unlike the third quarter of 2016, which saw only one Braemar condo sell, the fourth quarter had five sales!  That’s pretty incredible.  Even the fourth quarter of 2015 only had two sales.   The low sales price of $237,500 was lower than we saw a year ago, but the high sales price was higher than what we saw last year.  When it comes to the averages, the average sales price for the fourth quarter of 2016 was down a little over $4,000 since last year.  All in all, Braemar condo sales prices have remained fairly stable for the last couple years.

If you placed your Braemar condo on the market, priced to current conditions, you could expect it to be under contract in an average of 25 days.  That’s a longer than we have been seeing, but it is still not a long time to be on the market.  You could also expect Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037to pay an average of over 1.5% of the sales price in closing cost help for the buyer.  That’s unchanged since last year.
