Under Contract Before It Ever Hit the Market!

Under Contract Before It Ever Hit the Market!

This year the Braemar, and surrounding Bristow-Gainesville real estate market is on fire.  Sellers are loving short marketing periods, but buyers are feeling the frustration of being in multiple offer situations and losing out on houses before they ever got a chance to see them.  In this market, the buyer’s agent you hire makes a HUGE difference.  If they are well connected and well respected in the industry, you are far more likely to have success landing previews of Braemar homes before they hit the market.  This is one of those cases.

It was at the last Braemar Annual Board Meeting that I first meet one of the home owners of 12171 Hopper Lane.  As soon as he introduced himself to me I recognized the name immediately.  He had reached out to me online for information on prepping his Braemar home for sale a few weeks earlier.  I remember the conversation we had about what level of prep he had to do.  While I give generic advice, the best advice comes once I have seen your home.

While no seller is thrilled at the things that need to be done to get top dollar for your home, getting them done makes a huge difference.  De-cluttering, painting a neutral shade and installing new carpet are usually the biggest impacts.  In this case, those three things, along with a new kitchen light fixture, some gussying up of the front sidewalk,  a new range hood  and some staging and the home was ready for pictures.  Then, through the power of networking, a well known agent among Braemar listing agents texted.  She had a desperate buyer and heard I had some properties coming up.  That night, we arranged showings of both.  While one was too small, this one fit like a glove.

The buyer made the sellers an offer they could not refuse.  About six hours after the professional photo shoot, and the day before it hit the market, the sellers were signing the offer.  While the sellers could have hit the market as planned and seen a flurry of activity and multiple offers, odds were strong that the offer they got was still going to be the best.  Accepting it was what the sellers chose to do.

You should take a look at the virtual tour for 12171 Hopper Lane.  Of particular interest to me was the solar tube installed in the second bathroom, making that windowless room come alive with light.  These sellers could now give lessons on de-personalizing a home and getting it ready for market. They also did a phenomenal job of updating the things that often go unnoticed like windows, roof, HVAC, appliances…you name it.

When you are ready to sell your Braemar home, or buy one for that matter, having a well respected and well connected agent on your side makes all the difference.  You know my motto.  Since 2005, No One Knows Braemar Better!

Just Listed: Updated Four Bedroom Carriage Home for $475,000

Just Listed: Updated Four Bedroom Carriage Home for $475,000

In the last three days, the available homes for sale in Braemar has nearly doubled.  That sounds incredible, doesn’t it?  Well, as of right this minute, there are only eleven properties for sale in Braemar.  That includes an assortment of townhouses, patio homes, semi-detached, carriage homes and detached homes.   Buyers don’t have much to choose from, but one lucky buyer is going to nab this Parkdale carriage home that just hit the market at 10143 Broadsword Drive.  It’s list price is $475,000.

Step inside this Braemar Carriage home and the first thing you notice is that hardwood floors in the foyer carry throughout the mail level and even up the staircase in front of you.  That’s not typical of Carriage homes in Braemar.

The living and dining rooms, flanking the foyer, are light and bright in the early part of the day with their eastern exposure.

The most updated part of the main level is what you find in the back of the home, where the family room and the kitchen are open to one another.  The focal point of the family room is a stacked stone fireplace.  This is the first Carriage home in Braemar that I have seen with this update, but after folks get a look at how it elevates the family room, I doubt it will be the last.

The kitchen, carrying shades of gray and white from the cabinets to the granite counters and tile back splash, add modern sophistication.  Custom breakfast bar seats four.  Add a table to the breakfast nook for more seating, or enjoy late afternoon sun in what the owner has set up as sitting area nook.  What a great place to enjoy a book and your favorite beverage.

As with all Parkdale models, the kitchen and dining room connect via a butler pantry.  Main level laundry room is across from the butler’s pantry.

Up the hardwood stairs, you find the hardwood flooring continues on the upper level hallway.  Right atop the stairs is the master suite, behind French doors.  This is an expansive room with a large walk-in closet, sitting area and attached bathroom.  Bathroom includes separate tub and shower, as you would expect in any upper end home.

The remaining three bedrooms you can see in the virtual tour, along with the second full bathroom.  I think you need to see how the basement was finished.

Not only is the basement fully finished with a walk up exit, it boasts a home theater.  The motorized, retractable screen, speakers and projector will convey to the next owner.  There’s also an L-shaped den and third full bathroom.

Enjoy sunsets on the patio, overlooking your backyard.

And of course, at the end of  the long driveway, there is a detached two car garage.  If you love to entertain, you won’t run out of parking anytime soon.

This Parkdale model at 10143 Broadsword Drive is about as upgraded as you can get.  And I’m sure it won’t last long.  Of course, if this one is out of reach financially, take a peek at 13802 Tartan Hills Parkway.  It’s listed for $429,000.  You can take the ideas you find here and implement them over time at that Parkdale.

If you are in the market for a Braemar home, give me a call. Since 2005, No One Knows Braemar Better!

Coming Soon: Four Bedroom Parkdale Carriage in Braemar for $439,000

Coming Soon: Four Bedroom Parkdale Carriage in Braemar for $439,000

If you are in the market for a moderately sized Braemar single family home as of today, February 18th, you have virtually no options today.  There are three single family homes listed at the moment.  Two are are priced above $500,000, one with four bedrooms, the other with six.  The more affordable one at just under $370,000, but only has three bedrooms.  What’s a Braemar buyer looking for a four bedroom single family home  under $450,000 to do?  You need to come call me about 13802 Tartan Hills Parkway, coming soon at $439,000.  I listed this home several years ago when the current owners bought it.  I can tell you, it’s in much better shape now with a remodeled kitchen, deck and new roof.

This property is a Carriage home.  That means it has a detached two car garage.  And being a Parkdale model, it is one of the most desired floor plans in Braemar. You’re about to find out why.

When you enter the front door of this home, you can see the formal living room, dining room and family room beyond.  The formal living and dining rooms flank the foyer entry. This gives them separation from the openness of the rest of main level.

The dining room connects to the kitchen by way of the butler’s pantry, which sits across from the main level laundry room.

Once you step into the kitchen, you immediately appreciate the open floor plan.  Enjoy cooking a meal without being cut off from the action in the family room.  And while entertaining, there is plenty of space between the breakfast nook and large granite island for guest to gather.

The family room is the perfect size for a large sectional sofa, without feeling cramped.  The wall of windows, including transoms, gives plenty of light. And in the colder months, enjoy the gas fireplace.  And the main level powder room is located between the family room and living room.

Upstairs you find an expansive master suite with sitting area and attached full bathroom.  There’s also a large walk-in closet.

The remaining three bedrooms are larger than the average Braemar townhouse secondary bedrooms.  The have hall access to the second full bathroom.

There is an unfinished basement that allows you to create your perfect recreation space.  There is a rough in for a full bathroom and framing for a den.

Outside enjoy a fenced yard and wood deck.  Best of all, you will love the corner lot.  What it allows is a short driveway to the two car garage, perpendicular to the home.   This also makes the back yard easier to fence, not that you have to bother with that here.  The fence is already in.  Other carriage homes either have shared alley access to the garage or a long driveway along the side of the home.  Less to shovel in the winter.

Because this home is not listed as coming soon in the MLS, it can be shown.  If you want to tour it, give me a call.  Or if you have an agent, have them call me.  Since 2005, No One Knows Braemar Better!
