Price Improved on this Yardley Model in Braemar–Now $439,000

14004 Rora Moss Place, Bristow, VA listed for $439,000 and open Sunday, October 19th (2014) from 1pm-4pm.

Why this Yardley has not already been snatched up by a very enthusiastic buyer is beyond me.  Of course there are reasons that buyers may not be thinking about real estate right now.  They watch the news and may feel the world is on the brink of crisis.  Mid-term elections are right around the corner, news networks are pumping the fear of an Ebola outbreak and ISIS.   And if that weren’t enough, the local election for the Brentsville Supervisor’s seat on the Prince William County Board of Directors is turning into a three-way contest.

Living Room

Let me assure you, if you don’t act, you are probably going to miss out on this cheery Yardley, especially since the Sellers have lowered their list price to $439,000.

Kitchen and Breakfast Nook have a Ceramic Tile Floor

There is still time to get into this home for a Thanksgiving housewarming.  With the eat-in kitchen, complete with island, gas cook top, double ovens, cooking a large meal would not be a problem.  Formal dining room is just a pass through away for easy service.  And the eat-in kitchen is open to the large family room so the cook is never cut off from the family or guests.  And if you want the glow of the fireplace for your Thanksgiving gathering, just flip a switch.

Family Room with custom molding above the fireplace

If you want to watch the Thanksgiving Day games, the recreation room in the basement is definitely worthy of being the designated man cave.

Recreation Room

One of the best features of a four bedroom Yardley, is that the bedrooms on the upper level are very generously sized, particularly the optional fourth bedroom.  The Master Suite has two walk-in closets and an attached bath with all the necessary conveniences:  dual sinks/vanity; separate soaking tub and stall shower.

In the warmer months, enjoy a wood deck that has walk down stairs to the fenced back yard.

Another Yardley in Braemar SOLD!

Another Yardley in Braemar SOLD!

On May 8, 2013, I listed this five bedroom, three and a half bathroom, three finished level Yardley model at 9713 Native Rocks Drive for $420,000.  It was less than two full days before we had our first offer.  Within three days, we had two more offers.

Yardley in BraemarThe Sellers were delighted to work with a Buyer who had their current home already under contract and scheduled to close.  It offered more security than one of the other offers whose buyers had yet to list their own property for sale.  And the proposed settlement date was less than one month away, a really attractive point for the Sellers, whose home was now vacant.

This Yardley settled on June 7, 2013 for its full list price of $420,000.  The Sellers agreed to $2,500 in closing cost assistance to the Buyer.

Braemar Single Family Home Under Contract in Four Days!!

Braemar Single Family Home Under Contract in Four Days!!

9713 Native Rocks Drive in Braemar hit the market on May 8, 2013 for $420,000

This Yardley model home in Braemar with five bedrooms and three and a half bathrooms hit the market on May 8, 2013 priced at $420,000.  Within twenty-four hours it had an offer, then another the next day and yet another.

The Sellers weren’t as confident in the market as I have been projecting to them.  I insisted from our first meeting that a Braemar home, priced right and  in the Patriot High School district, would get gobbled up quickly.   I know this because I work the Bristow-Gainesville marketplace every day as a full-time Associate Broker with Long & Foster REALTORS® in Gainesville.  I specialize in Braemar homes because this is also my neighborhood.

My market experience was right on the money.  In just four days this Braemar Yardley was under contract.  The settlement will take place in June, so stay tuned to this blog for the final sales price.

In the meantime, if you are thinking of selling your Braemar home, call me for a free market analysis of your home’s value in today’s sellers market.  No one knows Braemar better!

Just Listed:  Five Bedroom Yardley for $420,000

9713 Native Rocks Drive in Braemar hit the market on May 8, 2013 for $420,000

On the evening of May 8, 2013, this Yardley model home in Braemar hit the market priced at $420,000.  Being located in the Patriot High School district is already a selling feature before I even tell you what features this Yardley sports inside and out.

The Yardley floor plan is popular for having its formal rooms (living and dining) separate, and the open informal rooms (family room, kitchen and breakfast nook.)

Kitchen in the Yardley

Yardley Family Room with ExtensionThe owners took advantage of the extensions to the family room and breakfast nook when building this home with Brookfield Homes.  They also chose to put hardwood flooring in every room except the family room on this main level.

The family room, one of my favorites in the Yardley, is light and bright with a wall of windows on one side, and windows on either side of the gas fireplace.

Off the family room, there is a sliding glass door that leads to the brick patio.  Here you can host outdoor gatherings and enjoy the tranquil back yard space that combines lawn, a mulch garden area and tall deciduous trees.

Back Yard

Upstairs are four bedrooms and the laundry room, complete with full size washer and dryer.  The fourth bedroom and the upper level laundry were also options that the owners chose when building this home.

Owner's Suite in the Yardey

The owner’s suite has two walk-in closets, and a full attached bathroom with dual sinks and vanities.  Like the hall bathroom, it has a tub/shower combo.

The basement is fully finished with a large recreation space, additional bedroom and a third full bathroom.

Basic cable and internet with RCN are included in the monthly HOA fee, along with access to the many amenities in Braemar which include two outdoor pool, multiple tennis courts, basketball courts, tot lots and more.
