Braemar Reflection Quarterly:  January-March 2017 (1st Quarter)

The first quarter of 2017 is behind us, which means more Braemar market reports.  This is the Braemar Reflection Quarterly, focusing on sales of the semi-attached homes located off of Tarvie Circle in New Castle Village.  These homes are attached only at the garage, located in the back of the home.

It is no surprise that there have been no sales of a Reflection home in the first quarter.  Just like Braemar Courtyard homes, these homes make up such a small percentage of home in the neighborhood that sales can be few and far between.  And even going back one full year, from April 2016 to March 2017, there were only two sales during that time period.  The are listed below:

9684 Tarvie Circle listed for $414,900 and sold for $404,900 on November 23, 2016

9688 Tarvie Circle listed for $449,900 and sold for $445,000 on May 25, 2016

The difference between the most recent sale in November and the one in May is simple.  The one in May had an entirely finished basement, upgrades and even an additional two full bathrooms in the property.  Give those difference, it seems the Reflection homes in Braemar are holding steady.  In other words, if you have a lot of finished space with upgrades, you will sell for more than home with unfinished basements and more basic finishes.

This is the third Braemar Reflection Quarterly report.  I started compiling stats on these homes after the first quarter of 2015 ended.  Reflection Series homes are located off of Tarvie Circle and are the semi-Reflection Series Home in Braemardetached single family homes that are attached at the garage only.  There were two floor plans offered byBrookfield Homes:  Annan and Bromley.

Unfortunately, it seems that, like the Courtyard homes in Braemar, they make up a  relatively small number of homes in our community so there are going to be times when absolutely nothing is happening.  This is one of those times.

While no Reflection homes sold in the third quarter (just like the second quarter before,) there is one listed for sale at $439,000.  And since it’s only been on the market for a few days, maybe Santa will bring us a Reflection home sale for Christmas.

This is the second Braemar Reflection Quarterly report.  The month after each quarter ends, this report will be published to show activity in Reflection Series homes.  What’s a Reflection Series home?  Reflection Series homes are located off of Tarvie Circle and are the semi-detached single family homes that are attached at the garage only.  There were two floor plans offered byBrookfield Homes:  Annan and Bromley.

Unfortunately, there were no Reflection Series homes that sold in between April and June 2015.  And judging from the one and only sale in the first quarter of $375,000, it is no surprise that the only listing during the second quarter for a Reflection Series home at $449,900, was withdrawn from the market.  It is safe to assume property values, given the overall market being rather flat, have not increased since the first quarter.  Certainly not $75,000.
