Braemar Condo Under Contract in Six Days!

10024 Lord Lovat Way, Bristow VA Listed for $235,000 on June 12, 2013 and went under contract in six days.This two bedroom, one and a half bathroom, garage condo in Braemar hit the market on June 12, 2013 priced at $235,000.  It sported brand new carpet, fresh paint and stainless steel appliances in the kitchen.

Within four days, the owner had two offers in hand.  Because the Seller had two interested Buyers, she countered with some even more desirable terms, starting with the first offer in.  However, that offer was firm.  The second set of Buyers wanted the house and accepted the Seller’s counter.  The condo was under contract in just six days.

Braemar Townhouse Report: September-October 2012

Everyone in Braemar should’ve had their fill of turkey and Black Friday shopping by now.  However, before we exit November, let’s take a look back at the Braemar townhouse market for the months of September and October 2012.  As always, we’ll divide townhouses into Garage Townhouses and Townhouses with No Garage.  For value comparison, we’ll look back to last report (July-August 2012) and last year (September-October 2011.)

Let’s start with Braemar Townhouses with No Garage.  During the months of September and October there were six sales.  The low sold price was $216,000.  The high sold price was $260,000.  The average of all six sales gives us our new average market value for a Braemar Townhouse with No Garage of $238,762.  That’s a 5% drop since last report, but over a 1.5% increase since last year.

If you placed your Braemar Townhouse with No Garage on the market, priced to current conditions, you could expect your townhouse to be under contract in under two weeks.  You could also expect a buyer to ask for an average of 1.6% of the sales price in closing cost help.

Braemar Garage Townhouses saw five sales.  The low sold price was $243,000 and the high sold price was $299,000.  The average of all five sales gives us our new average market value of Braemar Garage Townhouses of $275,400.  The represents less than a j1% increase since last report and nearly a 9% increase in value since last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in less than two weeks.  You could also expect a buyer to ask for an average of a 1.5% of the sales price in closing cost help.

When buyers in Braemar are searching in the $300,000 and below price range, they can get jipped on bedroom space.  Typical townhouses that meet this criteria will have oversized masters and itty-bitty second and third bedrooms.  This Braemar patio home not only boasts a large master bedroom on the second floor, a main level master bedroom and two large bedrooms on the second floor.  Bedroom space is not an issue in this home.  Both masters have attached full bathrooms.  Third full bathroom boasts dual sinks/vanity.

Braemar Townhouse Report:  November-December 2011

It was another snowy day in Braemar today.  And this is the kind of snow I like, just enough to make the ground white and not cause complete chaos with school closings and bad road conditions.  Won’t even need to shovel.  If the rest of our winter is like this I will be a happy lady. 

The Braemar townhouse market is already making me a happy lady.  With the last two months of 2011 behind us, we can take a look back and I can share with you the good news November and December brought to our real estate market.  As always, I have compiled data by separating Braemar  townhouses into two categories:  No Garage and Garage.  Let’s start with the former.

Braemar Townhouses with No Garage bad seven sales during November and December.  The high sales price was $265,000 and that price occurred twice.  The low sales price was $180,000.  The average of all seven gives us our new average market value for Braemar Townhouse with No Garage of $234,243.  That’s over a 5% increase since last report.  Unfortunately, since there were no sales in November and December 2010, we don’t have a year to year comparison.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, this report indicates you could have your home under contract in an average of 25 days.  You could also expect a buyer to ask for nearly 1.5% of the sales price in closing cost help.

Braemar Garage Townhouses had five sales during November and December.  The high sales price was $265,000 and the low sales price was $243,000.  The average of all five sales gives us our new average market value for Braemar Garage Townhouses of $254,200.  That’s less than a 1/2% increase since last report and more importantly, nearly an 8% increase since the same reporting period last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of 15 days.  You could also expect a buyer to ask you for about 2.5% of the sales price in closing cost help.

What Will the Downgrade in the United State’s Credit Rating Mean to Braemar Home Owners?

Friday’s announcement that Standard & Poor’s had downgraded the United State’s credit rating from AAA to AA, was shocking to some, expected by othersWhat will it mean to Braemar home owners?  After all, most of the homes sold in Braemar were sold during the boom and property values have recently been slowly shifting upward and stabilizing.

As a full-time real estate agent, I am concerned over the potential for rising mortgage interest rates.  We all know that rates can’t stay this low forever.  But if rates were to rise too quickly, Braemar home values will likely get knocked back down.  Only time will tell.  However, for a full day’s work after the announcement, I can tell you that Buyers are out in full force and looking to get under contract.
