Braemar Property Value Report:  September-October 2012 (Heritage Series)

The Braemar Holiday Party is less than one month away.  Mark your calendars for December 14, 2012 from 6:30pm-8:30pm for the event.  As always, there’ll be pictures of Santa and a horse-drawn hayride. Before September and October are a distant memory, let’s take a look back at the Braemar real estate market and see what happened with resales of Heritage Series homes during those two months.  Those are the mid-sized single family homes with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

During the months of September and October 2012, there were five resales of Heritage Series homes in Braemar.  The final sale prices ranges from $339,990 to $435,000.  The average of all five, and our new average market value for Braemar Heritage Series homes, is $404.798.  That represents nearly a 6% decrease in value since last report (July-August 2012,) but nearly a 1.5% increase in value since last year (September-October 2011.)

If you placed your Braemar Heritage Series home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in a little over seven weeks.  You could also expect a buyer to request an average of 1.3% of the sales price in closing cost help.

It seems that I have shown more Yardley model homes in Braemar, than any other style since the beginning of 2012.  There is no doubt that the Heritage Series homes in Braemar are among the best sellers, and the Yardley was the most popular model chosen by the builders.  (Heritage Series homes are mid-sized single family homes with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.)  With May and June behind us, let’s take a look at what happened to sales in the Heritage Series.

There were three sales of Heritage Series homes in Braemar.  All three were Yardleys.  The high sales price was $437,500 and the low sales price was $402,150.  The average of all three sales gives us our new average market value for Braemar Heritage Series homes of $423,217.  That’s up over 19% since last report and up nearly 23% since last year.   The major difference between last report’s sales and this report’s was the size of the homes.  These homes had more bedrooms and bathrooms, so that immediate pop up in average’s is not what you should expect your particular home’s value to have done.

If you placed your Yardley, Zachery, Waverly or Exeter on the market, priced to current market conditions, you could expect it to be under contract in just over one week.  You could also expect a buyer to ask for an average of over 1.5% of the sales price in closing cost help.

This is a great opportunity!   As a Parkdale floor plan, this home is the largest among the carriage homes built in Braemar by Brookfield Homes.  All four bedrooms are on the upper level.  Master Suite has separate soaking tub and stall shower, along with dual sinks/vanity.  Remaining three bedrooms have hallway access to the second full bathroom.

The main level has its formal and informal areas.  Formal living and dining rooms flank the foyer.  Each is a made bit more sophisticated with a bay window.  Formal dining room has access to kitchen through the Butler’s pantry, which is directly across from the laundry room.  The kitchen has a breakfast nook and plenty of counter and cabinet space with its large island.  The whole area is open to the family room, which sports a gas fireplace.  There’s also a powder room on the main level.

You will find the recreation room in the basement, along with a den and another full bathroom. The basement does have a walk up exit.  Outside is a detached two car garage, accessed by a private driveway off of the main road.

The HOA fees for this carriage home covers the Braemar community amenities, along with basic cable and Internet service through RCN.  Community amenities include two outdoor pools, multiple tennis & basketball courts, playgrounds and walking trails.

As I type this I know there is plenty of splashing and giggling going on at the Braemar pools that opened for the 2012 summer season today.  The kids get so excited about the pool, and I know their parents do too.  It’s wonderful to live in a community like Braemar that offers two community pools to their residents.  There are also plenty of home styles to choose from for buyers looking to purchase in Braemar.  This Braemar Property Value Report will focus on the Heritage Series sales that took place in March and April.  If you don’t already know, Heritage Series homes in Braemar are mid-sized single family homes with attached two car garages and include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

During March and April, there were three Heritage Series homes that sold.  Two Yardleys and one Exeter.  One of the Yardleys was a three bedroom model and the Exeter that sold was also a three bedroom model.  The high sold price was from a four bedroom, three finished level Yardley that sold for $374,000.  The low sold price was the Exeter, with an unfinished basement, that sold for $330,000.  This brings our average property value for Heritage Series homes to $354,667.  That’s a 9% drop in value since last report, but over an 8% increase in value since last year.

While this report indicates a rather large drop for Heritage home owners, it’s not as bad as you may think.  Size, condition and location in the community still matter when pricing a home in the Heritage Series.  It is legit that these homes have hit their maximum price and started to fall off as we enter late spring.  What I like to refer to as “Crate & Barrel Yardleys” where nothing is out-of-place and everything is upgraded, down to the switch plate covers, seemed to top out in the $450,000 to $460,000 range.  Why?  The larger homes (Arista Series) are in that price range and don’t seem to be seeing the wild appreciate the Heritage Series saw.  That means only one thing.  The Arista needed to climb in value, or the Heritage values were going to fall.  We are witnessing the back to reality deflation of the Heritage Series.  Over all these homes have seen stable prices for a year and that’s incredible.

If you placed your Heritage Series home on the market and priced it to current market conditions, you could expect it to be under contract in an average time span of just about a month.  You could also expect a buyer to ask for about 1.5% of the sales price in closing cost help.

In the last couple months I have seens some fabulous Heritage Series homes come on the market in Braemar This afternoon I had the opportunity to see one that was hands down the best done Yardley I have seen in a long time.  I am sure it will be under contract in a matter of days and will make a great comparable for next report.  For now, let’s focus on sales from the first two months of the year in the Heritage Series.  These are the mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly

There were two Yardleys that sold in February.  Their prices could not be any more different and obviously reflect the difference upgrades and condition can make in a home.  The high sold price was $440,000.  The low sold price was $340,000.  They both offered the same amount of finished square footage, but varied in lot desirability, condition and upgrades.  The average of these sales gives us our new average market value for Braemar Heritage Series homes of $390,000.  That’s over a 1.5% decrease since last report, but over an 18% increase since the first two months of 2011

If you placed your Yardley, Zachery, Waverly or Exeter on the market and priced it current market conditions, you could expect it to be under contract in an average of two weeks.  You could also expect a buyer to ask for an average of nearly 1.5% of the sales price in closing cost assistance.

The next Braemar Property Value Report will be out in May and will detail sales from the months of March and April. Given the homes I’m seeing go under contract, I think we will see an nice increase in average market value next time. Property values in  Braemar just ticked up a notch with this sale.  In the last Braemar Property Value Report for Heritage Series homes, like Yardley models, the high sales price was $400,000.  This renovated Yardley, with three finished levels caught my Buyers eyes as soon as the listing hit the MLS.  What wasn’t to love?  Granite surfaces in the kitchen, all bathrooms and miscellaneous surfaces.  New stainless steel appliances.  New faucets.  Brushed nickel hardware on even the inside door hinges.  A wooded yard.  Walk out basement.  Two gas fireplaces.  Four bedrooms on the upper level.  New carpet on the second and basement levels.  New hardwood floors on the main level.  Ceramic tile freshly installed in the the bathrooms.  Even the driveway was freshly sealed and the front door painted with a new handle.

The home was listed at $399,000 and was a regular sale.  My Buyers saw it and acted immediately.  When a home like this hits the market in Braemar in October, it isn’t going to be around long.  It’s not like there are a lot of home owners who list this time of year.  Unfortunately, there are Buyers still in need of Braemar single family homes.

Looking back at the comps for similarly appointed homes, we found a sale that happened within the past six months for $415,000.  The Buyers made that their high point in an escalation clause.  They didn’t ask for closing cost help and were able to settle in six weeks.  Despite competing with another set of Buyers who had similiar thoughts, my Buyers won the home.

The settlment took place on November 18, 2011, when the $415,000 became official.  A record high sale for a Yardley in Braemar in recent history, and not surprisingly, it happened during the fall.  This truly is not a bad time of year to sell and get a great price on your home, but as usual, the high sales prices in Braemar are really a reflection of condition and location.

It’s hard to believe there are only two months left in 2011.  Seems that Braemar real estate values turned a corner this year and that’s great news.  Let’s take a look at resales of Braemar homes in the Arista Series for the months of September and October.  These are the large single family homes, built by Brookfield Homes, that includes the following floor plans:  Allister, Buckingham & Canterbury.

There were two resales during the months of September and October.  The high sales price was a Canterbury (the largest model in the series) that sold for $487,000.  The low sale price was an Allister at $435,000.  The average of their two sales prices gives us our new  average market value of $461,000.  That’s a 2% since last report (July-August 2011) and a 2% increase since last year (September-October 2010.)

If you placed your Allister, Buckingham or Canterbury model on the market today, priced to current market conditions, you could expect your Braemar home to be under contract in under two weeks.  You could also have a buyer that did not need any closing cost assistance.
