9758 Tombreck Court went under contract in 4 days!!

It was just the other day that I told you about 9758 Tombreck Court, which hit the market on Valentine’s Day priced at $420,000.  Having listed 9450 Cromarty Court earlier in this month, I knew we were going to see a ton of traffic.  It was the four offers that rolled in within twenty-four hours of being listed that had me floored.  The biggest traffic days tend to be Friday, Saturday and Sunday.  We listed on a TUESDAY!

If there was ever a time to list to get maximum exposure to buyers and very little competiton, this is it.

It sure was a hot one this Saturday.  In fact, it was so hot that my chronically cold mother complained about the heat.  That is unusual.  This is a woman that wears three-quarter length sleeves and jeans on a ninety degree day and never feel hot.  Then again, today did jump into three digit temperatures.

The Braemar real estate market has been pretty hot too.  Right now, we will take a Carriage Home in Braemar (Norwood Model)look back to the sales activty from the months of May and June in the Carriage Series homes in Braemar.  Before we begin, let’s start with a definition of what homes are in the Carriage Series.  Braemar Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

There were five Carriage home sales during this reporting period.  Oddly enough, they all settled in May.  Not one in June.  We saw a nice variety of floor plans sell.  All had a garage, though one had a modified one car garage that was really a motorcycle garage.  The high sold price was $400,000 and shared by two closed deals.  The low sold price wa $350,000.  The average of all five sales give us our new average market value for Braemar Carriage homes of $378,580.  That’s up over 3% since last report and up 2% since last year.

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in an average of about two weeks.  You could also expect to pay an average of over 1% of the sales price in closing cost help to the buyer.

Mother Nature appeared to be bowling over our empty garbage cans with her wind gusts down the streets of Braemar on this first day of spring.  Nothing like a scheduled trash pick up to get those winds fired up.  I will tell you something that fires me Carriage Home in Braemarup is Braemar Carriage homes.  In this edition of the Braemar Property Value Report we are going to see what happened with Carriage home values during the first two months of the year.  For those that may not know what I am talking about, Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

There was only one sale of a Braemar Carriage home in the opening two months of 2016.  It was a three bedroom Oakdale model with a finished basement and two car garage.  It listed for $387,500 and sold for $385,000.  That sold price becomes our placeholder for average market value of Braemar Carriage homes.  Compared to last report that marks an increase in average market value of over 2.5%.  Compared to last year, it is a 2% increase.

If you placed your Braemar Carriage home on the market, priced to current conditions, this one sale indicates that you could expect it to be under contract in 132 days.  Personally, I don’t think that’s what the average Braemar Carriage home would find in terms of marketing time.  My Braemar real estate gut tells me a max of three weeks.  This sale also sets an expectation of paying nearly 1.5% of the sales price in closing cost help to the buyer.  That is more in line with reality than the marketing time.

As I type this Braemar Property Value Report it is the day before Thanksgiving.  I can just imagine the hustle and bustle going on inside the various homes in our community, prepping for tomorrow.  Some may be 9458 Cromarty Court  sold for $395,000 on October 30, 2015.getting side dishes ready to take to a nearby gathering, others may be preparing for the big meal to be hosted at their homes.  And of course, there are those that may be packing up bags to travel a longer distance to see family.  No matter what you are doing, I hope you enjoy your holiday.

Before I go prep the side dish I will be taking to a family gathering tomorrow, let me fill you in on what happened in September and October with respect to Braemar Carriage home values.  Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

Unlike some of the other types of homes in Braemar that have not seen any recent sales activity, the Braemar Carriage homes had seven sales between September and October.  The low sold price was $345,000.  The high sold price was $399,000.  The average of all seven gives us our new average market value for Braemar Carriage homes–$377,429.  While that is just over a 2% decrease in value since last report, it is nearly a 3.5% increase in average value since last year.

If you asked me what the most difficult month to sell a Bristow home would be, I would tell you August.  Congress takes the month off and all the government workers in
our area follow suit on go on vacation.  I once heard a fellow agent describe August perfectly as, “You know the real estate market will be slow when all you see on Facebook is pictures people are posting from the beach.”   It’s true.  9458 Cromarty Court  sold for $395,000 on October 30, 2015.While it might take two weeks in early spring to get under contract, it will take double or triple the time in August.  It’s not impossible to sell in August.  It just takes longer.  And a good Listing Agent doesn’t back down from a listing no matter the time of year.

This Parkdale model home, located at 9458 Cromarty Court, hit the market on August 3rd (2015.)  Its original list price was $415,000.  However, after just one week on the market, the feedback was in.  Buyers were not seeing the value when other Braemar Carriage homes were priced more aggressively.  So my Sellers made the choice to lower the price to $399,000.  They had identified their next home and didn’t want to let it slip away.

After twenty five days on the market,  and two offers, my Sellers went under contract.  Thankfully, they had a buyer willing to give them a two month FR to Kitch--9458 Cromartyclosing time frame.  That gave them time to go out, get under contract on their home of choice and not feel rushed if they couldn’t make a deal with their first choice.

On October 30th, this Braemar Carriage home sold for $395,000.  Sellers Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037only had to give $750 in closing cost help.

Around mid-June (2015,) I was contacted by former clients who had purchased
their move-up home from me, to help them sell their former Braemar Carriage home at 13174 Kirkmichael Terrace.  
It had been tenant occupied since 13174 Kirkmichael Terrace sold for $385,000 on Septmber 29th, 2015August 2011 and the owners really had no idea of the current condition of their property.  They made a commitment to get the home freshly painted and recarpet at a minimum.  And after a conversation about the pros and cons of listing with tenants still in the home, they chose to list when the home was vacant and move in ready as a result of their improvements.   Tenants get nothing for the inconvenience of living in a home for sale.  As a result, the home may not show as well as if it were owner occupied.  And the tenants may not be as cooperative with showings.

When the owners contacted me to get the home on the market in August, we took a look at the average marketing time, which was about 21 days.  That said, August is probably my lease favorite month to market a home.  The whole Northern Virginia area seems to be on vacation, which is evident by the number of beach pictures you can see on Facebook during August.  So I warned my Sellers that the time frame to get under contract may be a bit longer.

This three finished level Norwood model hit the market on August 15th.  In addition to the existing selling features of built-in bookcases and a walk-up exit in the basement, a fully fenced back yard, detached two car garage and a built-in closet organization system in the master suite, the Sellers more than lived up to their promise to get the home move in ready.  They had the entire home repainted, including the closets.  Neutral carpet was installed, the driveway resealed, deck re-stained, landscaping done and a professional cleaning job.  Then I came in with some light staging items to get the home the fastest results.

After 25 days on the market, this Braemar beauty was under contract.  And on September 29th it sold for full list price of $385,000.  The Sellers generously agreed to pay $8,000 in closing cost help and for a home warranty.

On August 15th (2015) I had the pleasure of listing this Norwood model carriage home at 13174 Kirkmichael Terrace13174 Kirkmichael Terrace listed for $385,000 on August 15, 2015..
 The list price was set at $385,000.  It was on the higher end of the market for a three bedroom Carriage home, but since the Sellers had the entire home painted, all the carpet replaced, the deck stained and the driveway sealed, in addition to freshening up the landscaping prior to listing, it was certainly the best condition the market was probably going to find.

This carriage home also had a two car detached garage, fully fenced back yard and a finished, walk-up Built Ins Basement--13174 Kirkmichaelexit basement with a wall of built-in bookcases, in addition to a custom closet organization system in the master suite.  It was bound to be a desirable property.

Of course, August tends to be one of the slower months for Bristow real estate.  I’ve heard agents joke that when Facebook is full of pictures of beach vacations, nothing is happening in the market.   And the Sellers’ were prepared for the average marketing time of twenty-one days.
