Another Braemar Home Goes Under Contract!
If you think November is a crappy time to list your Braemar home, let me be the first to tell you that you are wrong. Earlier this fall I met with sellers who were worried about the timing of their new construction home being ready and what that would mean in terms of selling their Braemar home. With their new construction predicted to be done in January, they were worried about listing in October, no less November. However, I quickly reassured them at selling in the months of October, November and December are fantastic. Think about it, you have much less competition. And buyers are still out and about. Heaven knows buyers don’t give up the house hunt because the leaves have fallen from the trees. And best of all, November and December in particular are emotionally charged months, centered around the idea of HOME.
When 12366 Fife Ness Court hit the market on November 9th, priced at $489,000, I don’t think the sellers thought that they would have twenty-one showings in eleven days. I was actually surprised it took eleven days to get this meticulously kept home under contract. With that much traffic, I figured it would be more like a week. Nonetheless, this Yardley in Braemar is under contract and slated to close in late January. As usual, I will keep you apprised of the final sales price once the deal is signed and sealed.
