Braemar Single Family Home Under Contract in Four Days!!

This Yardley model home in Braemar with five bedrooms and three and a half bathrooms hit the market on May 8, 2013 priced at $420,000.  Within twenty-four hours it had an offer, then another the next day and yet another.

The Sellers weren’t as confident in the market as I have been projecting to them.  I insisted from our first meeting that a Braemar home, priced right and  in the Patriot High School district, would get gobbled up quickly.   I know this because I work the Bristow-Gainesville marketplace every day as a full-time Associate Broker with Long & Foster REALTORS® in Gainesville.  I specialize in Braemar homes because this is also my neighborhood. 

My market experience was right on the money.  In just four days this Braemar Yardley was under contract.  The settlement will take place in June, so stay tuned to this blog for the final sales price.

On the evening of May 8, 2013, this Yardley model home in Braemar hit the market priced at $420,000.  Being located in the Patriot High School district is already a selling feature before I even tell you what features this Yardley sports inside and out.

The Yardley floor plan is popular for having its formal rooms (living and dining) separate, and the open informal rooms (family room, kitchen and breakfast nook.)

Driving through Braemar today all that’s missing are green lawns and trees, and Yardley Style Home in Braemar, Bristow, VAflowers.  The winter brown is still in full effect, but the sun is shining and the temperature is in the mid-sixties.  Spring feels as though it has finally arrived.

With the first two months of 2013 behind us, we can take a look back at the Braemar real estate market and see how Heritage Series home values fared.  Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two Yardley style single family homes that sold between January and February.  The higher sold price was $438,000.  The lower was $365,000.  Their average gives us our new average market value for Heritage Series homes of $401,500.  This is nearly a 5.5% decrease in average market value since last report.  However, the good news is that this represents nearly a 3% increase since last year.

As I type this I know there is plenty of splashing and giggling going on at the Braemar pools that opened for the 2012 summer season today.  The kids get so excited about the pool, and I know their parents do too.  It’s wonderful to live in a community like Braemar that offers two community pools to their residents.  There are also plenty of home styles to choose from for buyers looking to purchase in Braemar.  This Braemar Property Value Report will focus on the Heritage Series sales that took place in March and April.  If you don’t already know, Heritage Series homes in Braemar are mid-sized single family homes with attached two car garages and include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

During March and April, there were three Heritage Series homes that sold.  Two Yardleys and one Exeter.  One of the Yardleys was a three bedroom model and the Exeter that sold was also a three bedroom model.  The high sold price was from a four bedroom, three finished level Yardley that sold for $374,000.  The low sold price was the Exeter, with an unfinished basement, that sold for $330,000.  This brings our average property value for Heritage Series homes to $354,667.  That’s a 9% drop in value since last report, but over an 8% increase in value since last year.

While this report indicates a rather large drop for Heritage home owners, it’s not as bad as you may think.  Size, condition and location in the community still matter when pricing a home in the Heritage Series.  It is legit that these homes have hit their maximum price and started to fall off as we enter late spring.  What I like to refer to as “Crate & Barrel Yardleys” where nothing is out-of-place and everything is upgraded, down to the switch plate covers, seemed to top out in the $450,000 to $460,000 range.  Why?  The larger homes (Arista Series) are in that price range and don’t seem to be seeing the wild appreciate the Heritage Series saw.  That means only one thing.  The Arista needed to climb in value, or the Heritage values were going to fall.  We are witnessing the back to reality deflation of the Heritage Series.  Over all these homes have seen stable prices for a year and that’s incredible.

If you placed your Heritage Series home on the market and priced it to current market conditions, you could expect it to be under contract in an average time span of just about a month.  You could also expect a buyer to ask for about 1.5% of the sales price in closing cost help.

In the last couple months I have seens some fabulous Heritage Series homes come on the market in Braemar This afternoon I had the opportunity to see one that was hands down the best done Yardley I have seen in a long time.  I am sure it will be under contract in a matter of days and will make a great comparable for next report.  For now, let’s focus on sales from the first two months of the year in the Heritage Series.  These are the mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly

There were two Yardleys that sold in February.  Their prices could not be any more different and obviously reflect the difference upgrades and condition can make in a home.  The high sold price was $440,000.  The low sold price was $340,000.  They both offered the same amount of finished square footage, but varied in lot desirability, condition and upgrades.  The average of these sales gives us our new average market value for Braemar Heritage Series homes of $390,000.  That’s over a 1.5% decrease since last report, but over an 18% increase since the first two months of 2011

If you placed your Yardley, Zachery, Waverly or Exeter on the market and priced it current market conditions, you could expect it to be under contract in an average of two weeks.  You could also expect a buyer to ask for an average of nearly 1.5% of the sales price in closing cost assistance.

The next Braemar Property Value Report will be out in May and will detail sales from the months of March and April. Given the homes I’m seeing go under contract, I think we will see an nice increase in average market value next time. Seems as though Braemar will experience a mild winter this season.  Well, so far, so good.  It’s only January 7th so anything can happen.  Some of the largest storms we’ve experienced have been in February or March.  We’ll keep our hopes up that there are no major storms.  I know the HOA’s would be super happy about that.  Snow removal can be a big expense when you have a rough winter.

Since the last two months of 2011 are officially behind us, we can take a look back at the Braemar real estate market and see how it shook out.  In particular, we’ll look at sales in the Heritage Series homes.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

There were three sales, all in November, of Heritage Series homes.  Two Zachery models and one Yardley.  I know the details on the Yardley model sold because I represented the buyers.  They got one of the nicest houses I have ever seen in Braemar.  The high sales price was $415,000 and the low sales price was $380,000.  The average of all three gives us our new average market value for Braemar Heritage Series homes of $396,300.  That’s nearly an 11% increase since last report. Unfortunatley, there were no sales in the same reporting period last year, so that is a comparison we can not make.

If you placed your Braemar Heritage Series home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in less than two weeks time.  You could also expect a buyer to ask for an average of nearly 1% of the sales price in closing cost help.

The holiday season is getting underway in Braemar.  Of course, with September and October behind us we can take a look back at the resale activity for those months in the Braemar Heritage Series homes.  Heritage Series homes are mid-sized single family homes in Braemar, built by Brookfield, that include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

You may think that once Labor Day comes and goes that the real estate market in Braemar shuts down.  Far from it.  There were seven resales in the Heritage Series in the previous two months.  Six of those were Yardley models, the other a Zachery.  This means all of the homes sold the mid-sized of the mid-sized homes in Braemar. 

The high sales price was $400,000; the low sales price $305,000.  The average of all seven sales prices gives us our new average market value of $$354,014.  That’s over an 8% decrease in value since last report (July-August 2011.)  Year over year is a different story.  We’ve seen over a 1% increase since last year.  That’s stability and looking back to yearly drops near 30% in the last few years, I’ll take a 1% increase any day.

This report also gives us some indication how long a home takes to sell, though with one home’s marketing time at an unbelievable 431 days, it is certainly throwing off that the average marketing time of 86 days.  Realistically, if you priced your Braemar Heritage Series home to market conditions, you could expect to be under contract in about a month.  And you could expect a buyer to ask for an average of about 2.5% of the sales price in closing cost help.
