Looks like we are in for a rainy St. Patrick’s Day.   As a top Braemar Real Estate Agent, I don’t care if it rains as long as there are still showings on my listings.  Rain isn’t going to keep serious buyers away.  As it stands, I think I have already seen four showings scheduled on my Braemar listings for St. Patrick’s Day.

Right now, it is my pleasure to tell you all about the latest in the Braemar real estate market as it pertains to Braemar Carriage homes.   In case you don’t know what defines a Braemar Carriage home, they are characterized by the lack of an attached garage. When these homes have a garage, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

For only the third reporting period since I have been doing this report since May & June 2005, there were no sales of Braemar Carriage homes to report during our current reporting period of January & February 2018.  That doesn’t mean we don’t have updated values.  Dropping whatever sold from January & February 2017 and recalculating our six and twelve month values, we find that that Braemar Carriage home values are steady.  The six month values have changed only the slightest bit compared to the twelve month values.  What we do see is that there is some change in marketing time and seller subsidy.  Most notably, the median seller subsidy (closing cost assistance) is down $2,000 in the short term.  That’s good..  Unfortunately, the median marketing time has increased an entire week in the short term, compared the long term.

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to take as long as two to three weeks to go under contract.  You could also expect to pay an average of less than 1.5% of the sales price in seller subsidy.

When it comes to Braemar Carriage homes, the Parkdale floor plan is by far the most popular.  This one, located at 9758 Tombreck Court, is not likely to last very long.  For starters, it is located at the end of a cul-de-sac.  Add to that the covered front porch and you have buyers, already desperate for more homes to the market, clamoring for a look.9758 Tombreck Court Listed for $420,000 on February 14, 2017

Enter through the front door and the living room is on the left, the dining room is on the right.  The upgrade of the bay window in this dining room has what many other Parkdales don’t, a view of the treeline at the end of the cul-de-sac.

All four bedrooms and two full bathrooms are on the upper level.  Of particular interest is the master suite.  Here you enjoy an expansive room with a sitting area, walk-in closet and attached full bathroom.  The master bathroom has dual sinks/vanity, soaking tub and stall shower.

Of course, not all Braemar Carriage homes have the detached two car garage.  This one does, as well as a large back yard.

The entire home was freshly painted and new carpet installed, prior to hitting the market.  HVAC was replaced in 2015.  And the location in the Tartan Hills Village HOA means that your monthly dues cover basic cable and internet through RCN.  Of course, all Braemar homes are zoned to attend Patriot High School.

When I listed 9450 Cromarty Court on February 2nd (2017) I knew demand would be high, but I had no idea that the first Saturday on the market that my sellers, their two small 9450 Cromarty Court Under Contract in 8 Days (February 2017.)kids and two large dogs, would be exiled from their home ALL DAY.  After calling to check in on them that afternoon, I now have a great idea where sellers, with dogs in tow, can go when they need to be out of the house for showings.  Barrel Oak Winery, which is dog friendly, has great wine and terrific views.

Because the sellers did everything they needed to for listing preparation in terms of painting, carpeting, cleaning and de-cluttering, the house was show ready on Feb. 2nd.  And even on Super Bowl Sunday, they gave buyers space to look.  It’s not easy being a seller and being inconvenienced over and over.

After multiple buyers expressed interest, my sellers were under contract in only eight days.

One of my favorite style of homes in Braemar are the Carriage homes.  Quaint is the word that comes to mind, particularly after a nice fresh snow.  And we’ve certainly had our Braemar Carriage Home (Norwood Model)fill of snow in Bristow this winter.  I know we are all ready for spring.  Of course, when we look at real estate values and try to glean where were are headed for spring, we look backwards.  And this Braemar Property Value is looking back to the first two months of 2014 in the Carriage Series.

Braemar Carriage homes, for those who may not know, are characterized by the lack of attached garage.  Rather, they have a detached garage, if they have one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

It is always a special Braemar Property Report for me when I know I have sold one of the listings.  In this report, there were two Braemar Carriage homes that sold.  A three bedroom Norwood and a four bedroom Parkdale.  Though one was substantially larger (the Parkdale) there were only $7,000 separating them in sales price.  The Norwood sale at $378,000 (my listing) was the highest sold price for a three bedroom Braemar Carriage home since August 2007.  The average of the two sold prices gives us our new average market value for Braemar Carriage homes of $381,500.  That’s nearly a 9% increase in average value since last report and over a 26.5% increase since last year.
