It is funny how the same floor plan can convey completely different feelings.  Being a Braemar Real Estate Agent since 2005, I have seen and sold a good number of Yardley floor plans.  Not one of them has made me as tranquil as this one.

The Yardley floor plan in Braemar is popular because it combines a perfect amount of space for a single family home in an open floor plan.  What makes this one so pleasing is the combination of finishes and color in the home.  It starts when you are approaching 12366 Fife Ness Court on the flagstone walkway.  An upgraded entry is only the tart.

Inside you find hardwood floors throughout the entire main level.  A step into the foyer and to the left you see the light filled living room.  Beyond, past the angled staircase, you see the family room painted in a shade of blue that calms me down every time I see it. If I were to buy this house, I’d probably leave that color.

Stepping past the main level powder room, you step into the family room and notice even more detail you couldn’t see from the front door. Palladian windows above the built-in bookcases, and a gas fireplace.  And the wall of windows in the back reveal a wooded view that not many buyers get the chance to make their own.

The family room opens to the breakfast nook and kitchen.  The kitchen is done is maple cabinets, off white Corian counters and stainless steel appliances.  A special touch is the pendant lighting in the middle of the room.  These finishes keep the heart of the home light and bright.

Step around to the right and you pass through into the formal dining room.  Not an overly dramatic area, but set apart from the rest of the home and a good size for entertaining.

Upstairs a generous sized master suite with a slight cathedral ceiling, two walk-in closets and an attached bathroom with dual sinks, soaking tub and separate shower.

The remaining three bedrooms each have a personality of their own and share hall access to the second full bathroom. The second bedroom would make a perfect home office with the wall of built-in bookcases.

The third bedroom is equal in size to the second bedroom, but has the irresistible view of the woods.

The fourth bedroom is expansive.  This bedroom was optional for those that contracted to build their Yardleys.  Every time I see these fourth bedrooms, I wonder why any buyer would pass on this amazing amount of space.

The basement is another area that doesn’t fail to please.  The laminate hardwood floor is a perfect flooring choice for a recreation area.  It wears well and looks fanastic.  Here in the basement you will find a third full bathroom, the laundry room and a room that needs a little bit of finish to make it a legal fifth bedroom.  Most importantly, you have a walk out exit, another sought after feature of a Braemar home.

Because the sun hits the front of the home with its southern exposure, you will always find your outdoor spaces a tad cooler and easier with the northern exposure.  The composite deck is a great area to host a larger or smaller group.  Or,  you can enjoy the patio underneath the deck, accessible through the basement.  Either way, you have a three season wooded view that flames with color in the fall.

This home is priced at $489,000.  Among the things you can see, you should know that has a new roof, new HVAC, new water heater and multiple windows were replaced due to broken seals.  All you have to do is move in and enjoy!

The perfect settlement/move out time frame for the sellers is January/February.  A rent back is something they are open to, if you are wanting to get your mortgage rate locked and settle before the end of the year.  Of course, if you make them an offer they can’t refuse, you may just find they are willing to do temporary housing.

When it comes to Yardley floor plan, I’ve listed and sold my fair share since becoming a Braemar Real Estate Agent in 2005.  Seems they offer the perfect amount of space for a single family home.  Not too big, not too small.  They fit like a glove.

This Yardley at 9996 Broadsword Drive is my favorite one to date and it just hit the market priced at $499,000.  These sellers did every bit of listing preparation I suggested, including a fresh coat of neutral paint throughout and new carpet. The formal living and dining rooms, as well as the foyer, powder room and main level hallways are done in a very durable laminate hardwood.  It’s all the beauty of hardwood floors, but holds up much better to every day life.  

The sellers, original owners, also opted to have the box bay window in the formal living room, which adds some architectural interest.  And while traditional colonials have their formals rooms right across from one another, the Yardley offsets them.  The dining room is a little further back from the foyer than the living room.  Still, the location of the dining room is perfect as it passes through to the kitchen, making formal entertaining easy.

While we are on the subject of the kitchen, it is open to a breakfast nook, and beyond a knee wall, open to the family room as well.  All of these rooms were extended at the time of construction.  This gives the kitchen an island and plenty of room for the cook to maneuver.  With granite counters, light cabinets, tile backsplash and ceramic tile flooring it aesthetically pleasing.  The gas cook top, double wall ovens, microwave and counter space make it a cook’s dream.

Everyday meals are likely to be enjoyed in the breakfast nook, positioned between the kitchen and family room.

The family room has built-in bookcases, palladian windows and opens to the screened porch.  In the colder months, you’ll love the gas fireplace.  And this room being carpeted adds to warmth of the space.

Upstairs is where you find the master suite, three secondary bedrooms and the laundry room.  The master suite doesn’t disappoint with two walk-in closets, complete with organizers, and attached full bathroom with dual sinks/vanity and separate tub and shower.

The remaining three bedrooms are very good sized, but the fourth bedroom is especially expansive.  All three share the second full bathroom with hall access.

A fully finished basement gives you plenty of recreation space, complete with surround sound and wet bar, a fifth bedroom and third full bathroom.  And unlike some of the single family homes currently on the market in Braemar, it has a walk-up basement exit.

If you aren’t sold on this Yardley in Braemar yet, I’ve saved what I think is the best for last–the outdoor spaces.  A screened porch, open air composite deck (complete with gas grill with permanent natural gas line coming from the house) sit atop a well manicured and fully fenced yard.  The fence is also virtually maintenance free being made of vinyl.

This home is a suburban dream home, located in the Patriot High School district and in the amenity filled community of Braemar.  Homes like this don’t last long when they go on the market.  Call for your tour today.

On Monday, May 14th (2016) when I arrived at 13625 Chapeltown Mews to take listing photos, I was so thankful that the sun was shining.  If I had to guess how may consecutive days of rain or gray, overcast skies we had endured to that point, I would say at least fourteen.

My optimism while snapping photos told me that this house wouldn’t be on the market long.  The seller had a meticulous manner for detail.  That is always welcome in a home seller.  I can take photos of the property and get my marketing to work, but if the home doesn’t show well in person, that’s not something I can fix.  So uploading the listing in the MLS that evening I was very pleased.

After eight showings over four days, the sellers got an offer.  And not just one.  While making the appointment to go over the offer we received, I got word from two other buyer agents that they were also sending offers.

My philosophy of offers is that you review them as they come in.   Buyers in the current Bristow marketplace who are serious enough to make an offer don’t like being strung along.  And if you think they will wait a few days for you to collect multiple offers, well, you might find they start to drop off.  They need certainty when it comes to finding a place to live.

Early afternoon, the sellers and I reviewed the three offers we had.  The sellers saw a stand out in the crowd, but wanted to counter the first offer in since they were the first ones that took the time to write.  If those buyers wouldn’t accept the counter, it would be on to the next.   Thankfully, those first buyers were able to realize that they had one opportunity to say yes and took it.  Unfortunately, there are still two buyers out there looking for four bedroom homes in Braemar.

Either I am getting more convincing or I am just lucky to be able to work with Sellers that care about how their home shows. It’s been a super experience this year to work with conscientious Sellers.

This Yardley in Braemar located at 14004 Rora Moss Drive is one of the best listings of the year, hands down.  There is a reason the Yardley is one of the most popular floor plans in Braemar.  Its open concept, blended with tradition of having a formal living and dining room, seems to hit the spot for Bristow buyers.  And this home could easily be mistaken for a model.

Modern touches like the updated molding above the fireplace, or the fixtures in the bathrooms, are the things that set this Yardley apart.  And one of the updatess the Sellers made to improve on a Braemar classic was install new windows.  One of those is bay window in the living room, with a picture window middle.  And the windows some of the other rooms are great too.  They slide side to side to open, not up and down.  How smart is that?
