Another Satisfied Braemar Seller Gives Chris Ann Cleland Five Stars

Since 2005, I have made selling Braemar homes my specialty.  After all, what is more fulfilling than selling homes in the very neighborhood you yourself chose to call home?

Today, I received notification from Zillow that my most recent Braemar seller posted a review about me.  Probably the best way to narrow down your agent search is to hear the experience of others.  Here’s what my most recent Braemar seller had to say:

When I listed 9450 Cromarty Court on February 2nd (2017) I knew demand would be high, but I had no idea that the first Saturday on the market that my sellers, their two small 9450 Cromarty Court Under Contract in 8 Days (February 2017.)kids and two large dogs, would be exiled from their home ALL DAY.  After calling to check in on them that afternoon, I now have a great idea where sellers, with dogs in tow, can go when they need to be out of the house for showings.  Barrel Oak Winery, which is dog friendly, has great wine and terrific views.

Because the sellers did everything they needed to for listing preparation in terms of painting, carpeting, cleaning and de-cluttering, the house was show ready on Feb. 2nd.  And even on Super Bowl Sunday, they gave buyers space to look.  It’s not easy being a seller and being inconvenienced over and over.

After multiple buyers expressed interest, my sellers were under contract in only eight days.

What a week it has been!  I feel like it’s May and I haven’t seen my husband or talked to Braemar Townhousemy friends in days.  That’s what happens when buyers and sellers come back out of hibernation.  Even though we still have some winter ahead of us, the activity I am seeing tells me that now is the time to capitalize on Braemar buyers who are out and about.  Right now, let’s go back to the last two months of 2016 for a look at the sales activity for Braemar townhouses in this edition of the Braemar Townhouse Report.

There were eight Braemar townhouses that sold between the beginning of November and end of December.  Their prices ranged from $275,000 to $335,000.  The average of all eight gives us our new average market value for Braemar townhouses of $310,475.  That’s over a 5.5% increase since last report and over a 12.5% increase in average value since last year.

If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in an average of 24 days.  You could also expect to shell out an average of 2% of the sales price in closing cost help for your buyer.

The Difference Between Consulting a Neighborhood Expert and Hiring One

Since 2005, I have established myself as the go to resource for Braemar Real Estate. Being a home owner myself in the neighborhood, and serving on an HOA, has given me so much insight into this community.  It’s impossible to transfer the built-in knowledge I have of Braemar to any other agetn because it was formed over years of experience and inside knowledge.

This Braemar home got 3 offers while listed with me. and sold for full priceYou may be surprised at the number of calls I get from other agents that list in the neighborhood.  They will ask questions of HOA inclusions, fees, school boundaries and even pricing.  Most questions I am happy to answer, because most mean the agent forgot to ask the home owner during the listing appointment.  I also know that being helpful to other agents in the area keeps my sterling reputation in the industry, and as a neighborhood expert.

This past spring, another local agent was driving around showing properties and saw my sign rider on a home under contract.  On instinct, she This Braemar home is the one that went under contract with buyers whose agent called me to find out what was coming up in my inventory.picked up the phone and told me what her buyers were looking for.  I actually had an upcoming listing that was perfect for them and arranged a preview the very next day.  That home sold to those very buyers for full list price, which was higher than a lot of the other agents thought it was worth.

Even this November, I was able to use my Braemar inside knowledge, and appraisal training acquired when studying for my Broker’s License, to get a low appraisal on my seller’s listing overturned.  The buyer’s lender on that deal was shocked.  He had never seen an appraiser overturn a value based on a appeal request from a listing agent.  Apparently, it was hard to argue with the comps I pulled and the reasoning behind them.

This Braemar home had a low appraisal that I overturned so my sellers wouldn't have to lower their price.It is not uncommon for me to go out on listing appointments and leave with the owners knowing in their gut I am not kidding when I say in my ads, “No One Knows Braemar Better.”  Yet, for reasons only the sellers know, they will think they have the pricing strategy from me, so they can go and hire a boutique brokerage from a she-she area like McLean (no where close to Bristow) to elevate their listing.  Or maybe a discount broker that will do the job cheaper.  Sometimes they feel they have to a hire a family member who has no clue how to price the listing, so they find me online and beg me for advice.

The bottom line is no matter how much kindness I may choose to show in sharing my knowledge on listing appointments, or answering questions of other agents, only I am able to market homes using the system I’ve set up that gets my Braemar listings the best visibility.  I can tell an agent everything I do to sell a house, but I can’t make them me.  I can’t give them my reputation in the market to make their listing stand out.  I can’t instill in them my marketing eye for photos of your home.  I can’t make them understand the importance of pulling the right comps and meeting the appraiser to explain this wonderful neighborhood made up of a number of other legal subdivision names.  Hiring an agent from a high end brokerage in a pricey Fairfax County city doesn’t mean you are going to get the best results when selling your Prince William County home in Braemar.  Hiring a discount broker who later begs me for help when an appraisal comes in low, isn’t your desired result.  You get what you pay for in this world.

If you have read even a few of my real estate posts here on, you already know that I work with a lot of Braemar sellers.  Listing Braemar homes is one of my favorite things to do.  However, I am a not solely a Listing Agent.  I also represent buyers.9528 Ballagan Court sold on Julu 29th  (2016) for $477,000.

In early March I met with a young family that found me through my Zillow profile.  They were looking for a Bristow Real Estate Agent and had called a couple of the top agents they found.  When it came time to pick one to list their existing home and help them find another, they chose me.

Our home search started shortly after we met.  We looked all over Bristow, Gainesville and Haymarket.  We even visited new construction in Warrenton.  Once my buyers had their existing home under contract, the pressure to decide was on.  When they saw this Braemar home at 9528 Ballagan Court, they knew they had found their next home.

They submitted an offer on June 29th.  While the home was only priced at $474,900, they offered a little more to get some closing cost help.

This home sold to my buyers on July 29th, just one month later, for $477,000.  My buyers were able to get all of their closing costs paid by the seller.

December 2015 Started With the Sale of a Braemar Patio Home

What do you do when you find the home you want to buy, but have a lease in place for four to five more months?  Well, if you are working with a real estate agent that knows how mortgage payments work, you first figure out when settlement could take place where no double payments would be made.  Rent is paid for the month you are about to live in the home.  Mortgage payments are made for the month you just lived in
the home.  So if you buy a home in December, you won’t have a mortgage payment until February.  And if you are a buyer that can handle one month of double payments, you plan accordingly when making your offer.  Whatever you do, you don’t stop yourself from making an offer.  Always make the offer and see what the Seller says.

Well, my Buyer-client did exactly that.  He made his offer on this Braemar Patio home off of 12849 Rannoch ForestRannoch Forest.  The bedrooms were so much larger than the townhouses he had seen.  And the bonus was that was a fourth bedroom and full bathroom on the main level.  Problem is, after no response from the Listing Agent for a day, we knew something was up.  Turns out a cash buyer had sent in an offer as well.  How do you beat a cash offer?  Find out what the offer is and come in with a higher net price and give the seller a two hour window to respond.  That’s what we did and my Buyer beat out that cash offer with an FHA loan.

While the home had been listed for $299,000, my Buyer offered higher, building in his request for closing costs to the sales price.  Bad news for the Listing Agent, who was also the Seller, was that it didn’t appraise.  Of course, meeting LR DR--12849 Rannoch Forestthe appraiser at the property with comps and the improvements that had been done to the home probably would have helped justify the sales price in the contract.  Instead, the Seller was now in a position where if he wanted to settle on time, he needed to lower his price to the appraised value.

The settlement did take place on time, December 1, 2015.  The final sales price was $305,000.  My Buyer got all of his $9,300 of requested closing cost help. Are you looking for a home in Braemar?  Give me a call and find out why I can say with absolute confidence—No One Knows Braemar Better!

Braemar has always been a desirable place to live.  With the combination of condos, townhouses and other attached homes, and a variety of single family homes there is something for every buyer.  And our schools are always at the top of any parents list, particularly now we have Patriot High School.  What we don’t have right now are enough homes to sell.

Spring has officially begun in the Braemar real estate market.  With January and February behind us, let’s take a look back at the resale activity for Braemar homes in the Courtyard Series.  For those who are unfamiliar with Braemar Courtyard homes, they are characterized by their near zero lot line lots and five homes clustered around a private courtyard driveway.  The models of Courtyard homes include the Arlington, Ballston & Clarendon.

In the first two months of 2012, there was one resale of a Braemar Courtyard home.  And for anyone who follows this report, you’ll appreciate that there was at least one sale to report.  Many are the reporting periods where we have nothing to report.  This time around, a Ballston sold in January.  It’s sales price of $320,700 becomes our new average property value,  That’s about a 3% decrease since last report and nearly a 10% decrease since the first two months of 2011.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, this report sets the expectation that your home would be under contract in an average of just under two months.  And the market being a bit competitive, you may not have to assist a buyer with closing costs at all.
