Braemar Townhouse Report: January-February 2018

Nothing like cutting it down to the wire.  Being a Top Bristow Real Estate Agent, the best laid plans can go awry when you are dealing with multiple offers on listings during the week of Spring Break.  Normally, I try to get all of my Braemar market reports out by the end of the odd months.  Before I roll out for a family function, I am determined to keep my Braemar readers up to date with this Braemar Townhouse Report.  Let’s get to it.

There were four Braemar townhouses that sold during the first two months of the year.  Their sold prices ranged from $289,900 to $360,000.  Details of these sales are below:

When we take these sales for the first two months of the year and add them into our bank of sales from the last twelve months, here’s what we find:

The six month average sold price is a little higher than the twelve month average sold price.  This would indicate values are still pushing up.  However, the six month median value is below the twelve month median.  That would indicate values may be leveling out.  Only time is going to tell what is happening with values.  Meanwhile, the six month values in seller subsidy, compared to the twelve month values, shows buyers are getting more in closing cost help from sellers.  And while this does show that marketing time is taking longer in the short-term, I’m here to tell you that we have very little inventory when it comes to Braemar townhouses and strong buyer demand.  NOW, is the time to put your Braemar townhouse on the market.  Waiting until school is out is essentially waiting for buyers to be on vacation.

Can you believe tomorrow is the first day of December?  The more holiday decorations I see going up around me, the more I realize I am not ready for the season.  The year end real estate market in Braemar has been hopping.  That’s been keeping me occupied and probably will be until next July.  I just have that feeling.

This is the latest edition of the Braemar Townhouse Report, detailing sales of traditional townhouses in Braemar for the months of September and October.  Did you know there were twelve townhouses that sold during those two months?  The details of the sales are listed below:

When we take these sales and throw them into our rolling six and twelve month values, here is what we find:

The short term sold prices (six month) compared to the long term sold price (twelve month) show that Braemar townhouse values are continuing to push up in value.  Seller subsidy (closing cost help to buyers) is down slightly, but it is really more stable than anything when you see the short term compared to the long term.  And the marketing time could not be more stable.

If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in one to two weeks.  You could also expect to pay an average of $3,700 in closing cost help.

Gray fall days in Braemar make you want to stay inside and drink pumpkin spice Braemar Townhousecoffee and read a good book.  Gray days for this Braemar Real Estate Agent are great days to type up market reports.  This particular Braemar Townhouse Report will focus on sales between the months of July and August in our neighborhood.  Let’s dive right in and see what happened.

Between the beginning of July and end of August there were eleven Braemar townhouses that sold.  The high sold price was $335,000 and the low sold price was $273,000.  When you average all eleven sales, you come to the new average market value for Braemar townhouses of $294,377.  Compared to last report, that means a loss of 3.5% in average value.  Compared to last year, it is an uptick in average value of 1/2%.  That year to year comparison is showing a stable market value.

If you placed your Braemar townhouse on the market, priced to current conditions, you could expect it to be under contract in an average of just over one week.  You could also expect a buyer to request an average of about 1% of the sales price in closing cost help.  Not one single Braemar townhouse seller avoided giving closing cost help.  They each gave something.

Three Bedroom Braemar Townhouse:  Under Contract in Two Days!

12164 Drum Salute PlaceThe title nearly says it all.  This three bedroom, three and a half bathroom Braemar townhouse, located at 12164 Drum Salute Place, hit the market on March 31st priced at $335,000.  Two days and six showings later, we were expecting two offers.  Only one materialized, but that’s all it takes to make a seller say, “Deal.”

Can’t give you the details of the deal until it settles in June, but stay tuned.  I don’t keep my Braemar sales a secret.

Living in the Braemar townhouses across from the Rob Roy Pool has its Braemar Townhouseadvantages.  In the off season of the pool, there is a ton of visitor parking.  And on Braemar Day, the festivities, which are held in that parking area and the surrounding common area, are only a short distance away.

While we are enjoying fall gatherings like Braemar Day, and just days away from welcoming the month of October, it is time to look back at the last two months of summer and see what happened in the Braemar townhouse market.

There were an incredible nineteen townhouse sales in Braemar in July and August.  Their final sales prices ranged from $245,000 to $334,000.  The average of all nineteen gives us our new average market value for Braemar townhouses of $289,921.  That means just over a 3% decrease in average value since last report, but a 4% increase in average value since this time last year.

If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average a little over three weeks.  You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost assistance.
