Every home has a story to tell.  Did you know that this particular home, at 12146 Millbill Court, was the fifth house built in Braemar?  Back then, Coscan was the builder, soon to be taken over by Brookfield Homes.  It is why some of the floor plans found in the older section of Braemar are not found elsewhere.  Brookfield Home tweaked a few, but developed their own floor plans.  This particular floor plan, a Chatham, was a Coscan design and is one of only twenty-one Chathams in the neighborhood.

It’s about that time again.  Time to bring you up to speed with our Braemar real estate market, more specifically, what’s happening with the Arista Series homes in our neighborhood.  Arista Series homes are the large, single family homes built by Brookfield Homes.  Floor plans include the Allister, Buckingham and Canterbury.

When I pictured what mid-March would be like in Braemar, I didn’t picture gray winter skies, harsh winds and cold temps.  I also didn’t picture a contracted real estate market with still so little for buyers to choose from.  In all of Braemar, as I type this right now, there are only seven active listings for sale.  Homes are going off the market nearly as quickly as they are coming on.  Buyer demand is still high, but don’t let that fool you.  Buyers are still passing up overpriced listings.  Buyers want move in ready.  Carpet and paint done.  No projects.

For about half a year now, there’s been an Arista Series home lingering on the market.  With nothing else to choose from, buyers have passed it over time and again.  Other large homes that come on the market get gobbled up nearly immediately. Price and condition make a difference, even in a seller’s market.  So while there is at least one Arista Series home for sale, there are no sales to report for the months of January and February.  However, we can glean some information on what the market trend is by dropping our January and February sales from 2017 and taking a look at our six and twelve month value markers again.

Right now,  the six month average and median sold prices are slightly below the twelve month average and median sold prices.  This could be an early indicator that prices could be near peak in these large Braemar single family homes.  Or, it could be a sign that the market is cooling off to this big homes.  Only time is going to tell.

If you were to place your Braemar Arista Series home on the market, priced to current conditions, you could expect it to be under contract in about a month and a half.  You could also expect to pay out at least $5,000 in closing cost help to a buyer. Marketing time and seller subsidy have been fairly consistent over the last year.

When it comes to Yardley floor plan, I’ve listed and sold my fair share since becoming a Braemar Real Estate Agent in 2005.  Seems they offer the perfect amount of space for a single family home.  Not too big, not too small.  They fit like a glove.

This Yardley at 9996 Broadsword Drive is my favorite one to date and it just hit the market priced at $499,000.  These sellers did every bit of listing preparation I suggested, including a fresh coat of neutral paint throughout and new carpet. The formal living and dining rooms, as well as the foyer, powder room and main level hallways are done in a very durable laminate hardwood.  It’s all the beauty of hardwood floors, but holds up much better to every day life.  

The sellers, original owners, also opted to have the box bay window in the formal living room, which adds some architectural interest.  And while traditional colonials have their formals rooms right across from one another, the Yardley offsets them.  The dining room is a little further back from the foyer than the living room.  Still, the location of the dining room is perfect as it passes through to the kitchen, making formal entertaining easy.

While we are on the subject of the kitchen, it is open to a breakfast nook, and beyond a knee wall, open to the family room as well.  All of these rooms were extended at the time of construction.  This gives the kitchen an island and plenty of room for the cook to maneuver.  With granite counters, light cabinets, tile backsplash and ceramic tile flooring it aesthetically pleasing.  The gas cook top, double wall ovens, microwave and counter space make it a cook’s dream.

The remaining three bedrooms are very good sized, but the fourth bedroom is especially expansive.  All three share the second full bathroom with hall access.

A fully finished basement gives you plenty of recreation space, complete with surround sound and wet bar, a fifth bedroom and third full bathroom.  And unlike some of the single family homes currently on the market in Braemar, it has a walk-up basement exit.

If you aren’t sold on this Yardley in Braemar yet, I’ve saved what I think is the best for last–the outdoor spaces.  A screened porch, open air composite deck (complete with gas grill with permanent natural gas line coming from the house) sit atop a well manicured and fully fenced yard.  The fence is also virtually maintenance free being made of vinyl.

This home is a suburban dream home, located in the Patriot High School district and in the amenity filled community of Braemar.  Homes like this don’t last long when they go on the market.  Call for your tour today.

Another Braemar Single Family Home Goes Under Contract!

12833 Gentle Shade Drive  listed on May 6, 2015 for $475,000 and went under contract 10 days later!

On May 6th, I activated a listing that was new to me, at 12833 Gentle Shade Drive.  It had been listed with its first agent for seventy-nine days with a handful of showings in that time.  Mind you, as a full-time Braemar Real Estate Agent, I can tell you that even during that first listing period, even when the temps were so cold you could feel your face freezing, or during snow storms, buyers were out looking at homes and making offers.

The transition to me as a Listing Agent brought new life to the listing.  I joked that I should title the listing–Under New Management.  Listing Hot Tub-12833 Gentle ShadeAgents are not all equally capable.  For instance, I take GREAT pride in my listing photos.  Making sure the home is photo ready is a must.  In this case, it meant de-cluttering, painting a fireplace mantel white,  removing pieces that made other rooms feel too busy and adding some staging touches, particularly by the hot tub.  LIfting that hot tub cover wasn’t easy, but let’s face it, there is nothing sexy about a hot tub cover with dried up leaf and dirt debris on it.   Bubbles and water are the only way to go.

I should also mention, we actually raised the list price a tad.   

The difference in traffic was immediate.  We were getting showings within the first days on market.  The photos had a lot to do with it, but so did the show instructions.  Previously, Breakfast Area and Kitchen--12833 Gentle Shadethe home had been listed as “By Appointment Only.”  Turns out, appointments were never needed to begin with and we made arrangement for the four legged family member so that buyers could by with short notice.

The proof that my listing approach worked, where the other failed, is the fact that this home went under contract in only ten days on the market with me.  My favorite testimonial may actually be when one of the owners looked at me today and said, “I knew when I met you that you would sell this house in less than twenty days.”

It’s hard for me to believe that January is almost over.  Didn’t we just celebrate the turn of the New Year.  Goodness time flies.   And who knew it would be so cold in Braemar this January?  It is bone chilling.  The good news is that the buyers don’t seem to notice.  They are out there looking, whether you realize it or not.  And there were out in November & December too.  Let’s take a look and see what the year end activity meant to single family homes built by Ryan Homes in Braemar.

There were two sales of Ryan Homes in the last two months of 2013.  The high sold price was $545,000 and that was of a Waverly with five bedrooms and three and a half bathrooms, not to mention a fully finished basement.  The low sold price was $435,000–a Victoria model with four bedrooms, two and a half bathrooms and an unfinished basements.  Very different homes, but when we average them, we get our new average market value for Ryan Homes in Braemar of $490,000.  That average value represents a 6.5% increase in value since last report and over a 20% increase in value since last year.

The sunny spring days are making it hard to concentrate on work.  Nonetheless, that is what I must do as it’s time to roll out another Braemar Property Value Report detailing Yardley in Braemarsales of homes in the Heritage Series from March and April.   If you don’t already know, Heritage Series homes in Braemar are mid-sized single family homes with attached two car garages and include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

During the months of March and April, there were five resales of Braemar Heritage Series homes.  The high sold price was $440,000 from a Yardley with four bedrooms and three and a half bathrooms.  The low sold price was $367,000 from an Exeter with four bedrooms and two and a half bathrooms.  The averages of all five sales give us our new average market value for Braemar Heritage Series homes of $417,400.  That’s a 4% increase since last report and over a 17.% increase since last year.

The demand for homes in the Patriot High School district is amazing.  Just yesterday I spoke with an agent representing a buyer who lives on the opposite side of Linton Hall Road from Braemar.  They were getting ready to list their home for sale to get their child into the Patriot High School district.  We are used to a lot of demand for good school districts in Bristow from out-of-town buyers who are relocating to our area for work.  We are also used to move-up buyers who are looking to sell a smaller residence and buy a larger home.  But now we have Bristow residents looking to make lateral moves just to be in the Patriot High School district.

Kitchen

This Yardley style home won’t be around long with demand like that.  It is bright and cheery home.  The blonde hardwood floors on the open main level floor plan, reflect the afternoon sunlight from the kitchen/family room area to the formal rooms in the front of the home.
