If it seems this Braemar Property Value is being published a bit later than normal, it is.  Of course, you can’t miss something, if there is nothing to report, but we’ll get to that in a minute.

Arlington Model Courtyard HomeThis is the Braemar Property Value Report for homes in the Courtyard Series.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were no sales of Braemar Courtyard homes that sold in May and June.  This happens sometimes.  Courtyard homes make up such a small percentage of the homes in Braemar that sometimes you hit a report or two where none sell.  Thankfully, we still have the values from last report and last year for reference.

While we’ve been enjoying spring weather lately in Braemar, the overcast skies and drizzly rain made today a bit cooler.  Driving in the inclement weather was down right Braemar Courtyard Home, Bristow, VAunpleasant on the highway, but thankfully, doing the majority of my work in Braemar, I rarely have to hit the highways.

Let’s take a look back at the Braemar real estate market, specifically, as it pertains to Courtyard homes.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold between March and April.  A Clarendon model with three bedrooms and two and a half bathrooms for $349,900 and a Ballston model with three bedrooms, three and a half bathrooms for $365,000.   The average of the two gives us our new average market value for Braemar Courtyard homes of $357,450.  When compared to last report that is nearly a 6% decrease in average market value, and compared to last year it is over an 8% drop in average market value since last year.

If you placed  your Braemar Courtyard home on the market, priced to current conditions, you could expect it to take over three months to go under contract.  You could expect a buyer to ask for nearly a 1/2% of the sales price in closing cost help from the seller.

It’s been a pretty mild winter in Bristow so far this year, and we can be thankful for that.  While we’ve had snow storms, they have not been the kind with snow lingering for days or weeks…unless of course you have a north facing front yard like me.  I’ll probably have random lumps of snow on my lawn in April or May.

With the last two months of 2014 behind us, let’s take a lBallston Model in Winterook back at the Braemar Courtyard home sales and see where our values ended.  Of course, if you don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

Two Braemar Courtyard homes sold, both Arlington models.  One sold for $389,000, the other for $375,000.  The average of both sales gives us our new average market value for Braemar Courtyard homes of $382,000.  That is a 5.5% increase since last report, but a 1/2% decrease since last year.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in an average of ninety-seven days. Deer in Braemar You could also expect a buyer to request an average of 1.5% of the sales price in closing cost assistance.

The summer temperatures seem to be behind us here in Braemar as the chill of fall moves in.  There also seems to be a cooling down of our Bristow real estate market.  Let’s take a look back at resale activity in the Braemar Courtyard homes during July and August.  We’ll make our comparisons in value to last report (May-June 2012) and last year (July-August 2011.)  And if you aren’t sure what a Braemar Courtyard home is, it is one of three different models that share a private courtyard driveway and having very small yards.  Models include the Arlington, Ballston and Clarendon.

There was only one resale of a Braemar Courtyard home in the last two months.  That’s not unusual.  It was an Arlington model with five bedrooms and three and a half bathrooms.  It listed for $349,900 and sold for $345,000.  That sold price gives us our new average property value for a Braemar Courtyard home of $345,000.  That’s up less than 1/2 of 1% since last report and up over 13% since last year.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, you could expect it to be under contract in less than three weeks.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost help.

The grand opening of the Braemar pools is less than twenty-four hours away as I write this post.
  Bathing suit season is here, whether you are ready for it or not. The spring real estate market is chugging right along, whether you are ready for that or not too.  Buyer demand in Braemar has been unreal and we’ll see what it’s done to Braemar Courtyard home values in this Braemar Property Value Report that reflects back on resales of Courtyard homes from March and April.

Courtyard homes in Braemar are characterized by their near zero lot lines and having five homes clustered around a private courtyard driveway.  The floor plans include the Arlington, Ballston and Clarendon.

With such a small number of Courtyard homes in Braemar, it’s not unusual to have reporting periods where we see no sales activity at all, or if we do see something sell, have it be one home.  This time around, we have three resales to report.  Two Arlingtons and a Ballston sold, all in the month of March.  The high sold price was $349,900 and the low sold price was $320,000.  The average of the three sales gives us our new average market value for Braemar Courtyard homes of $334,967.  That’s over a 4% increase in average market value since last report and nearly a 10% increase in average market value since last year.

If you placed your Braemar Courtyard home on the market and priced it to current market conditions, you could expect it to be under contract, on average, in about three months months.  The Courtyard homes are a unique proposition and appeal to a very specific buyer.  You could also expect to help a buyer with an over of about 1.5% of the sales price in closing cost help.

The real estate market in Braemar is strong.  Demand is outpacing supply in our overall community.  However, Braemar Courtyard homes do not always benefit from the buyer demand.  And to understand why, one must first understand the unique features of a Braemar Courtyard home that require a specific type of buyer.

A Braemar Courtyard home is a one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Unlike last report (May-June 2011) there was only one resale in the Braemar Courtyard homes for the past two months.  It was a Ballston model that listed for $327,500 and sold for $305,000.  As the Listing Agent for the property I can tell you that the sale is not indicative of what every Braemar Courtyard home owner would face.  To read specifically about what made this sale different, click this link.  For the purposes of this report, its sales price for $305,000 becomes the new average market value for Braemar Courtyard homes.  That means a decrease of nearly 5% since last report and a decrease of over 14% since the same reporting period this time last year.

 

This report will indicate that if you placed your Braemar Courtyard home on the market, priced to current market conditions, you would have it under contract in about five months.  However, given the situation that surrounded this particular sale, I think applying the days on market to other Braemar Courtyard home sales would be inaccurate.  The same may also apply to the lack of closing cost assistance since this was a rare cash buyer.

Braemar residents in Courtyard homes are not likely to see a coyote like one Braemar resident in the larger single family homes off of Tartan Hills Parkway did.  The chances of a coyote wanting to be a more densely populated area of the community, without the cover of wooded areas, are not good.  In fact, as a Braemar resident since 2005, I think the coyote sighting is a one time event, not likely to repeat, just like the average property value we see for Braemar Courtyard Series homes fro the months of March and April.

What’s a Courtyard Series home?  It’s one of three different floor plans that share a private pipe stem driveway and very small yards.  Floor plans include the Arlington, the Ballston and the Clarendon.

For the past two Braemar Property Value Reports, there has been only one resale in the Braemar Courtyard homes.  And this report is no different.  It’s not unusual to see fewer sales in the Braemar Courtyard homes because they make up a very small percentage of the homes in Braemar in general.  So with a relative handful of Braemar Courtyard homes in the overall neighborhood, the number of sales is likely to be equally sparse.

This time, the sale in the Braemar Courtyard homes was an Arlington model with four bedrooms and three and a half bathrooms.  It listed for $300,000 as a foreclosure and was in rough shape.  I toured it and i will say that any Buyer likely to purchase the home would need new flooring and paint throughout, and new appliances at a minimum.  So the fact that this Courtyard home sold for $305,000 should be not be alarming to Braemar Courtyard home owners.  However, because it is the only sale for the past two months, it is the new average property value for the Courtyard Series homes.  So don’t be concerned by the 14% drop since last report (January-Feburary 2011.)

If you had a Braemar Courtyard home in good condition, and priced it to current market conditions…which are still more like those represented by the last report, you could expect your home to be under contract in two months and pay an average of 2% of the sales price in closing cost help to the Buyer.

There is still a great buy in Braemar Courtyard homes in this listing off of Pentland Hills. It’s a Ballston model in great shape and a healthy sale.  It’s price has been reduced to $327,500!  It has three bedrooms, three and a half bathrooms, a nicely updated kitchen and a double decker composite deck…just to mention a few items.  You can see the listing for that Braemar Courtyard home by clicking this link.
