It has been a few days since I posted a Braemar property value report, but I promise I haven’t forgotten about you.  My real estate journeys over the last few days have taken me to mountain top homes with severe slopes, covered in snow.  Makes you appreciate life here in Braemar.  Paved roads with traffic lights, stop signs and enough width to have two cars pass each other.

Annan Model in BraemarThis Braemar property report is the Braemar Reflection Quarterly.  For those who may not be familiar with this style of home, Reflections Series homes are located off of Tarvie Circle and are the semi-detached single family homes, attached at the garage only.  There were two floor plans offered by Brookfield Homes:  Annan and Bromley.  

There was only one Reflection Series home that sold in the fourth quarter of 2016 and I sold it.  It was an Annan model with a brand new kitchen appliance suite and hardwood floors on the main level.  It also had an unfinished basement, four bedrooms and two and a half bathrooms.  It listed originally for $425,000, but was lowered to $414,900.  It sold for $404,000, which having been monitoring the values of these homes for a solid year now, was actually quite a nice pull for the sellers.  With only 44 total Reflection Series homes in Braemar, it isn’t surprising that activity is limited when it comes to sales.  So I have no comparison for the third quarter of 2016 or the fourth quarter of 2015.

If you placed your Braemar Reflection Series home on the market, priced to current conditions, you may be under contract in about 50 days.  And you may not have to give much in closing cost help.  Depending on inventory levels and buyer demand, you may see a different result.

It is time for another Braemar Piggyback and Patio Quarterly, giving an overview of home sales for the first quarter.  For clarification, Braemar Piggyback Townhouses are attached side-to-side and back-to-back.  While they do not offer back yards, they offer large bedrooms and a two car garage.  Braemar Patio Homes are also known as quads.  Each is attached at the side, back and corner to another Patio Home.  They have two levels, also offering large bedrooms and a modest side yard.

PIGGYBACK

Braemar Piggyback TownhouseThere were two Piggyback townhouses that sold between January and March.  The high sales price was $288,000, while the low was $282,900.  That means a decrease in average market value of not even 1/2 of 1% since last report.  The difference compared to last year is an increase of 23% in average market value.  That’s not to say your Piggyback townhouse in Braemar went up 23% in value since last year.  Last year’s one sale was what I would call an outlier.  It was such a low value that it does not compare to other sales.   The comparison to last report is more an indicator of the stability of Piggyback townhouse values.

If you placed your Braemar Piggyback townhouse on the market, priced to current conditions, this report does indicate that your home would be under contract in an average of just over two months.  You could also expect to pay an average of 3% of the sales price in closing cost help to the buyer.

PATIO

Braemar Patio HomeWith three sales of Patio homes in the first quarter, we had what I would call a decent amount of activity.  That’s unlike the fourth quarter last year where we had one sale, or the first quarter of 2015 where we had no sales.  High sales price was $300,000 and the low sales price was $295,000.    The average sales price of $298,167 is a decrease in value of 2% since last report.  Again, there is no comparison to last year, as there were no sales in the first quarter of 2015.

If you placed your Braemar Patio home on the market, priced to current conditions, you could expect it to be under contract in an average of just over two months.  You could also expect to pay an average of 1/10th of 1% of the sales price in closing cost help to the buyer.  That’s hardly anything.  Buyers for Braemar Patio homes are being very competitive right now and not asking for much in closing cost help.

It is time for another Braemar Property Value Report, detailing sales of Arista Series homes in Braemar in the last two months of 2015.  In case you don’t know what an Arista Series homes Popular Canterbury Model in Braemarare,  they are the large, single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

Unfortunately, like the previous report (September-October 2015) and last year (November-December 2015,) there were no sales to report in the Arista Series.  That leaves us with no information.

Braemar Property Value Report: November-December 2015 (Arista Series)

Even though there were no sales to report in the Arista Series, there are Arista Series homes on the market and under contract.  At the time of this report, there are two Canterburys listed.  One is for $545,000 and another for $549,900.  There are two Allisters and one Canterbury under contract.  Their list prices ranged from $475,000 to $540,777.   It is worth noting that all the Arista homes currently under contract are Short Sales, as is one of the active listings.  For those that have gone under contract, the average marketing time was 122 days.

Braemar may be getting its first snow this coming Friday.  The prediction I heard today was anywhere from two to twnety-four inches.  That gives the forecaster a large margin of error.  Of course, they are FOREcasting.  In the Braemar market reports I prepare, I am looking to the most recent sales to give you an idea where your home’s value may fall in the future.

This particular report will focus on the fourth quarter of 2015 and the Braemar Piggyback and Patio homes sold during that time.  We’ll compare to last report (July-September 2015) and last year (October-December 2015.)  For clarification, Braemar Piggyback Townhouses are attached side-to-side and back-to-back.  While they do not offer back yards, they offer large bedrooms and a two car garage.  Braemar Patio Homes are also known as quads.  Each is attached at the side, back and corner to another Patio Home.  They have two levels, also offering large bedrooms and a modest side yard.

There were two Piggyback townhouses that in the fourth quarter.  The fact that there were two sales is great because there were none in the entire fourth quarter of 2014.  The high sold of $295,000 and the low sold price of $278,000 were both lower than what we saw last quarter.    The average sold price of 286,500 is down over $7,000 since last quarter.  At the time of this report, there is one Piggyback townhouse for sale, listed for $289,900.

If you placed your Braemar Piggyback townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of 48 days. You could also expect to pay 2% of the sales price in closing cost help to the buyer.

PATIO

Only one Braemar Patio home sold in the fourth quarter, same as we saw in 12849 Rannoch Forest is the Braemar Patio Home that actually sold this report.the fourth quarter of 2014.  The good news is that sold for more than $7,000 higher than what we saw last year–$305,000.   Using this as a place holder for average value, it is even higher than the average we had in the third quarter with six sales to report!

Patio Home Values, 4th Quarter 2015

If this sale is any indication, you could expect it to take about two and a half months to get your Patio home under contract.  You may also be expected to pay 3% of the sales price in closing cost help on behalf of the buyer.

Today I decided to double up on my Braemar Property Value Reports.  I just posted one for the NV Homes. Ryan Home in Braemar (Bainbridge Model)Now I’m doing one for the houses in the neighborhood built by Ryan Homes for the same reporting period.  I have to tell you, the news is the same.

There were no sales of any Ryan Homes in Braemar during September and October, just like September and October last year.  However, we do have the last average market value from July and August of $452,400…so at least we have more current information in the recent past.

Larger single family homes in Braemar are definitely not seeing the activity that the lower price points are seeing in these property reports.  Does that mean a decrease in value is in the future?  Only time will tell.

Instead of braving the grocery store two days before Thanksgiving, I am sitting at my Allister on the market in Braemar as of 11/24/15 for $480K.desk putting together Braemar Property Value Reports.  There is little more frustrating than the grocery store derby that happens in the run-up to a major holiday.   It is an absolute frenzy.

So let’s talk Braemar Property Values in the Arista Series homes.  Arista Series homes are the large, single family homes built by Brookfield Homes.  The floor plans are:  Allister, Buckingham and Canterbury.

Unfortunately, there were no sales of Braemar Arista Series homes in September or October. That means I have no average value to report to you right now.  However, it seems looking to last year and last report that values for these larger homes in Braemar may be softening.

As I type this report, there are four active listings for Arista Series homes in Braemar–two Canterburys and two Allisters.  Their list prices range from $480,000 to $564,999.  Right now, between the four listings, their average days on market is 108 days.  The lowest marketing time to date is 52 days.  Mind you, these are not chosen yet, so the marketing time is going to increase.  There is one Canterbury under contract.  It was priced at $475,000 and was on the market for 37 days before it went under contract.  We’ll have to wait and see what becomes of these listings before we have another current market value to report, so stay tuned.

I have not noticed any changing leaves in Braemar yet, but fall is officially here. Ryan Home in Braemar (Bainbridge Model) Curiosity is setting in as I wait for the tree that replaced my cherry tree to turn.  I wonder what colors the leaves will be.  The way things go in life, they will probably change and be brown on my lawn before I even think about it again.  Things are getting busy.  The fall real estate market is like our second spring.  Between my job selling homes in the neighborhood, and commitments to two community HOAs and Braemar Day coming up… well… life is hectic.  For now, let’s take a minute and see what happened in the Braemar real estate market as it pertains to homes built by Ryan Homes for the months of July and August.

There were five sales of Ryan Homes in the last two months of summer.  The sold prices ranged from $425,000 to $480,000.  The average of all five gives us our new average market value of Ryan Homes of $452,400.  That means over a 6% loss in average market value since last report, but a 7.5% increase in average market value since last year.
