Braemar Property Value Report:  March-April 2013 (Heritage Series)

The sunny spring days are making it hard to concentrate on work.  Nonetheless, that is what I must do as it’s time to roll out another Braemar Property Value Report detailing Yardley in Braemarsales of homes in the Heritage Series from March and April.   If you don’t already know, Heritage Series homes in Braemar are mid-sized single family homes with attached two car garages and include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

During the months of March and April, there were five resales of Braemar Heritage Series homes.  The high sold price was $440,000 from a Yardley with four bedrooms and three and a half bathrooms.  The low sold price was $367,000 from an Exeter with four bedrooms and two and a half bathrooms.  The averages of all five sales give us our new average market value for Braemar Heritage Series homes of $417,400.  That’s a 4% increase since last report and over a 17.% increase since last year.

The demand for homes in the Patriot High School district is amazing.  Just yesterday I spoke with an agent representing a buyer who lives on the opposite side of Linton Hall Road from Braemar.  They were getting ready to list their home for sale to get their child into the Patriot High School district.  We are used to a lot of demand for good school districts in Bristow from out-of-town buyers who are relocating to our area for work.  We are also used to move-up buyers who are looking to sell a smaller residence and buy a larger home.  But now we have Bristow residents looking to make lateral moves just to be in the Patriot High School district.

Kitchen

This Yardley style home won’t be around long with demand like that.  It is bright and cheery home.  The blonde hardwood floors on the open main level floor plan, reflect the afternoon sunlight from the kitchen/family room area to the formal rooms in the front of the home.

Built-in bookcases beneath Palladian windows surround the gas fireplace in the family room.  It adds sophistication to this informal area of the home.

Master Bedroom

Upstairs are four bedrooms, all generously sized.  The optional fourth bedroom, offered by Brookfield Homes, is almost as big as the Master Suite.  The Master Suite still sets itself apart with an attached full bathroom with dual sinks/vanity and his & hers closets.  The second full bathroom is shared by the remaining three bedrooms.

Basement Rec Room

Downstairs in the walk out level basement is a large finished recreation area.  This is also where you’ll find the full size washer and dryer in the laundry area.   An additional bedroom and full bathroom can be finished by future home owners, still living plenty of unfinished storage space.

The back yard is fully fenced and has a large, stamped concrete patio.  A smaller wood deck steps down from the family room above.  The trees that the home backs to is a regular stomping ground for deer, fox and raccoon.

The HOA fee of $147.38 includes basic cable and internet through RCN, as well as access to all of Braemar’s amenities.  Those amenities include two outdoor pools, two tennis courts, multiple basketball courts, tot lots, Clareybrook Park and Braemar Park.

Happy New Year to all my fellow Braemar residents.  So far, it’s been a really busy one.  The real estate market is hopping.  And with November and December behind us, Yardley Model Home in Braemarwe can look back and see how Heritage Series home values ended the year.  Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two Yardley models that sold in December.  The high sales price of $439.900 was for a five bedroom, three and a half bathroom home with a finished, walk out level basement.  The low sales price of $410,000 was for a four bedroom, two and a half bathroom home with an unfinished basement.   The average of the sales prices gives us our new average market value for Heritage Series homes of $424,500.  That’s nearly a 5% increase since last report and nearly a 22% increase since last year.  Heritage Series homes fit the bill for highest buyer demand:  Single family homes with four or more bedrooms, under $450K,  in the Patriot High School District.

Summer is a great time to be able to call Braemar home.  With access to two outdoor pools, multiple tennis and basketball courts and walking trails, there is always something to do.  And those pools do help Braemar residents beat the heat.

With May and June behind us, we can take a look back at sales activity for Braemar Courtyard homes.  If you don’t know what a Braemar Courtyard home is, here’s a quick explanation:

A Braemar Courtyard home is a one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Just like last report, we had three sales of Braemar Courtyard homes that we can report for this property value cycle:  two Ballstons and one Arlington.  The high sales price was $350,000 and the low sales price wsa $335,000.  The average of all three sales gives us our new average market value for Braemar Courtyard homes of $343,833.  That’s an increase just over 2.5% since last report and over a 7% increase since last year.    This is great news for Braemar Courtyard home owners.  Not only are average sales prices on the rise, but the homes are selling.  We tend to see droughts of activity with Braemar Courtyard homes, but not recently.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, you could expect your home to be under contract in just about three weeks.  You could also expect a buyer to ask for an average of just under 2% in closing cost help.

In one day we swung nearly thirty degrees here in Braemar.  Yesterday it felt like 104 degrees.  Then, after a pretty big line of thunderstorms rolled through, we were down to 79.  It’s amazing to see that swing in a matter of hours.  You may feel the same way after reading this Braemar Property Value Report for homes in the Arista Series.  There is a big increase to report this period.  As we look at the resale activity for these homes, we’ll make comparisons to last report (March-April 2012) and last year (May-June 2011.)

FYI:  Arista Series homes are the large single family homes built by Brookfield Homes and include the Allister, Buckingham and Canterbury floor plans.

First of all, we actually HAVE a sale to report for the Arista Series.  Last reporting period, there had been none.  This time around, with only one resale, it’s sales price is what we will report as the average.  That is going to skew things high this report, so don’t get excited.  That Canterbury had five bedrooms and five and a half bathrooms.  It even had a fully finished basement.  It listed for an aggressive $539,900, but sold for $516,500.  While we have no comparison for last report, this is an increase in average market value of over 20% year to year.  I’m sure when we see more sales next report, this increase will be drastically reduced.

If you placed your Canterbury, Buckingham or Allister model home on the market, priced to current market conditions, this report indicates that you could expect your home to be under contract in forty days.  You could also expect a buyer to ask for an average of just over 2% of the sales price in closing cost help.

The holiday season is getting underway in Braemar.  Of course, with September and October behind us we can take a look back at the resale activity for those months in the Braemar Heritage Series homes.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

You may think that once Labor Day comes and goes that the real estate market in Braemar shuts down.  Far from it.  There were seven resales in the Heritage Series in the previous two months.  Six of those were Yardley models, the other a Zachery.  This means all of the homes sold the mid-sized of the mid-sized homes in Braemar. 

The high sales price was $400,000; the low sales price $305,000.  The average of all seven sales prices gives us our new average market value of $$354,014.  That’s over an 8% decrease in value since last report (July-August 2011.)  Year over year is a different story.  We’ve seen over a 1% increase since last year.  That’s stability and looking back to yearly drops near 30% in the last few years, I’ll take a 1% increase any day.

This report also gives us some indication how long a home takes to sell, though with one home’s marketing time at an unbelievable 431 days, it is certainly throwing off that the average marketing time of 86 days.  Realistically, if you priced your Braemar Heritage Series home to market conditions, you could expect to be under contract in about a month.  And you could expect a buyer to ask for an average of about 2.5% of the sales price in closing cost help.

Can you believe it’s already time to look forward to the Braemar Halloween Spooktacular?  Seems that it was just summer. Yet school has been in session for weeks now and fall is definitely here.  So with July and August behind us we can take a look back at the Braemar real estate market and see how the last two months of summer treated home owners in the Heritage Series.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

There were three resales of Heritage Series homes in Braemar during the months of July and August.  Two were Yardleys, the other a Waverly.  High sales price was $415,000.  Low sold price was $347,500.  The average of their sales prices gives us a new average market value of $387,500.  That’s an increase of over 12% since last report (May-June 2011) and an over 7.5% increase since the same reporting period one year ago.  This is news that should warm you up from that fall chill in the air.

 

What this report also tells us is that if you placed your Heritage Series Braemar single family home on the market, priced to current market conditions, you could expect to be under contract in a little over two weeks time.  You could also expect a buyer to ask for an average of just over 1.5% of the sales price in closing cost assistance.

The next Braemar Property Value Report will be out in November and will detail sales from the months of September and October.  Until then, if you are thinking of selling your Braemar single family home, don’t rule out the benefits of the fall real estate market.  Decreased inventory and steady demand usually lead to higher home prices this time of year.  The end of one, and beginning of another Federal fiscal year is certainly a helpful factor in demand.
