Braemar Property Value Report:  March-April 2014 (Carriage Series)

In photographing a new Braemar Carriage home listing the other day, I think I finally Who could resist a white picket fence?realized what makes these homes so charming.  It’s the white picket fence.  White picket fences surround the daydreams we have of perfect suburban homes.  The covered front porches, on the Carriage homes that have them, don’t hurt either.

It is time for another Braemar Property Value Report, looking back to the months of March and April 2014.  This particular report focuses on the vaule of Braemar Carriage homes. Carriage homes are characterized by the lack of an attached garage.  Rather, they have detached garages, if they have a garage at all.  Some Carriage home buyers opted to not have that detached garage, but an asphalt parking area instead.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

During the months of March and April, there were three Carriage homes that sold in Braemar.  The only floor plan that didn’t see a sale was the Norwood.  Sales prices ranged Braemar Carriage Home in Bristow, VAfrom $259,799 to $400,000.  The average of all three gives us our new average market value for Braemar Carriage homes of $310,600.  That means over an 18.5% decrease in average values since last report, and and a decrease in average value of nearly 12.5% since last year.  Rest assured.  There is no reason to panic.  Two of the three sales were unusually low values.  The Maplewood that sold didn’t have a finished basement and sold for $272,000.  The Oakdale that sold was a distressed sale in poor condition and also didn’t have a finished basement. It sold for $259,799.  I expect to see large increases in average value next report to bring us back to that more consistent pricing we are used to in the Carriage home resale market.

If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect it to be under contract in an average of 58 days.  Being out in Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037the market, I think the Maplewood marketing time was 133 days is throwing his off.  You’d be more likely to see your home under contract in 2-3 weeks.  This report also indicates that you could expect to pay an average of $4,000, or just under 1.3% of the average sale price, in closing cost help.

The next Braemar Property Value Report will be out in May and will detail sales from March and April. Braemar Carriage Home Spotlight:  The Maplewood Model

Braemar Carriage homes are always among the top-selling homes in the neighborhood.  One of the reasons for their popularity is that they make a great alternative to townhouses.  The Maplewood model by Brookfield Homes is the entry-level Carriage home.  The square footage of any given Maplewood is no bigger than some of Maplewood Model in Braemarthe townhouses in Braemar. Being a single family home and having a larger yard make living in a Maplewood more appealing than living in a townhouse.

The Maplewood boasts the standards you would expect in a colonial:  formal living and dining rooms, powder room, family room and a kitchen.  The kitchen, however, is a galley style kitchen, not open to the family room.  Upstairs there are three bedrooms and two full bathrooms.

The detached two car garage was an option that some chose to do without when purchasing their Maplewoods new, but even if they don’t have garages, there is a paved area in the rear of the home that is big enough for two cars.  Private parking on your own lot.  That’s something many Braemar townhouse owners don’t have.

The floor plan for each level of the Maplewood is below.  Not every basement in a Maplewood is finished, but this gives you a good idea what you could do with an unfinished one.

Braemar Property Value Report: March-April 2011 (Carriage Series)

Braemar is brimming with anticipation.  The pools will be opening soon and schools letting out for summer vacation.  But before we get lost in our summer daydreaming, let’s take a look back at the resale activity for Carriage homes in Braemar during the months of March and April. 

As you may, or may not know, there are four models of Carriage homes in Braemarand they include the Maplewood, Norwood, Oakdale and Parkdale.  These homes are most notably distinguished by their lack of attached garage.  Some homes have a detached garage in the rear of the home, others do not.  At the time of construction, garages were an option, therefore an additional expense.

During the months of March and April, there were three Braemar Carriage home sales, each a different floor plan. The average of their sales prices gives us the average market value for a Braemar Carriage home of $325,000.  That’s almost a 10% increase since last report(January-February 2011.)  Look back to last year’s report, we see almost a 7% increase.  Of course, as Braemar Carriage homes have been in steady demand, even through the market downturn, this is not surprising. 

If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect to be under contract in about six weeks time.  You could also expect a Buyer to ask for an average of 1.7% of the sales price in closing cost help.
