Coming Back to the Market: 12146 Millbill Court at $495,800

Coming Back to the Market: 12146 Millbill Court at $495,000

Last spring, and into the summer, I listed one of my favorite Braemar homes yet–12146 Millbill Court It blew me away that buyers were unable to see what this home offered.  Everything but the kitchen cabinets and exterior siding had been replaced.  The peace of mind buying a home with no big ticket maintenance items coming up was lost on buyers who put priority on HGTV’s latest and greatest color palettes vs. a home that would cost them practically nothing in maintenance for years to come.  Paint is way less expensive than new windows, a new roof, , new HVAC, new deck, new hardwood floors,  new carpet, new appliances….you get my drift.

The sellers of this fantastic find in Braemar are coming back on the market, having made a couple changes to the home.  New pictures are yet to come, so let me tell you what the sellers have done.  Gone is the desert beige color in the kitchen and family room.  That color had more pink in it than even the sellers expected at the time.  New for 2019, that color was replaced with one of Sherwin Williams’ most popular paint colors, Accessible Beige.  It goes with warm or cool color palettes. You’ll love it!

Feedback from buyers last year was that they loved the cul-de-sac lot, but didn’t like being able to see other homes from the deck.  While it is an unavoidable fact that Braemar is a popular community with many homes on quarter acre or smaller lots, and seeing another home is likely on the majority of lots, the sellers added some fast growing arborvitae that will provide a nice screen.  Don’t worry.  They aren’t two foot saplings.  They are about five feet tall and grow as much as three feet a year.

Keep those improvements in mind as you look through the virtual tour New pictures will be shot toward the end of this month.  This home is sure to make a buyer very happy, but won’t be hitting the market until February 28th.  If you think you have an interest in this home, I may be able to convince the sellers to allow a sneak peek.  Just reach out to me via phone, text or email.

Four Bedroom Home on Cul-de-Sac Lot in Braemar for $508,000

Four Bedroom Home on Cul-de-Sac Lot in Braemar for $508,000

Every home has a story to tell.  Did you know that this particular home, at 12146 Millbill Court, was the fifth house built in Braemar?  Back then, Coscan was the builder, soon to be taken over by Brookfield Homes.  It is why some of the floor plans found in the older section of Braemar are not found elsewhere.  Brookfield Home tweaked a few, but developed their own floor plans.  This particular floor plan, a Chatham, was a Coscan design and is one of only twenty-one Chathams in the neighborhood.

Nestled on a tree lined cul-de-sac street, this home is ready for you to move right in.  The original owners have meticulously maintained everything about this home, with plenty of updates in the recent years.  We’ll get to those later.  Right now, I really want to just show  you about this fabulous home.

Formal living and dining rooms sit to the left of the large foyer entryway.  The living room is a much cozier feel, being one of the only carpeted rooms on the main level.  It is open to the dining room, accented by a bay window.

As you would expect, the dining room passes through the kitchen.  Once you enter the kitchen, the floor plan really opens up.

In addition to a lovely cooking space with granite counters/island and stainless steel appliances, the kitchen boasts a breakfast nook and is open to the family room.

The family room is sunken and has a soaring, vaulted ceiling.  There is even an overlook from the upper level hall.

Upstairs is a master suite, complete with a reading nook and attached luxury bathroom.

The remaining three bedrooms are down the opposite side of the hall.  Queen beds fit in them easily.  The upper level also is where the laundry area is conveniently located.

The walk out level basement is fully finished and includes a large recreation space, wet bar, den and full bathroom.

The outdoor space at 12146 Millbill is like an oasis.  It includes an expansive deck, concrete patio and lush lawn.

Since I can’t show you everything, here is a link to the virtual tour.  And as previously promised, here is a list of updates to this home done in the last four years:  New A/C unit, new roof, new gutters, new windows, new sliding glass doors, new hardwood floors, new carpet, interior and exterior paint, new deck, new appliances, new water heater, new humidifier, granite added to kitchen and bathrooms.  When we tell you this one is move in ready, we mean it.

If you would like to schedule a tour, call me.  Since 2005, No One Knows Braemar Better!

Five Bedroom Braemar Home Goes Under Contract in Two Days!

Five Bedroom Braemar Home Goes Under Contract in Two Days!

When a fantastic home meets a great listing agent, good things are bound to happen.  That was the case with 9996 Broadsword Drive, which I just told you about a few days ago.  It hit the market priced at $499,000 on August 29th (2017) and was under contract just two days later.  In fact, its first full day on the market resulted in both buyers that saw it, wanting to make offers.  Doesn’t get any better than that, unless of course you enjoyed weeks on end of having to make the bed, keep the sink clean, vacuum the carpets daily, etc.

As you might expect, no house I have walked into the last twelve years of selling Braemar real estate is ready for market when I arrive at the listing appointment.  How we prepare a home for sale is not how we live in a home.  Best results come when colors are neutralized, worn carpet is replaced, and furnishings are edited to have it appeal to virtually any buyer that walks in. With the advent of HGTV, buyers have become pickier and pickier about move-in ready condition.  You could have all the bells and whistles, but if a buyer walks in and sees how many walls they will have to paint, a sense of dread washes over them.  Buyer dread equals low offers, or lost time on the market.

Thankfully, the sellers of this superbly pleasing Yardley were open to the honest and direct advice I gave them on listing preparation.  In turn, the wonderful upgrades of their home didn’t have to be weighed against negatives. The home was move-in ready and buyers knew it.  As we signed the winning offer, the sellers mentioned that living in a beige house is what stressed them more than living clutter free.  They had neutralized their walls at my advice, giving up some colors that defined home to them. The great news for them is that life in a beige house is only going to be a little more than a month.

This Braemar home will be going to settlement on October 2nd.  Stay tuned for the final sales price.  Until then, if you want the best results when you sell, it pays to get the best advice.  Give me a call and let’s talk.  Since 2005, No One Knows Braemar Better!

Still Available: Four Bedroom Single Family Home in Braemar for $415,000

Still Available:  Four Bedroom Single Family Home in Braemar for $415,000

9684 Tarvie Circle, Bristow, VA

If you looked up 9684 Tarvie Circle online, you may see the status as “pending.”  In fact, I just looked it up on Zillow and that’s exactly what I saw.  However, I am here to tell you that you still have an opportunity to make this charming home in Braemar your own.

While the owners of this Annan model by Brookfield Homes accepted an offer from a buyer with a home sale contingency, a buyer making an offer without that contingency could knock that first contract out.  So if you don’t have a home to sell and have been trouble finding the the perfect four bedroom home in Braemar you should check this one out.

Living Room to the Right as you enter Foyer

Dining Room

Priced at $415,000, it offers a lovely floor plan.  The main level has the formal living and dining rooms on either side of the front entrance.  My favorite part of these rooms is the patio doors giving you three entrances to the front porch, two of which have screens that essentially make them very large windows for outstanding cross breezes.

Kitchen open to Breakfast Room

The kitchen has a modern appeal with brand new stainless steel appliances nestled among white cabinetry.  It is open to the morning room, which shares a dual sided fireplace with the family room in the back of the home.

Breakfast Room

Family Room

Upstairs there are four bedrooms, two bathrooms and laundry room.  One combination of bedroom and bathroom is the master suite, which has a gigantic walk-in closet and attached luxury bathroom.  The remaining bedrooms are all generously sized.

Master Bathroom

Master Bathroom Soaking Tub

The basement is a blank slate for you to finish as you like.  The good news is that you can easily finish it with an additional full bathroom and plenty of recreation space and still have unfinished room for storage.

The rear entry garage is a great place for the tinkerer in the family.  Eleven recessed lights make this a great workshop.

Back Yard

Very little yard maintenance is another selling feature.  Yet, there’s plenty of community maintained common area to enjoy in front of this home.  Even a playground for the little ones.

Don’t miss this opportunity to express your interest in 9684 Tarvie Circle.  It is not Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037too late.

Just Listed: Three Finished Level Canterbury, Backing to Trees for $549,900

Just Listed:  Three Finished Level Canterbury, Backing to Trees for $549,900

One of the most impressive single family homes you can find in Braemar is a Canterbury model.  This particular Canterbury, located at 9572 Laurencekirk Place, first gets your attention with its covered front porch.  Who doesn’t enjoy a covered front porch?

9572 Laurencekirk

Step inside and the grand center hall greets you with hardwood floors that will take you throughout the main level.  Formal living and dining rooms sit opposite each other at the entry way, just as you would expect with Northern Virginia colonial design.

Center Hall to Front Door--9572 Laurencekirk

Living Room--9572 Laurencekirk

Dining Room--9572 Laurencekirk

Work from home, or just love a dedicated room for crafts, computer or a library?  The main level study sits in a quiet corner at the end of the center hall, separated from the distractions of the family room and kitchen area.

Study--9572 Laurencekirk

Speaking of the kitchen and family room, the floor plan opens right up when you step into this area of the home.  A large center island makes for easy entertaining, be it a holiday cookie decorating party, or buffet style meal for a large crowd.

Kitchen--9572 Laurencekirk

Double ovens, a gas cook top, built-in microwave and a whisper quiet Bosch dishwasher will make the cook in your family very happy.  And since the kitchen is the heart of every gathering, having it open to the family room and breakfast nook mean being part of the action won’t make a cramped kitchen.  There is plenty of space to mix and mingle here.

Family Room--9572 Laurencekirk

For formal gathering, the Butler’s Pantry that leads back through to the dining room will come in handy.  Serve your drinks and stage your food here.

Something you’ll use more frequently is the mud room, which also has a main level dedicated laundry room.  Garage enters into the mud room, laundry room on one side, gigantic pantry on the other.    This area, and the main level powder room, lend to every day convenience.

BR 2--9572 Laurencekirk

BA 2--Laurencekirk

Upstairs each bedroom offers more than enough space.  The configuration of the upper level floor plan, gives unusual angles and locations of secondary bedrooms for maximum privacy.  Only one of the secondary bedrooms is not connected to a full bathroom.  There is a self-contained suite, and the other full bathroom has a hall entrance, in addition to bedroom connection.

Master BR--9572 Laurencekirk

Naturally, the master suite is as grand as you would expect in a home this size.  Over-sized for big furniture and a sitting area with room to spare,  the amount of space will not disappoint.  Step up to the two walk-in closets or to get to the luxury bathroom with two vanities, a soaking tub, separate shower and water closet.

Master Bath--9572 Laurencekirk

Recreation space in the basement is another area where you won’t run out of room.  This space is vast.  And being a walk-out basement, natural light fills the rec areas from large windows.  This walk out configurations allows the one unfinished area to be finished as a fifth bedroom.  And it would be a great guest suite, already connected to finished full bathroom.

Basement--9572 Laurencekirk

What makes this grand colonial even better than its competitors is the rectangular back yard with a view of a tree line.  Ahhh.  Privacy.
