Braemar Property Value Report:  November-December 2013 (Arista Series)

As a Braemar Arista Series home owner myself, I am always curious to know what is happening with my home’s value.  (Arista Series homes are the large single family homes built by Brookfield Homes and include three floor plans:  Allister, Buckingham and Canterbury.)  Before I even get to the numbers, let me say that this one makes me happy.

There were two sales during the months of November and December of Arista Series homes.  Not surprisingly, both were Canterburys, the most popular of the three floor plans.  The higher of the two sold prices was $530,000; the lower $500,000.  The average of both, $515,000, is the new average market value for an Arista Series home in Braemar.  This is nearly a 5% increase since last report.  Year to year, who knows?  There were no Arista Series homes that sold during this same period in 2012.

Fall is in the air.  The temps are finally cooling and it won’t be long before we see the foliage changing as we drive through Braemar.  Of course, before we let the summer go Canterbury in Braemar, Bristow, VAcompletely, we still have an opportunity in this Braemar Property Value Report to see what happened in the real estate market those last two months of summer.

In this report, we’ll take a specific look at resale in the Arista Series.  Those are the large single family homes built by Brookfield Homes and include these three floor plans:  Allister, Buckingham and Canterbury.

There were three resales in the Arista Series during the months of July and August.  Not surprisingly, they were all Canterburys, the most popular of the three floor plans in the Arista Series.  The high sold price was $544,000 and the low sold price was $515,000.  The average of all three gives us our new average market value of $526,333.  While we have no comparison to make to last report since no Arista Series homes sold in May and June, we do have a comparison to last year and it’s amazing.  Year to year, the Arista Series homes have increased in average value nearly 28%.

Spring arrived well before winter was officially over in Braemar.  We’ve been enjoying warm temperatures since February.
  And our Braemar real estate market has heated up, though there were no resales of Braemar single family homes in the Arista Series for this reporting period of March-April 2012.

For now, Braemar home owners of the large single family homes built by Brookfield which include the Allister, Buckingham and Canterbury models, will have to rely on last report’s (January-February 2012) values to help them price their homes.  For a more specific idea of what your large Braemar single family home would be worth, I am happy to put together a free market analyis of your particular home’s value.

Spring hit Braemar about a month early this year.  Normally I notice my crocuses bloom in late March or early April.  This year, they started blooming at the end of February.  It’s all the unseasonably warm weather, and believe me, I’m not complaining.  Here’s something else I’m not about to complain about…the upswing in Braemar property values.

With the first two months of the year behind us, let’s take a look back at the resale activity for the Arista Series homes in Braemar.  These are the large single family homes built by Brookfield Homes and include the following floor plans:  Allister, Buckingham and Canterbury.

There was only one resale of an Arista Series home, and it happened in early February.  Not surprisingly, it was a Canterbury model…by far the most popular choice of the home owners that purchased Arista Series homes from Brookfield.  And this Canterbury was BIG.  It had five bedrooms and five and a half bathrooms.  There was even an additional room in the basement that could have been considered a sixth bedroom.  The basement was finished and had a walk-up exit.  The home listed for $509,900 which was a bit aggressive, but sold for a high sales price of $475,000.  That value, being our average for this reporting period gives us a 7.5% increase since last report and nearly a 12% since the same reporting period last year.

If you placed your Canterbury, Allister or Buckingham on the market today, priced to current market conditions, this report indicates you could expect to pay about 3% of the sales price in closing cost assistance to the purchaser.  You could also expect your home to go under contract in about two months time, maybe faster since this home would have been considered overpriced compared to its final sales price.

As the days in Braemar are getting warmer, you can feel that summer is just around the corner.  Won’t be long before the pools are open and school is out.  Before we start our summer daydreams, let’s take a look back at resale activity in March and April for Braemar single family homes in the Arista Series.  What’s an Arista Series home?  Brookfield Homes with the following floor plans:  Allister, Buckingham and Canterbury.

There were two resales during March and April; both Canterbury models.  That’s an improvement over last report’s (January-February) one sale.  The average of those two sales brings the average market value for a Braemar single family home in the Arista Series to $442,444.  That’s over a 4% increase since last report.  Since the same time last year, average market value fell 1.7%.

If you placed your Arista Series, Braemar single family home on the market and priced it to current market conditions, this report indicates that you could expect to pay close to 2% of the sales price in closing cost assistance to the Buyer.  You could also expect your home to be under contract in about five weeks.
