Just Listed: Four Bedroom Yardley on a Wooded Lot for $489,000 in Braemar

It is funny how the same floor plan can convey completely different feelings.  Being a Braemar Real Estate Agent since 2005, I have seen and sold a good number of Yardley floor plans.  Not one of them has made me as tranquil as this one.

The Yardley floor plan in Braemar is popular because it combines a perfect amount of space for a single family home in an open floor plan.  What makes this one so pleasing is the combination of finishes and color in the home.  It starts when you are approaching 12366 Fife Ness Court on the flagstone walkway.  An upgraded entry is only the tart.

Inside you find hardwood floors throughout the entire main level.  A step into the foyer and to the left you see the light filled living room.  Beyond, past the angled staircase, you see the family room painted in a shade of blue that calms me down every time I see it. If I were to buy this house, I’d probably leave that color.

Stepping past the main level powder room, you step into the family room and notice even more detail you couldn’t see from the front door. Palladian windows above the built-in bookcases, and a gas fireplace.  And the wall of windows in the back reveal a wooded view that not many buyers get the chance to make their own.

The family room opens to the breakfast nook and kitchen.  The kitchen is done is maple cabinets, off white Corian counters and stainless steel appliances.  A special touch is the pendant lighting in the middle of the room.  These finishes keep the heart of the home light and bright.

Step around to the right and you pass through into the formal dining room.  Not an overly dramatic area, but set apart from the rest of the home and a good size for entertaining.

Upstairs a generous sized master suite with a slight cathedral ceiling, two walk-in closets and an attached bathroom with dual sinks, soaking tub and separate shower.

The remaining three bedrooms each have a personality of their own and share hall access to the second full bathroom. The second bedroom would make a perfect home office with the wall of built-in bookcases.

The third bedroom is equal in size to the second bedroom, but has the irresistible view of the woods.

The fourth bedroom is expansive.  This bedroom was optional for those that contracted to build their Yardleys.  Every time I see these fourth bedrooms, I wonder why any buyer would pass on this amazing amount of space.

The basement is another area that doesn’t fail to please.  The laminate hardwood floor is a perfect flooring choice for a recreation area.  It wears well and looks fanastic.  Here in the basement you will find a third full bathroom, the laundry room and a room that needs a little bit of finish to make it a legal fifth bedroom.  Most importantly, you have a walk out exit, another sought after feature of a Braemar home.

Because the sun hits the front of the home with its southern exposure, you will always find your outdoor spaces a tad cooler and easier with the northern exposure.  The composite deck is a great area to host a larger or smaller group.  Or,  you can enjoy the patio underneath the deck, accessible through the basement.  Either way, you have a three season wooded view that flames with color in the fall.

This home is priced at $489,000.  Among the things you can see, you should know that has a new roof, new HVAC, new water heater and multiple windows were replaced due to broken seals.  All you have to do is move in and enjoy!

The perfect settlement/move out time frame for the sellers is January/February.  A rent back is something they are open to, if you are wanting to get your mortgage rate locked and settle before the end of the year.  Of course, if you make them an offer they can’t refuse, you may just find they are willing to do temporary housing.

It is not a normal Bristow winter when twenty-three degrees is feeling warm.  It feels like someone took our lovely community of Braemar and put it on an iceberg.  Unfortunately, in the coming days, there seems to be no end in sight to our arctic chill.

Yardley in Braemar, Bristow, VAPerhaps this Braemar Property Value Report will give you a distraction from the cold.  It’s a look at sales of homes in the Heritage Series during the last two months of 2013.  Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two Yardleys that sold during the last two months of the year.  The high sold price was $468,000 and the low sold price was $428,000.  Averaging them out we get our new average market value for a Braemar Heritage Series home of $448,000.  That number represents nearly a 3.5% increase since last report and a 5.5% increase since the same time period last year.
