Braemar Carriage Home (Parkdale)

Thoughts are quickly turning to fall in Braemar.  The pool is closed and school is back in session.  Yet before we close the book completely on summer, let’s look back at the last two months of it and see how the Braemar Carriage home values fared.  Of course, if you don’t know what a Braemar Carriage home is, they are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were five sales of Carriage homes in Braemar during the last two months of summer.  Two Parkdales, two Norwoods and a Maplewood.  The high sold price was $397,150 and the low sold price was $310,000.  (That low was a Short Sale in not-so-great-shape.)  The average of all five sales gives us our new average market value for Braemar Carriage homes of $353,340.  That’s a $160 dollar drop since last report, which in my eyes is nothing more than stability.  However, compared to last year, Braemar Carriage homes increased over 4.5% in average market value.

Before the calendar even flipped us into 2013, the Bristow-Gainesville real estate market was ramping up.  By the time we rang in the new year, I was wondering if it could Braemar Carriage Home (Maplewood)get anymore hectic when spring arrived.  The answer?  Yes.  Our Braemar real estate market is making a lot of sellers very happy with the high buyer demand.  That demand is always multiplied in the Carriage homes of Braemar.  So without further delay, let’s take a look at what the last two months meant for resales in the Braemar Carriage homes.

In case you aren’t sure what a Braemar Carriage home is, Carriage homes are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all  Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were three Carriage home resales between the months of March and April.  The highest sold price was $360,000.  That was a four bedroom, three and a half bathroom Parkdale model.  The lowest sold price was $350,00).  That one was a Norwood with three bedrooms and two and a half bathrooms.  The average of all three sold prices gives us our new average market value for Braemar Carriage homes of $354,667.  That is up nearly 18% since last report.  Unfortunately, because there were no resales in the same time period last year, we have no twelve month comparison.

The slight chill of fall is in the air in Braemar.  A slight chill has also hit our local real estate market, thought nothing major.  Let’s take a look and see how the Braemar Carriage home values held up in July and August.  We’ll make comparisons to last report (May-June 2012) and last year (July-August 2011.)  And in case you are not sure what a Braemar Carriage home is, it is characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all  Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were two Braemar Carriage home sales in July, none in August.  The high sold price was an Oakdale that sold for $350,000.  The low sold price was a Parkdale that sold for $325,000.  The average of these two sales gives us our new average market value for Braemar Carriage homes of $337,500.  That represents over a 3% increase since last report and less than a 1% decrease in value compared to last year.

If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect it to be under contract in less than three weeks.  You may not even have to pay any closing costs on behalf of the buyer.  Both sales this report had no closing cost help to the buyer.  That’s due in part to buyer demand and lack of inventory.  Buyers are writing the strongest offers they can to secure a home.

If you know anyone looking for a great opportunity to buy a home in Braemar, this may be the one.  Braemar Carriage homes fit the bill for a lot of Bristow buyers, which is why they are always in demand.

This particular Braemar Carriage home is a Parkdale model with four bedrooms on the upper level.  One of those bedrooms is the Master Suite with its dual vanity, soaking tub and stall shower.  The remaining three bedrooms share a full bathroom.

The basement is finished and has a walk up exit.  Here you have a large recreation area, den and another full bathroom.  There is also a bit of unfinished space you can use for storage.

The main level has formal living and dining rooms flanking the foyer entry.  Each has a bay window, giving them a bit of sophistication.  The formal dining room flows into the kitchen via a Butler’s pantry.  The kitchen, with its ample cabinet and counter space, is open to a breakfast area and the family room.  Also on the main level is a powder room and the laundry room.

No matter what the season, the carriage homes in Braemar always seem to catch my eye.  ImageEspecially the ones with the covered front porches.  And they clearly catch the eyes of Bristow buyers because there has only been one two month period since the middle of 2005 when I started this report when no carriage homes sold.

A Braemar Carriage home is characterized by the lack of attached garage, but rather a detached garage.  Not all Carriage homes opted for the garage, so some have a paved parking pad in the rear of the home.  The models, from smallest to largest are Maplewood, Norwood, Oakdale and Parkdale.

For this installment of the Braemar Property Value Report, we saw four sales.  Three were Maplewoods, one was an Oakdale.  The high sale price was $365,000.  The low sale price was $295,000.  The average of all four sales was $327,500.  While we have no way to know how it compares to last report since there were no sales, this does mean over a 5% increase since last year.
