With a new year, comes a chance for new outlooks and fresh starts.  One of the things I’ve decided, after providing this Braemar Townhouse Report since mid-2005, is to change up the presentation of the information.  Up to this point in time, I have separated Braemar Garage Townhouse in Bristowtownhouses by whether or not they have a garage or not.  Some piggyback townhouses, with no back yard, would be included in the garage category.

Well, with the beginning of 2013, I have decided to put Braemar townhouses into one category   A Braemar townhouse, with or without a garage, will be a three level residence with a small back yard and be fee simple ownership.  In other words, it won’t be a condo, patio home or piggyback townhouse. A So as we look back to last month’s and last year’s values, please know that those average values have been adjusted to reflect a true comparison.

In January and February  there were five Braemar townhouses sold.  Only one of those townhouses that sold had a garage.  The highest sales price was $275,000 and belonged to an end unit with four bedrooms and three and a half bathrooms.  The lowest sales price was $225,000 and was a two bedroom, two and a half bathroom townhouse.  All five sales average out to $247,200, which is our new average market value for Braemar townhouses.  That represents an increase of over 4.5% since last report and an increase of nearly 2% since last year.

Braemar Garage Townhouse in BristowTwo more months until we are officially out of winter and into spring and there’s been no snow and fairly mild temps to date.  There are some below freezing day time temps forecast for Bristow this week, but other than that, we’ve had a pretty mild winter here in Braemar.  (knock on wood)

With November and December behind us, we can take a look back at the last two months of 2012 and see how the Braemar townhouse values made out as the year came to a close.  As has always been the case in the Braemar Townhouse Report, townhouses are separated into two categories:  No Garage and Garage.

Townhouse with No Garage saw five resales in the last two months of the year.  The high sales price was $260,000.  The low sales price was $225,000.  The average of all five sales gives us our new average market value for Braemar Townhouses with No Garage of $236,300.  That’s only 1% down since last report, and nearly 1% up since last year.  That’s what I call stability in values.

If you placed your Braemar No Garage Townhouse on the market today, priced to current market conditions, you could expect it to be under contract in three weeks.  You could also expect a buyer to ask for an average of nearly 1.5% of the sales price in closing cost help.

Garage Townhouses had no sales in the last two months of the year.  However, our last report showed the average market value at $275,400.  Current values, given the stability we are seeing with the No Garage Townhouses, are probably in the same ball park.  Averages for closing cost assistance and days on market are usually very close between the Garage and No Garage Townhouses.  So for expectations of how long you would be on the market if priced to current market conditions, and what a bueyr would expect for closing cost help, refer to the No Garage Townhouse values.

Another Braemar Short Sale SOLD!

On June 5, 2012 this contemporary two bedroom, two and a half bathroom townhouse in the Highland Village sub-association of Braemar hit the market priced at $214,000.  It had a deck and fenced yard, but needed some TLC inside.  The carpets and paint needed to be freshened up after having been a rental property with a large dog.

A buyer found the home too good to pass up on June 10th and wrote an offer.  With two Short Sale Banks to approve the sale, the process began by getting the contract and supporting Short Sale documentation to each bank.  Just seventy-nine days later, both banks had approved the sale and it was time for the buyer to get their loan together, appraisal and inspections done.

This townhouse at 9817 Maitland Loop settled on September 24th for $216,000.  Yes…a Short Sale that sold a market value list price.  The buyer also received $6,480 in closing cost help.

There appeared to be a big turn out for yesterday’s second annual Braemar Day.  And what a great day for it.  Blue skies, warm temps…but not too hot.  It’s always a good thing to see the residents of Braemar come together for an event.

We are officially out of summer, and that gives us the opportunity to look back at the Braemar townhouse market for July and August and see how properties are moving, and if prices are going up, down or staying stable.  When reporting sales activity for Braemar townhouses we’ll divide sales into two categories:  Townhouses with No Garage and Garage Townhouses.  We’ll make comparisons to last report (May-June 2012) and last year (July-August 2012.)

Let’s start with Townhouses with No Garage.  This category of Braemar townhouse saw five resales in the months of July and August.  The high sold price was $295,000 and the low sold price was $230,000.  The average of all five sold prices gives us our new average market value of Braemar Townhouses with No Garage of $251,380  That’s over a 10% increase in average value since last report and over a 2.5% increase in average value since last year.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, you could expect it to be under contract in less than one week.  You could also expect a buyer to ask for an average of slightly over 2% of the sales price in closing cost assistance.

There were four resales of Braemar Garage Townhouses in July and August.  High sold price was $297.990 and the low sold price was $254,000.  The average of all four sold prices gives us our new average market value for Braemar Garage Townhouses of $273,473.  That’s a 1.5% increase in average value since last report and slightly over an 8% increase in average value since last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in about three weeks.  You could also expect a buyer to ask for an average of less than 1% of the sales price in closing cost help.

Having seen a lot of activity with my own Braemar townhouse listings recently, I know that this Braemar Townhouse Report is going to be one with good news.  When reporting sales activity for Braemar townhouses we’ll divide sales into two categories:  Townhouses with No Garage and Garage Townhouses.

To start, Townhouses with No Garage saw eight sales in the last two months.  The highest sales price was $260,000.  The lowest sales price was $210,000.  The average of all eight sales gives us our new average market value for Townhouses with No Garage of $228,357.  That’s down just over 1.5% since last report, but up nearly 13% since last year.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, you could expect it to be under contract in an average of just under two weeks.  You could also expect a buyer to ask for an average of just under 2% of the sales price in closing cost assistance.

Garage Townhouses saw four sales in the last two months.  The high sales price was $275,000.  The low sales price was $265,000.  The average of all four sales gives us our new average market value for Garage Townhouses of $269,325.  That’s slightly more than a 1% increase since last report and well over a 20% increase since last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in under two weeks.  You could expect a buyer to ask for an average of over 1.5% of the sales price in closing cost assistance.

This Braemar garage townhouse hit the market on May 29, 2012, priced at $269.000.  It was a well maintained townhouse, but had no frills like granite counters, hardwood floors or upgraded appliances.  The home was pretty basic, but in good shape.  It did, however, have a large deck off of the eat-in kitchen.

The Buyers that chose this home saw it on May 31st and wrote an offer right away.  It’s a good thing they did because as soon as the offer was received by the Seller, we got word that other buyers wanted to make offers.  Because the first Buyers in were serious, they wrote above list price at $274,000 ans asked for $4,000 back in closing cost help.  My Seller accepted.

There was one hitch when the appraisal didn’t come in at sales price.  It came in at $268,000.  However, Buyers and Seller agreed to a sales price of $270,000, and to keep the $4,000 in closing cost help.  That meant the Buyers had to bring an additional $2,000 to the closing table, along with their down payment and other closing costs.

This Braemar townhouse made it to settlement on June 21st, less than thirty days from the date it hit the market.

We’re nearly midway through May.  Seems it was just the beginning of 2012.  That’s what happens when you are busy helping people buy and sell in Braemar.  Our real estate market is on fire!  Since we’ve got two more months behind us, let’s take a look back at the months of March and April and see how our Braemar townhouse market fared.  We’ll make comparisons to last report (January-February 2012) and last year (March-April 2012.) And, as usual, we’ll divide townhouses into Garage and No Garage categories.

To begin, Townhouses with No Garage saw two resales in March and April.  The high sold price was $254,000 and the low sold price was $210,000.  The average of the two was $232,000, which is our new average market value for Townhouses with No Garage.  That’s a 2.9% decrease since last report, but a 1.7% increase since last report.  This is stability, and it is always welcome in the Braemar real estate market.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, you could expect it to go under contract in just about two weeks.  You could also expect a buyer to ask for an average of just over 2% of the sales price in closing cost help.

Garage Townhouses saw five resales in March and April.  The high sold price was $285,000 and the low sold price was $254,000.  The average of all five sales gives us our new average market value for Garage Townhouses of $266,400.  That’s a 1.7% increase since last report and nearly an 18% increase since last year!  That’s incredible.

Things are a lot quieter these days around the Braemar townhouses surrounding the Rob Roy pool.  The pool season ended on Labor Day and cooler temperatures means less action on the playgrounds.  Autumn doesn’t mean a slow down in the Braemar townhouse market though.  Let’s take a look back at sales of Braemar townhouses in this edition of the Braemar Townhouse Report.  As always, the sales are divided into two categories:  No Garage and Garage.

Braemar Townhouses with No Garage saw only two sales in the previous two months.  A high sold price of $225,000 and a low sold price of $220,000.  Their average gives us a new average market value of $222,500 for Braemar Townhouse with No Garage.  That’s over a 9% decrease since last report and over a 5% decrease since this time last year.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, you could expect your home to be under contract in about two months.  You could also expect a buyer to request an average of about 2.5% of the sales price in closing cost help.

Braemar Garage Townhouses, on the other hand, saw six sales in the previous two months.  The high sold price was $274,900; the low sold price was $229,000.  The average of all six sales gives us a new average market value of $253,317 for Braemar Garage Townhouses.    This is not a measurable change since last report or this time last year.  That mean the Braemar Garage Townhouses have been steady in their values for one year.  Not bad news.
