Price Improved to $409,850 on this Braemar Courtyard Home

Price Improved to $409,850 on this Braemar Courtyard Home

The sellers of 10119 Orland Stone Drive, a three bedroom Ballston model with a finished basement, are serious about going under contract before the holidays.  They are expressing their seriousness tonight by improving their list price from $417,000 to $409,850.  That makes them the lowest priced Courtyard home on the market.  In my opinion, they also offer the most home.

The three finished levels have brand new carpeting.

The HVAC was replaced within the last two years.

The kitchen is light and bright with a bay window, granite counters and loads of cabinet space.

Bedrooms on the upper level are HUGE.  This is also where the laundry room is located.

Main level floor plan allows for a living room to be used as a main level bedroom.

Finished basement has a large recreation area and a full bathroom.

Take a look at the virtual tour and see what you think.  If you want to see it yourself, give me a call.  Since 2005, No One Knows Braemar Better!

Just Listed: Three Bedroom Braemar Courtyard Home for $417,000

Driving through the courtyard home section of Braemar, the home styles and locations may strike you in the same way a European village would.  The brick and concrete courtyards, each containing five single family homes, interspersed with mature trees, gives a cozy and quaint feeling that conjures an old world spirit.

This Ballston model, located at 10119 Orland Stone Drive, is anything but old world in style.  In fact, the contemporary charm will hit you as soon as you walk in the foyer and see the formal dining room to your right.  This isn’t the same old Northern Virginia take on a colonial style.  This is something entirely different.

Main Level of 10119 Orland Stone

Just stepping in the foyer you can see the living room, dining room and family room with a glance.  The home may be located in a quaint setting, but the modern design is almost edgy.  The dining room is completely wide open to everything around it, begging you to entertain and do it boldly.  In fact, the only architectural feature defining the dining room is the partial tray ceiling above.

Foyer Entry by Main Level Powder Room and Dining Room

At an angle, across the hardwood walk way, sits the French door entry to the formal living room.  This room is completely walled off for a quieter, more subdued setting.  In fact, you can see this set up lends itself for use as a main level bedroom, as the current owners are doing now.

The family room sits beyond the dining room and past the staircase to the upper level and basement.  Enter here and you notice the elegance that the angled wall holding the gas fireplace adds to the room.  This family room has an edgy flair.  Don’t worry.  The sensibility of having the kitchen off of the family room remains.

A tall granite counter allows for perfect placement of family room furniture below, but doesn’t isolate the kitchen from the action of the family room.  Here you have expansive granite counter space and more than ample storage in the maple cabinets and pantry.  Cooks will love the gas stove.  And everyone will love the breakfast nook with a stylish bay window for smaller, more informal meals.

The master suite sits atop the stairs on the upper level behind double doors.  As you find your way into this expansive room, don’t miss the two walk-in closets by the entry.  Attached master bathroom also offers the luxuries modern day home owners have come to love:  dual sinks/vanities, soaking tub, separate shower and water closet.

The remaining two bedrooms are anything but ordinary.  Their generous size is more than you find in most single family homes in Braemar.  The second full bathroom, located off the hall, serves these two rooms.

You’ll also love the bedroom level laundry room.  And no need to bring your own appliances.  The washer and dryer stay.

Down in the basement you have plenty of recreation space.  The peace and quiet here are currently making this area a great home office.   However, it is also easy to picture a game room, home theater or even an exercise area.  Heck, maybe a combination of them all.

While technically you could never have a bedroom on this level due to lack of egress, you could finish the den and set it up as a guest room.  After all, the third full bathroom is located in the basement and this area would give your guests plenty of privacy.

Outside there very little to maintain.  The Braemar courtyard homes are zero lot line properties.  There is a perimeter of grass and a perfect size patio off the family room to enjoy in the warmer months.

Side and Rear of Home

This home will be open on Saturday, November 11th (2017) from 12pm-2pm.  Stop by and see it for yourself.  And if you have a Braemar real estate need, let’s talk while you are there.  Since 2005, No One Knows Braemar Better!

Braemar Property Value Report:  March-April 2013 (Courtyard Series)

It is hard to concentrate on a beautiful spring day with the sun shining in my office window.  I’ll take the sun over the rain any day.  And despite the way that sun is winking at me, I am here to bring you the latest real estate activity for Braemar Courtyard homes Braemar Courtyard Home (Ballston Model)from the months of March and April.  In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There was only one sale of a Braemar Courtyard home during the months of March and April.  If you’ve been following this report for any length of time, you know that one sale is not unusual given the small number of Courtyard homes in Braemar.  In fact, one sale is better than none, which is often what we see.  This particular sale was a three bedroom, two and a half bathroom Ballston model for $315,000.  That sold price was $16,000 above its asking price.  With only one sold price, we simply make that our new average market value for Braemar Courtyard homes.  Unfortunately, that new value is nearly a 5% decrease since last report and a 5.5% decrease since last year.  None of this should have a Braemar Courtyard home owner distressed.  I have seen some of the upcoming Courtyard home sales.  As we’ve found through tracking values since 2005, more than any type of Braemar home, these Courtyard values fluctuate a lot.

Braemar Property Value Report:  November-December 2012 (Courtyard Series)

We’re one month into winter and still no snow in Braemar.  Some of you may cheer Ballston Model Braemar Courtyard Homeat that, but not me.  I love at least one good snow each winter and flurries don’t count.  In my book, if it’s going to be cold, it may as well snow.  Give me a change of scenery with a blanket of white on everything.

With 2012 behind us, we can take a look back at the Braemar Courtyard home values for the months of November and December.   In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Braemar Property Value Report: July-August 2012 (Courtyard Series)

Braemar Property Value Report:  July-August 2012 (Courtyard Series)

The summer temperatures seem to be behind us here in Braemar as the chill of fall moves in.  There also seems to be a cooling down of our Bristow real estate market.  Let’s take a look back at resale activity in the Braemar Courtyard homes during July and August.  We’ll make our comparisons in value to last report (May-June 2012) and last year (July-August 2011.)  And if you aren’t sure what a Braemar Courtyard home is, it is one of three different models that share a private courtyard driveway and having very small yards.  Models include the Arlington, Ballston and Clarendon.

There was only one resale of a Braemar Courtyard home in the last two months.  That’s not unusual.  It was an Arlington model with five bedrooms and three and a half bathrooms.  It listed for $349,900 and sold for $345,000.  That sold price gives us our new average property value for a Braemar Courtyard home of $345,000.  That’s up less than 1/2 of 1% since last report and up over 13% since last year.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, you could expect it to be under contract in less than three weeks.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost help.

The next Braemar Property Value Report will be out in November and will detail sales from September and October.  Until then,if you are thinking of selling your Braemar home, give me a call for a free market analysis.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005. Braemar Property Value Report: May-June 2012 (Courtyard Series)

Braemar Property Value Report:  May-June 2012 (Courtyard Series)

Summer is a great time to be able to call Braemar home.  With access to two outdoor pools, multiple tennis and basketball courts and walking trails, there is always something to do.  And those pools do help Braemar residents beat the heat.

With May and June behind us, we can take a look back at sales activity for Braemar Courtyard homes.  If you don’t know what a Braemar Courtyard home is, here’s a quick explanation:

A Braemar Courtyard home is a one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Just like last report, we had three sales of Braemar Courtyard homes that we can report for this property value cycle:  two Ballstons and one Arlington.  The high sales price was $350,000 and the low sales price wsa $335,000.  The average of all three sales gives us our new average market value for Braemar Courtyard homes of $343,833.  That’s an increase just over 2.5% since last report and over a 7% increase since last year.    This is great news for Braemar Courtyard home owners.  Not only are average sales prices on the rise, but the homes are selling.  We tend to see droughts of activity with Braemar Courtyard homes, but not recently.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, you could expect your home to be under contract in just about three weeks.  You could also expect a buyer to ask for an average of just under 2% in closing cost help.

The next Braemar Property Value Report will be out in September and will detail sales from July and August.  Until then, stay cool and enjoy your summer.  And if you are thinking of selling your Braemar home, give me a call for a free market analysis.  I’ve been a Braemar resident and full-time Bristow Real Estate Agent since 2005.
