Today was a much needed respite from the heat and humidity that are all too familiar to those of us who live in Bristow.  Sweltering days.  Thunderstorms in the late afternoon/evening.  Not my favorite type of day.  I love warm temps with a cool breeze and not a lot of humidity like we had in Braemar today.NV Home in Braemar

NV Home values seem to be heating up this edition of the Braemar Property Value Report.  These are home, simply put, that were built by NV Homes in Braemar.

There were three NV Homes that made it to settlement in May and June.  Their final sale prices ranged from $500,000 to $590,0000.  The average of all three gives us our new average market value for NV Homes:  $550,000.  That represents over a 14.5% since last report and nearly a 16% increase in average market value since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar NV Home on the market, priced to current conditions, this report indicates you could expect it to be under contract in an average of 11 days.  While that may have been true in May and June, July and August are among some of the slowest months of the year.  Right now we are building inventory in Braemar.  Now more than ever it’s important to price right out of the gate.  You could also expect a Buyer to ask for an average of less than 1% of the sales price in closing cost help.

Ryan Homes built in Braemar have a lot of variety in size and finishes.  There are very modest Ryan Homes in the neighborhood, very much like a Heritage Series home Ryan Home in Braemar, Bristow, VAby Brookfield, and some grand ones that easily compete with Brookfield’s Arista Series and NV Homes.  With that concept in mind, let’s take a look at the resales of Ryan Homes in Braemar for the months of March and April.

There were four Ryan Homes that sold during that time period. Their final sales prices ranged from $425,000 to $545,000.   That’s a reflection of the size of the homes.  We had some more modest Ryan Homes sell and some bigger ones.  The average of all four gives us our new average market value for Ryan Homes in Braemar of $491,500.  That’s over a 17.5% increase since last report, and looking back one year ago, it’s a 26% increase in value.  Does that mean your Ryan Home has shot up 26% in value since last year?  No.  We are averaging all Ryan homes together.  But given the demand in the Braemar market, I think it’s safe to say everyone in the neighborhood has had some very nice appreciation since last year.

Just Sold in Braemar:  Two Finished Level Canterbury for $525,000

A full week before this Canterbury model in Braemar was to hit the market on March 1st (2014,) I was speaking casually with an associate of mine at Long & Foster in Gainesville.  Chit chatting with fellow agents may seem like a waste of time, but it is most
certainly not.  I mentioned this listing coming up and the conversation focused on it.  She had Buyers that were looking for something exactly like it.10204 Broadsword Drive in Braemar sold for $525,000 on April 25th.

After a request from her Buyers to get a look inside before it hit the market, my Sellers decided that was a good plan.  We told them the list price of $525,000 and let them in to take a look.  It wasn’t long before we had a full price offer from them.  A few details ironed out between Buyers and Sellers and this Canterbury was under contract before it ever hit the MLS on February 28th.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037The home itself was nicely appointed with hardwood floors throughout the main level, Corian counters in the kitchen and an upgraded ceramic flooring in the owner’s bathroom.  It also had a great lot backing to some trees, was fully fenced and had a genuine Brazilian Ipe hardwood deck.  What it didn’t have was a finished basement.

There were no appraisal issues and no home inspection repairs requested.  It was as smooth a transaction as a sale can be.  It closed for $525,000 on April 25th.

Braemar was developed by Brookfield Homes.  As such, the majority of homes in the community are built by Brookfield.  However, NV Home in BraemarBrookfield did sell some of their lots to builders like NV Homes and Ryan Homes.  And by popular demand of the neighborhood, I had once again added the NV Home edition of the Braemar Property Value Report.

Unfortunately, there were no sales during the months of January or February of NV Homes in Braemar.  Same was true last report (November & December.)

Popular Canterbury Model in BraemarWhile it is only a matter of days before we are officially in the spring season, we continue to be pounded by snow in Braemar.  And on trash and recycle days!  As if we didn’t have a hard enough time cramming all of our recycle from one week into the bin, the pick up gets rescheduled or skipped when it snows on recycle day.  It’s a bummer.

We’re not here to talk about the weather, or how small our recycling bins feel.  The purpose of the Braemar Property Value Report is to detail sales of homes in Braemar.  This particular report concerns homes in the Arista Series by Brookfield Homes.  Those were the largest homes built by Brookfield and include the Allister, Buckingham and Canterbury models.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037Unfortunately, there were no sales of any Arista Series homes during the first two months of 2014.  The last average property value we have for Braemar Arista Series homes is $515,000 from last report, covering the last two months of 2013.  And for now, that will have to do.  Certainly, given the recent activity I’ve seen in the Arista Series, I’d say we are in way better shape than last year.  We will just have to wait until next report to see where we stand.

You’re probably enjoying the cool, sunny weather that Mother Nature has bestowed on us lately.  And after reading how hot the Braemar Courtyard home market was in the last two months of summer, you may need to step outside and cool off. In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

There were three resales of Braemar Courtyard homes in the last two months of summer.  Oddly, they were are all Arlington models.  The high sold price was $391,000.  The low sold price was $350,000.  The average of all three sales gives us our new average market value of $369,667 for Braemar Courtyard homes.  That’s an increase of over 3% since last report and an increase of over 7% since last year.  That’s great news for Braemar Courtyard homes that have seen values go up and down with sporadic sales activity.

On May 8, 2013, I listed this five bedroom, three and a half bathroom, three finished level Yardley model at 9713 Native Rocks Drive for $420,000.  It was less than two full days before we had our first offer.  Within three days, we had two more offers.

Yardley in BraemarThe Sellers were delighted to work with a Buyer who had their current home already under contract and scheduled to close.  It offered more security than one of the other offers whose buyers had yet to list their own property for sale.  And the proposed settlement date was less than one month away, a really attractive point for the Sellers, whose home was now vacant.

This Yardley settled on June 7, 2013 for its full list price of $420,000.  The Sellers agreed to $2,500 in closing cost assistance to the Buyer.

On February 12, 2013 I had the pleasure of listing this Yardley at 14513 Swordale Lane in Braemar.  With four bedrooms (all upper level), two and a half bathrooms, and a finished recreation room in the basement. this home had a lot to offer.  It even had a fenced yard, stamped concrete patio and a small wood deck.

Hardwoods were throughout the entire main level.It listed for $429.000.  By the end of the first day on the market, the first buyer had been through.  The next day, that buyer had submitted an offer.  Another was coming in right behind that one.  But by the time that offer had come in, a counter offer had been made to the first buyer and had been accepted.  It was under contract in just two days!
