Dunbarton Residents: Get Ready for Sunday’s Big Game Tailgate Party

If you are a resident of Bristow’s Dunbarton, then you are mostly likely aware of all the community events and activities.  The activities and amenities are one of the truly great things about an Active Adult Community like Dunbarton.

On February 6th, Dunbarton will host a Tailgating Party for the Big Game.  It will be at the clubhouse and starts at 5:30pm.  Runs until 11:30pm.  There will be no alcoholic beverages provided by the community, so BYOB.

Bristow’s Largest Communty: BRAEMAR

Braemar, Bristow VA’s largest community, was built between 1996-2008.  It is made up of over twenty-eight hundred residences in a variety of styles  and sizes. The homes in Braemar were constructed by three builders: Ryan Homes, NV Homes and Brookfield Homes. Brookfield was the developer of the community and the lion’s share of the homes are Brookfield construction.

In Braemar, you can find a large single family home with over five thousand finished square feet of living area, or a townhouse style-condo, and just about everything in between. Want a small single family home with a two car detached garage? A semi-detached single family home that is attached only at its rear load garage? A patio home, attached as a quadraplex? How about a piggyback style townhouse with no yard and a two car garage? Want a medium sized single family home with a two car attached garage? What about a single car garage townhouse with a backyard? Or a townhouse with no garage, but with the backyard? What about a modest single family home with hardly any yard, sharing a courtyard-like pipe stem with four other homes with a near zero lot line?

In addition to having a home to fit any buyer’s needs, Braemar has a multitude of amenities including two outdoor swimming pools, one clubhouse and two parks (Clareybrook Park and Braemar Park) that, combined, offer mutiple tennis courts, basketball courts, soccer fields, a volleyball court, and many playground features for sliding, swinging and climbing. There is also a network of paved trails on which to walk, jog or bicycle… some that link the older and newer sections of Braemar.
In terms of schools, Braemar has two within its boundaries. Cedar Point Elementary School is located in the older, or first built section of Braemar off of Braemar Parkway and serves grades K-5. Marsteller Middle School is in the newer, or more recently built section of Braemar right off of Sudley Manor Drive. This school serves grades 6-8.

Although Braemar has the self-contained Cedar Point Elementary School, with over twenty-eight hundred households Bristow Run Elementary School in Kingsbrooke has been another elementary school that serves Braemar. And with the opening of Patriot High School scheduled for the Fall of 2011, many, if not all Braemar students grade 9-12 will be slotted to attend this new high school. High school boundaries prior to the opening of Patriot High School have had Braemar high school students attending Brentsville District High School (loving referred to by orange bumper stickets as Cow Pie High.)

Braemar is conveniently located to a number of shops and restaurants, the closest being Braemar Village Plaza. Here you will find Safeway (groceries & gas), Subway, Asian Garden, Chevy Chase Bank, Bank of America, Braemar Village Chiropractic, Caring Hands Animal Hospital, Caribou Coffee and much more. In fact, between this shopping center, and two daycare locations within Braemar, you will find two Kindercares and one Minnieland for your daycare needs. And if private, early education is more your cup of tea, check out the Bristow Montessori School.

Western Prince William County is bustling with shops, and Braemar is a short distance to all of them, be they in Gainesville, Haymarket or Manassas. Major grocery chains include Giant Food, Wegmans, Harris Teeter and Shoppers Food Warehouse. Restaurants and retail shops are not more than a fifteen minute drive.

Braemar is also convenient to the Manassas Campus of George Mason University, which is also home to the Hylton Performing Arts Center and the Freedom Aquatic and Fitness Center. And you’re a quick ten minute drive from Jiffy Lube Live, one of the area’s most popular concert venues.

Eastbound commuters living in Braemar have easy access to Route 66 via Linton Hall Road to Route 29, or via Sudley Manor Drive to the Prince William County Parkway. Having done both, the latter is much faster. Braemar is very close to the VRE station at Manassas Regional Airport.

It’s Honeysuckle Time in Braemar

It’s a wonderful thing when the honeysuckles are in bloom in Bristow, VA’s community of Braemar. Makes me wish my blog had the ability to convey a scent. Insert a scent instead of a picture or a film clip. Think of the emotion you could convey.

There’s nothing like the sweet fragrance wafting in the window of your car as your drive down Tartan Hills Parkway in Braemar. With the abundance of tree save areas in the community, giving rise to so many shrubs, the scent of honeysuckles is ever present in Braemar this time of year.

In fact, one of the things that attacted my husband and I to living in Braemar was the tree save areas. The community, while having newer homes, and still delivering new construction at the time, had the feel of being a more established community with all the mature trees around. So many developments ripped the mature trees out to start from scratch. Definitely not the case in Braemar.

Whether you’re driving down Braemar Parkway, or Tartan Hills Parkway, there is a wide median separating opposite directions of traffic with mature trees, and whatever shrubs grow there naturally. Some areas are more sculpted with mulch beds and flowers alongside those trees, giving a nice flash of color to the greenery.

Driving down those parkways is also where the scent of honeysuckles is strongest.  So when you’re heading into Braemar on Braemar Parkway or Tartan Hills Parkway, roll down the windows and take a deep breath. That sweet smell with instantly relax you as it welcomes you home.

Victory Lakes: A Wide Variety of Amenities and Homes

Victory Lakes is a Bristow, VA community straddling Sudley Manor Drive east of Linton Hall Road. The community was built in 2002 and is still selling new construction as of Spring 2010. It’s a blend of single family homes and townhouses. Builders in Victory Lakes included Beazer, Winchester Homes, Craftmark Homes, and Miller & Smith. Within Victory Lakes you’ll find a variety of single family homes and townhouses, with each type of home in many styles and sizes. There is something for every price range in Victory Lakes.

Victory Lakes offers easy access to Route 66, Route 28, and Route 29. For fans of mass transit, it is also within five miles of the Manassas Regional Airport VRE Station. It also close to a variety of shops in Bristow, Manassas and Gainesville.

 

Perhaps the most impressive aspect of Victory Lakes are the amenities.  The Victory Lakes Clubhouse, styled to look like a lighthouse, is a beacon for the neighborhood to come enjoy the activities.  There is a outdoor pool, tennis courts, tot lots, basketball court and the only inline hockey court in the area.   Of course, the clubhouse itself is a party facility that can rented year round, or used as a gathering area for community clubs like the monthly poker night.

Outside the grounds of the Victory Lakes Clubhouse there are walking/biking trails that wind their way through the community and take you past the three fully stocked lakes.  You can see Victory Lakes residents fishing in the lakes in Spring, Summer and Fall.
