It was another gorgeous fall day in Bristow today.  Who would expect it to feel like it was near seventy degrees in mid-November?  If you weren’t able to enjoy it, you will have a chance Braemar Carriage Hometomorrow.   Except for a few showers, it should be much the same.  For now, let’s get to what we’re here for–the latest news on Braemar Property Values.  This report will focus on the Carriage Series homes.  Braemar Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood,  Norwood,  Oakdale and  Parkdale.

There were three Braemar Carriage homes that sold during the months of September and October.  Two were Norwood models and one was a Parkdale.  Their sold prices ranged from $365,000 to $410,000.  The average of all three gives us our new average market value for Braemar Carriage homes of $391,667.   While this is just over a 1.5% decrease in average market value since last report, it is nearly a 4% increase in average market value since last year.

If you placed your Braemar Carriage home on the market priced to current conditions, you could expect it to be under contract in an average of twenty-six days.  You could also expect to give a little over 1% of the sales price (on average) in closing cost help for the buyer.
