Braemar Property Value Report:  January-February 2016 (Courtyard Series)

It is that time again.  Time for another Braemar Property Value Report.  This one is specifically for Braemar Courtyard homes and covers the first two months of the year.  If Braemar Courtyard Home, Bristow, VAyou don’t know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces, prefect for the home owner who wants a single family home, but no big yard to maintain.  Models include the Arlington, Clarendon and Ballston.

Because Courtyard homes make up such a small portion of the homes in Braemar, it is not unusual to have only one sale every couple of months.   This is one of these ocassions.  There was one Braemar Courtyard home that sold between January and February.  It was a three bedroom Ballston model with a partially finished basement, but no basement exit.  The list price was $369,999 and the sold price was $365,000.  Taking that sold price as a place holder for average market value for this report, we see a decrease in value of 1/2% since last report and a decrease of nearly 4% compared to last year.  We always get a better idea of value when we have a few sales to report.

If you placed your Braemar Courtyard home on the market, priced to current condition, this sale indicates you may be under contract in as few as four days.  You may also prepare to give 2% of the sales price in closing cost help.

March and April.
