Looking for something to warm you up on this bitter cold day?  It is not often Braemar sees temps in the single digits or teens.  Makes me happy to see the high of nineteen degrees.

Ballston Model Braemar Courtyard HomeThis edition of the Braemar Property Value Report, focusing on Courtyard homes in Braemar should get your blood pumping.  Before we start, let’s clarify what makes a home, a Courtyard home.  Braemar Courtyard homes are any one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were two sales of Braemar Courtyard homes during the last two months of 2013.  One was exactly what is described above, a Ballston floor plan off of a private courtyard drive.  The other, however, was for an Arlington floor plan that the builder must have used as a model before construction started on the Courtyard home section of Braemar.  It was located on a lot, just like any other single family home in Braemar, off of Gentle Shade.  However, the price for your own driveway didn’t seem to make a big enough difference as the homes sold only $5,000 apart.  The average of their sold prices gives us our new average market value for Courtyard homes of $384,000.  That’s over a 9.5% increase since last report and over a 10.5% increase in average value since last year.

The next Braemar Property Value Report will be out in March and will detail sales from the first two months of 2014. Braemar is bathed in sunshine today and I love it.  I was worried that with all the overcast weather we’d had lately, we would hit daylight savings time and not even see the sun.  Spring finally feels like it is here.

Braemar Courtyard Home, Bristow, VAWith January and February behind us, we can look back to those months and see how the Braemar Courtyard homes fared in terms of sales.  In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Seems that a lot of the different series of homes in Braemar were in the same boat for January and February that the Courtyard homes often find themselves in.  That is with one sale in a span of two months.  For the Courtyard homes, the sale was an Arlington style home with four bedrooms, three and a half bathrooms and a fully finished basement.  It listed for $324,900 and sold for $331,000.  That $331,000 is now our average market value for Braemar Courtyard homes for the first two months of 2013.  It represents over a 4.5% drop in average market value since last report, but over a 3% increase in average market value since last year.  So overall, this is not bad news.
