Price Improved on this Yardley Model in Braemar–Now $439,000

14004 Rora Moss Place, Bristow, VA listed for $439,000 and open Sunday, October 19th (2014) from 1pm-4pm.

Why this Yardley has not already been snatched up by a very enthusiastic buyer is beyond me.  Of course there are reasons that buyers may not be thinking about real estate right now.  They watch the news and may feel the world is on the brink of crisis.  Mid-term elections are right around the corner, news networks are pumping the fear of an Ebola outbreak and ISIS.   And if that weren’t enough, the local election for the Brentsville Supervisor’s seat on the Prince William County Board of Directors is turning into a three-way contest.

Living Room

Let me assure you, if you don’t act, you are probably going to miss out on this cheery Yardley, especially since the Sellers have lowered their list price to $439,000.

Kitchen and Breakfast Nook have a Ceramic Tile Floor

There is still time to get into this home for a Thanksgiving housewarming.  With the eat-in kitchen, complete with island, gas cook top, double ovens, cooking a large meal would not be a problem.  Formal dining room is just a pass through away for easy service.  And the eat-in kitchen is open to the large family room so the cook is never cut off from the family or guests.  And if you want the glow of the fireplace for your Thanksgiving gathering, just flip a switch.

If you want to watch the Thanksgiving Day games, the recreation room in the basement is definitely worthy of being the designated man cave.

Recreation Room

One of the best features of a four bedroom Yardley, is that the bedrooms on the upper level are very generously sized, particularly the optional fourth bedroom.  The Master Suite has two walk-in closets and an attached bath with all the necessary conveniences:  dual sinks/vanity; separate soaking tub and stall shower.

In the warmer months, enjoy a wood deck that has walk down stairs to the fenced back yard.

We Need Some Homes to Sell in Braemar

We Need Some Homes to Sell in Braemar

Braemar has always been a desirable place to live.  With the combination of condos, townhouses and other attached homes, and a variety of single family homes there is something for every buyer.  And our schools are always at the top of any parents list, particularly now we have Patriot High School.  What we don’t have right now are enough homes to sell.

If you’ve been contemplating a move, let me know.  There are not enough Braemar homes to meet buyer demand.  Now is a great time to sell.  And I’d be happy to do a free market analysis of your Braemar home’s worth in today’s market.

You’ll never be able to afford more home that you can RIGHT NOW with interest rates at historic lows.

Braemar Property Value Report: September-October 2011 (Heritage Series)

Braemar Property Value Report:  September-October 2011 (Heritage Series)

The holiday season is getting underway in Braemar.  Of course, with September and October behind us we can take a look back at the resale activity for those months in the Braemar Heritage Series homes.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

You may think that once Labor Day comes and goes that the real estate market in Braemar shuts down.  Far from it.  There were seven resales in the Heritage Series in the previous two months.  Six of those were Yardley models, the other a Zachery.  This means all of the homes sold the mid-sized of the mid-sized homes in Braemar.

The high sales price was $400,000; the low sales price $305,000.  The average of all seven sales prices gives us our new average market value of $$354,014.  That’s over an 8% decrease in value since last report (July-August 2011.)  Year over year is a different story.  We’ve seen over a 1% increase since last year.  That’s stability and looking back to yearly drops near 30% in the last few years, I’ll take a 1% increase any day.

This report also gives us some indication how long a home takes to sell, though with one home’s marketing time at an unbelievable 431 days, it is certainly throwing off that the average marketing time of 86 days.  Realistically, if you priced your Braemar Heritage Series home to market conditions, you could expect to be under contract in about a month.  And you could expect a buyer to ask for an average of about 2.5% of the sales price in closing cost help.

The next Braemar Property Value Report will be out in January and will reflect on the sales that happen in November and December.  Until then, please call me if you are thinking of selling your Braemar home.  I’d be happy to do a free market analysis of your particular Braemar home’s worth in today’s market.   As a Braemar resident and full-time Bristow real estate agent since 2005, and a Short Sale Agent since 2007, I can help you sell no matter what your equity position.  And remember, no one knows Braemar better!

Braemar Property Value Report: May-June 2011 (Heritage Series)

If it’s a hot day in Braemar, you can take refuge in one of the two community pools. And with temps in the 90’s most of July and August, I sure hope you’ll have time to enjoy some pool time.  Before you dive into the pool, let’s take a quick look at the Braemar real estate market.  This report will focus on the resale activity for Braemar Heritage Series homes for the months of May and June.

In the event a bit confused about what Heritage Series homes in Braemar are…they are mid-sized single family homes, with attached two car garages and include in the following floor plans:  Exeter, Yardley, Zachary and Waverly.

Just like we saw last report (March-April 2011,) there were only two resales in the Heritage Series.  One Yardley and one Zachery.   The average of their sale prices give us our new average market value of $344,950.  That’s up over 5% since last report.  We’re still seeing a decrease in value of over 10% compared to this time last year, but it is nowhere near the near 30% year to year declines we’ve seen in recent year.  Braemar Heritage home values are coming back up.

If you placed your mid-sized Braemar home on the market, priced to current market conditions, you could expect your home to be under contract in less than two weeks.  You could also expect a Buyer to ask for an average of 2.3% of the sales price in closing cost help.

The next Braemar Property Value Report will be out in September and will detail sales from July and August.  Until then, if you are thinking of placing your Braemar home on the market and want a more specific idea of your home’s value, I’d be happy to help.  As a full time Bristow real estate agent since 2005 and a Short Sale Agent since 2007, I can help you no matter what your equity position.  And remember, no one knows Braemar better!

Braemar’s First Park: Braemar Park

Braemar Park in Bristow, VA’s community of Braemar is just one of two official parks in the community.  There are tot lots scattered here and there in Braemar, but nothing with a sign welcoming you like Clareybrook Park or Braemar Park.

Braemar Park is located in front of Cedar Point Elementary School, off of Iona Sound Drive in the older, or first built, section of Braemar.  With two soccer fields, one full size basketball court, two tennis courts and a playground comprised of swings, slides and jungle gyms, it’s no wonder that this park attracts adults and children alike.

  • This park is home to practice for local soccer teams.
  • The annual Braemar Easter Egg Hunt uses the park to engage youngsters in a bit of holiday fun
  • The Braemar 5K run starts in this park.

Children try their hand at basketball and tennis without having to leave their community.

Adults may come by to relieve the stress of a long day by swinging in the peace and quiet of the surrounding woods.

There are tennis courts and two half-court basketball courts in the newer section of Braemar as well, located off of Rob Roy Way.  As a resident of Braemar you can use any Braemar amenity you wish.  With a park in each section of Braemar, you’re never very far from one.

Braemar Park has something to offer for everyone.  And even if you never use one amenity in the park, it will help you in the resale value of your Braemar home.  Communities like Braemar with so many amenities, including two pools, are always sought after by buyers.
