In the last three days, the available homes for sale in Braemar has nearly doubled.  That sounds incredible, doesn’t it?  Well, as of right this minute, there are only eleven properties for sale in Braemar.  That includes an assortment of townhouses, patio homes, semi-detached, carriage homes and detached homes.   Buyers don’t have much to choose from, but one lucky buyer is going to nab this Parkdale carriage home that just hit the market at 10143 Broadsword Drive.  It’s list price is $475,000.

Step inside this Braemar Carriage home and the first thing you notice is that hardwood floors in the foyer carry throughout the mail level and even up the staircase in front of you.  That’s not typical of Carriage homes in Braemar.

The living and dining rooms, flanking the foyer, are light and bright in the early part of the day with their eastern exposure.

The most updated part of the main level is what you find in the back of the home, where the family room and the kitchen are open to one another.  The focal point of the family room is a stacked stone fireplace.  This is the first Carriage home in Braemar that I have seen with this update, but after folks get a look at how it elevates the family room, I doubt it will be the last.

The kitchen, carrying shades of gray and white from the cabinets to the granite counters and tile back splash, add modern sophistication.  Custom breakfast bar seats four.  Add a table to the breakfast nook for more seating, or enjoy late afternoon sun in what the owner has set up as sitting area nook.  What a great place to enjoy a book and your favorite beverage.

As with all Parkdale models, the kitchen and dining room connect via a butler pantry.  Main level laundry room is across from the butler’s pantry.

Up the hardwood stairs, you find the hardwood flooring continues on the upper level hallway.  Right atop the stairs is the master suite, behind French doors.  This is an expansive room with a large walk-in closet, sitting area and attached bathroom.  Bathroom includes separate tub and shower, as you would expect in any upper end home.

The remaining three bedrooms you can see in the virtual tour, along with the second full bathroom.  I think you need to see how the basement was finished.

Not only is the basement fully finished with a walk up exit, it boasts a home theater.  The motorized, retractable screen, speakers and projector will convey to the next owner.  There’s also an L-shaped den and third full bathroom.

This Parkdale model at 10143 Broadsword Drive is about as upgraded as you can get.  And I’m sure it won’t last long.  Of course, if this one is out of reach financially, take a peek at 13802 Tartan Hills Parkway.  It’s listed for $429,000.  You can take the ideas you find here and implement them over time at that Parkdale.

This Parkdale model Carriage home in Braemar, located at 13805 Tartan Hills Parkway, hit the market on April 15th (2015) priced at $395,000.  After four days on the market, 13805 Tartan Hills Parkway listed for $395,000 on April 15, 2015 and was under contract in 7 days!!a buyer called her agent back from vacation to write up an offer on the home.

It took a few days to iron out the terms that were acceptable to both the Buyer and the Sellers, but on April 22nd, it was officially under contract.

It may not be the official beginning of Spring, but whenever we jump ahead an hour, I consider that the beginning of Spring.  There’s something about that extra hour Parkdale Carriage Home in Braemarof daylight that is so rejuvenating to my spirit.  I’m sure it won’t be long now before the lawns are greening up, the trees are budding and the flowers are blooming in Braemar.

Now that we have the first two months of the year behind us, we can do our bi-monthly review of the Braemar Carriage home market.  Carriage homes are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all  Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There was only one Braemar Carriage home that sold in all of January and February.  It was a Parkdale model with three bedrooms and three and a half bathrooms and a finished basement.  It listed for $325,000 and sold for $301,000.  Since this was the only sale, it becomes our new average market value for Braemar Carriage homes.  However, when there is only one sale in a marketing period, the average value can be tremendously skewed.  I suspect that is the case.  While we see a decrease in value over over 12.5% since last report and a decrease of 9% since last year, I suspect that values are stable to increasing, based on what I see happening daily in Breamar and the surrounding Bristow-Gainesville real estate market.
