Braemar Property Value Report:  November-December 2012 (Arista Series)

How many Braemar residents were excited with the forecast of snow that we were supposed to get this past Thursday?  I know I was.  I love seeing our community blanketed in snow.  It was disappointing to wake up today and see nothing on the ground.  Bummer.

Allister model in the snow of 2009-2010Not unlike the forecast of snow, if you’ve been looking forward to this Braemar Property Value Report detailing sales of homes in the Arista Series, well, there isn’t much to report.  Arista Series homes, if you aren’t familiar with that term, are the largest single family homes built by Brookfield Homes in Braemar and include the Allister, Buckingham and Canterbury.

There were no Arista Series homes that sold during November and December last year.  I know that there is strong buyer demand for such homes because I am personally representing buyers looking for homes like those in Arista Series.  There was, however, one sale of an NV Home in Braemar.  A Brandenburg model with 3,056 finsihed square feet (not including basement) that sold for $435,000 on the last day of November.  That’s about the size of an Allister or Buckingham model.  Perhaps even a more modest Canterbury.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037Comparing that $435,000 sale to the average value of an Arista home being $442,000 one year ago, it’s easy to see that home prices in the Arista Series should be considered stable.   I suspect they are even trending up a bit.  Of course, with no sales for two consecutive reporting periods, that’s simply my gut talking.

RCN is the New Cable & Internet Provider of Braemar & Dunbarton

It’s official.  Gatehouse Networks finalized a deal with RCN to buy out the cable and internet provider contract with Braemar and the active adult community of Dunbarton

Not all Braemar residents have cable and internet service as part of their HOA dues.  The only residents affected belong to the following sub-associations:  Tartan Hills Village, Tartan Hills Village East, Tartan Hills Village West and Highland Village.  Geographically, these are the Braemar sections built alongside Sudley Manor Drive.

Residents in these sub-associations of Braemar, and Dunbarton, have likely already seen the RCN advertisements running on cable, replacing the Dish Network ads that used to run by Gatehouse Networks.  Right now, this and a billing address change to anyone who has expanded service (movie channels, upgraded internet etc.) is all that has changed.  However, Braemar residents will soon have a new and improved channel lineup.
