Braemar Property Value Report:  May-June 2014 (Arista Series)

You know that July has arrived in Bristow when it is hazy, hot and humid.  Yuck.  Forget having a good hair day in summer.  If you are hanging out by the Braemar pools, you probably don’t care about good hair days.  It’s all about staying cool.

You must be wondering, are Arista Series home values in Braemar hot or cool?  That’s the question this edition of the Braemar Property Value Report seeks to answer every two months.  And for clarification for those who may not know what an Arista Series home in Braemar is, they were the largest single family homes built by Brookfield Homes and came in three floor plans:  Allister, Buckingham and Canterbury.Canterbury Model in Braemar

So what happened in the Arista Series in May and June?  Nothing.  Not one Allister, Buckingham or Canterbury made it to the settlement table.  Not unusual, because this is the same thing that happened this time last year.  So until next report, we’ll have to keep last report’s value in mind as a place holder.

A full week before this Canterbury model in Braemar was to hit the market on March 1st (2014,) I was speaking casually with an associate of mine at Long & Foster in Gainesville.  Chit chatting with fellow agents may seem like a waste of time, but it is most
certainly not.  I mentioned this listing coming up and the conversation focused on it.  She had Buyers that were looking for something exactly like it.10204 Broadsword Drive in Braemar sold for $525,000 on April 25th.

After a request from her Buyers to get a look inside before it hit the market, my Sellers decided that was a good plan.  We told them the list price of $525,000 and let them in to take a look.  It wasn’t long before we had a full price offer from them.  A few details ironed out between Buyers and Sellers and this Canterbury was under contract before it ever hit the MLS on February 28th.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037The home itself was nicely appointed with hardwood floors throughout the main level, Corian counters in the kitchen and an upgraded ceramic flooring in the owner’s bathroom.  It also had a great lot backing to some trees, was fully fenced and had a genuine Brazilian Ipe hardwood deck.  What it didn’t have was a finished basement.

There were no appraisal issues and no home inspection repairs requested.  It was as smooth a transaction as a sale can be.  It closed for $525,000 on April 25th.

Fall is in the air.  The temps are finally cooling and it won’t be long before we see the foliage changing as we drive through Braemar.  Of course, before we let the summer go Canterbury in Braemar, Bristow, VAcompletely, we still have an opportunity in this Braemar Property Value Report to see what happened in the real estate market those last two months of summer.

In this report, we’ll take a specific look at resale in the Arista Series.  Those are the large single family homes built by Brookfield Homes and include these three floor plans:  Allister, Buckingham and Canterbury.

There were three resales in the Arista Series during the months of July and August.  Not surprisingly, they were all Canterburys, the most popular of the three floor plans in the Arista Series.  The high sold price was $544,000 and the low sold price was $515,000.  The average of all three gives us our new average market value of $526,333.  While we have no comparison to make to last report since no Arista Series homes sold in May and June, we do have a comparison to last year and it’s amazing.  Year to year, the Arista Series homes have increased in average value nearly 28%.

One of the first things Braemar was hit with in the New Year was a snow squall.  The temperatures got bitter cold (mid-teens) and before you knew it, snow flurries turned into a furry of snow.  It didn’t dump much on us, really just enough to turn the streets white for one night.  That was a few days ago.  Today temps were in the high 60’s.

Now that November and December are behind us we can close out the 2011 stats with a look back at the Braemar real estate market.  In particular, we’ll be looking at the resale activity of single family homes built by Brookfield Homes in the Arista Series.  These include the following models:  Allister, Buckingham & Canterbury.

There was only one resale of a Braemar Arista Series home between the months of November and December.  It was a Canterbury model with four bedrooms, four and a half bathrooms and a fully finished basement.  It listed for $450,000 and sold for $442,000.  That sale price becomes our new average market value for homes in the Arista Series, bringing property values down slightly over 4% since last report (September-October 2011.)  Since there were no sales at in the Arista Series in November and December 2010, we have no idea what property values have done year to year.

If you placed your Allister, Buckingham or Canterbury model home on the market, priced to current market conditions, you could expect to have it under contract in about one week.  You could also expect a buyer to NOT ask for closing cost assistance.  Competition for homes is fierce right now and serious buyers are doing what it takes to go under contract and get a Braemar home.  That includes not asking for closing cost help.
