Braemar Property Value Report:  November-December 2013 (NV Homes)

It is time for another Braemar Property Value Report, this time detailing sales from November and December for single family homes built by NV Homes.  There really aren’t a lot of these in the neighborhood.  I’m learning that Ryan Homes has more of a presence.  And of course, Brookfield Homes has the largest footprint in the community.

NV Homes in Braemar (Bristow, VA)

Unfortunately, there were no sales of single familiy homes builty by NV Homes during the last two months of 2013.  I really don’t think it is anything to be alarmed by.  Since they do make up a smaller number of homes in the community, this is going to happen from time to time.  Best to rely on last report’s figures until we have new ones.  Or, an NV Home owner could look to the Arista Series or Ryan Home reports for ideas of neighborhood values for homes similar to theirs.  Links are at the end of this report.

It’s hard for me to believe that January is almost over.  Didn’t we just celebrate the turn of the New Year.  Goodness time flies.   And who knew it would be so cold in Braemar this January?  It is bone chilling.  The good news is that the buyers don’t seem to notice.  They are out there looking, whether you realize it or not.  And there were out in November & December too.  Let’s take a look and see what the year end activity meant to single family homes built by Ryan Homes in Braemar.

Ryan Home in Braemar, Bristow, VA

There were two sales of Ryan Homes in the last two months of 2013.  The high sold price was $545,000 and that was of a Waverly with five bedrooms and three and a half bathrooms, not to mention a fully finished basement.  The low sold price was $435,000–a Victoria model with four bedrooms, two and a half bathrooms and an unfinished basements.  Very different homes, but when we average them, we get our new average market value for Ryan Homes in Braemar of $490,000.  That average value represents a 6.5% increase in value since last report and over a 20% increase in value since last year.

If you asked a person on the street about the year end real estate market, they Braemar Garage Townhouse in Bristowwould most likely think that the Braemar real estate market would slow down then.  November is the start of the holiday season with Thanksgiving, followed by the festive December with Christmas, Hanukkah and New Year’s Eve.  I’m here to tell you that is absolutely not true.  In this edition of the Braemar Townhouse Report, focusing on the last two months of 2013, you will see why.

For starters, there were seven townhouses in Braemar sold between November and December. Apparently the holiday months get people in the mood to find a home.  The highest sold price was $290,500.  The lowest sold price was $235,007.  Odd number on that last one.  Perhaps a James Bond fan bought it.  When you take the average of all seven sales, you get our new average market value for a Braemar townhouse of $266,215.  While that is over a 2% decrease in average value since last report, it is over a 12.5% increase in average value since last year.

At the beginning of 2011, I was contacted by the owners of 10033 Pentland Hills Way in Braemar to sell their Braemar Courtyard home.  It was a Ballston model.

We got this Braemar Courtyard home on the market on January 31st, priced at $340,000.  At the time, there were tenants in the home.  And it appeared they would be cooperative.  Well, that was not the case.  The tenants took what had been a hot market and what should have been a fast and easy sale and drug it out.  When Braemar Courtyard homes were demanding prices higher than $340,000, the Sellers’ tenants were uncooperative with showings.  It go so bad that Buyer’s Agents were being turned away at the door.

The Sellers had to re-evaluate their position in the market as being the most expensive home now listed.  So on March 31st, the price was reduced to $327,500.  Meanwhile prices in the Braemar Courtyard homes continued to see decline as more and more owners put their homes on the market.  And the tenants continued their uncooperative act until the Sellers were legally able to give them notice to vacate.

By the time the tenants had left, the Braemar Courtyard home values were lower and these owners had a choice to make.  Work with one of the offers on the home, or continue to lease and possibly sell next year. They decided to make a deal, not knowing what 2012 would bring, or what type of tenants they would then be working with.  So the Sellers accepted a cash offer on July 12th that could settle quickly.  While it was a long way off from their $340,000 asking price in January, the property did sell on August 5th for $305,000.
