What’s a top Braemar Real Estate Agent do on St. Patrick’s Day?  Prepare another Braemar Property Value Report of course!  Keeping Braemar home owners up to date on property values is what I do…that is, when I am not selling Braemar homes.  Tracking Braemar property values is important and it affects me too as a Braemar home owner.

This particular Braemar Property Value Report focuses on the sales of Courtyard homes in the neighborhood in January and February.  If you don’t know, Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor space.  Models include the Arlington, Clarendon and Ballston.

There were three Braemar Courtyard homes that sold during the first two months of the year.  The details of those sales is listed below.  And if you are wondering why the first sale is highlighted in pink, that is because it was my listing.  It also happened to be the very first sale of the 2018 in Braemar.

Final sold prices of the three sales ranged from $409,900 to $415,000.  I’m very pleased that my listing garnered the highest sold price for this report, lowest marketing time (DOM) and lowest closing cost help (seller subsidy.)

When we put these sales into our rolling six and twelve month values, what we find is that the Braemar Courtyard home market is inching forward.  The increases in average and median sold prices in the six month values compared to the twelve month values are minor, but they are upward activity nonetheless.  Unfortunately, closing cost help and marketing time are increasing as well, and by larger margins.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in a little over a month.  You could also expect to pay 2%-3% of the sales price in closing cost help.

While bitter cold days are ones I typically like to spend devoted to doing things at my home office, like this Braemar market report, that wasn’t all I was destined to do today.  This devoted Braemar Real Estate Agent was out and about showing property, writing an offer, keeping a deal together for the sale of my own mother’s home and teaching a class to new agents.  Even with all that, I didn’t want to get too behind on my Braemar market updates.  So last task of my day is this report.

This particular Braemar Property Value Report focuses on sales of Courtyard homes.  If you don’t know, Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor space.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold during the last two months of 2017.  The details of those sales are as follows:

When we take these two sales and put them in with our rolling six and twelve month Courtyard home sale pool, we find some mixed news.  On the one hand, six month median and average sold prices are higher than the twelve month median and average sold prices.  All alone, this would indicate rising prices for sellers.  But we must also look at what’s happened in seller subsidy (closing cost help to buyers.)

The six month average and median seller subsidy is substantially higher than the twelve month average and median seller subsidy.  This means that NET sold prices are likely to be much the same, or maybe a tad lower.  After all, it is what a seller walks away with that matters most.  If a seller gets $419,000, but has to pay $12,000 in closing help, they only walked away with $407,000.

Marketing time (DOM) has also gone up a bit in the short term values compared to the longer term.  That means it is taking a little longer for Braemar Courtyard homes to sell.  Not all that surprising at the end of the year to see this trend up.

If placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in about a month.  You could also expect to pay 2% to nearly 2.5% of the sales price in closing cost help.

It’s time for another Braemar Property Value Report.  This one features homes in the Courtyard Series.  At the moment I have a fantastic Braemar Courtyard home on the market at 10119 Orland Stone.  It’s listed for $417,000. Take a look and let me know what you think.

There were three sales of Courtyard homes in Braemar in September and October.  The details of each sale are listed below:

When we take these sales and put them in with our rolling six and twelve month values, here is what we find:

The final sales prices in the short term figures are higher than those longer term figures.  That means values of Braemar Courtyard homes are up.  Closing cost assistance (seller subsidy) and marketing time are very stable.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in two to three weeks based on these figures.  You could also expect a buyer to request some closing cost help.

While the fall solstice may not be until September twenty-second this year, it
certainly felt like fall as soon as we entered September.  
The chill in the air reminds me of back to school time, even decades after graduating high school.  Even driving to a listing appointment this afternoon I noticed some early autumn leaves blowing around.  You may think fall is a slow time of year for Bristow real estate, but I’m here to tell you it is what I call our “second spring.”

Right now, we are going to look back at the last two months of summer in this Braemar Property Value Report.  Specifically, we’ll be focusing on what happened in the Courtyard homes in Braemar.   Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor space.  Models include the Arlington, Clarendon and Ballston.

During the months of July and August, there was only one Courtyard home in Braemar that sold.  Details of that sale are as follows:

When you take this sale and add to the running six and twelve data for Braemar Courtyard homes, the first thing you notice is that this sale is higher than the six month average and median sold prices.  That is great!  And with six month sold data being higher than the twelve month sold data, it means the value of Braemar Courtyard homes is pushing up.  You also notice in the six month values that marketing time is significantly reduced when compared to the twelve month values.  Another value that is down in the short term is seller subsidy (closing cost assistance to buyers.)  This is all great news for the Braemar Couryard home market.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in less than a week if demand holds up.  You could also expect that buyers may need, or want, a little bit of closing cost help.  As evidenced by the sale in August, you can build that seller subsidy in the sales price.

When it comes to writing Braemar Property Value Reports, perhaps the hardest part is coming up with the opening.  Facts and figures are easy to discuss, but coming up with a snazzy open to a market report takes some inspiration.  Having spent the last two days as the “crazy aunt” to two nieces, ages six and eight, I don’t think my brain is quite ready for work again.  Of course, that could just be the abnormal amounts of sugar consumed while sharing meals with the nieces.

Let’s just kick this into gear and get to the good stuff, and that is telling you what is happening with Braemar Courtyard home values.  Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor space.  Models include the Arlington, Clarendon and Ballston.

During the months of May and June, there were two Courtyard homes that sold.  

When we take these most recent sales and combine them with our rolling six and twelve month values, what we find is encouraging.  The six month average and median sold prices are both over 3% higher than their respective twelve month counterparts.  That means values are pushing up for Braemar Courtyard homes.  And even better to see that six month seller subsidy and marketing time is also improved over the twelve month markers.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could reasonably expect it to be under contract in less than three weeks.  Your buyer may or may not request some closing cost assistance.

Most days I wake up and pay no attention the weather report.  As I was getting ready to head to Wegman’s to put a few groceries, after placing a TOO LATE sign topper on a listing in Gainesville, I expected it to be sweltering.  I’m not really sure why.  I was pleasantly surprised to find it was in the low seventies on my thermostat.  Of course, with all the cloud cover Bristow has had lately, I’m not sure why I expected sweltering.  Maybe it’s because I’ve had my nose in the MLS looking at Braemar home sales during the months of March and April.

Today I am going to tell you about what’s happening with Braemar Courtyard home values.  Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor space.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold between the beginning of March and end of April.  The high sold price was $415,000, just $5,000 over the other sale.  When you see the F/NE in basement, that means the basements were fully finished, but had no exit.  Amazingly, they were both under contract in only four days.  That’s unusual for Braemar Courtyard homes.

Both of these sold prices are at or above the six month and twelve month median and average figures.  That’s a good sign for Braemar Courtyard home values.  Even comparing the rolling six month average and median sold prices to the twelve month rolling values, we see that the more recent average and median figures are moving up from the yearly values.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in about a month’s time.  I know what you’re thinking.  I just told you these two most recent sales were under contract in four days.  Yeah.  I know.  But the six month average and median marketing times are probably more realiable for you to set your expectations.   You may also get away with not having to give any seller subsidy (closing cost assitance) to your buyer like these two sales as well, but you may get tapped for a little something like $2,600 or $3,000.

Cloudy days can be the best days for a busy Bristow Real Estate Agent like myself to get paperwork done… and market reports.  Today I’m working on my Braemar Property Value Reports.  This one focuses on sales activity for Courtyard Series homes.  Courtyard homes are one of three different floor plans that share a private courtyard driveway and have limited outdoor space.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyared home sales between January and February.  The lowest sales price was $399,900.  The highest sales price was $415,000. They were both Ballston models.  One seller gave $3,000 in closing cost help, the other gave $10,000.  Both of these sale prices are above the six month and twelve month median and average prices.

Even comparing the six month average and median sales prices to the twelve month numbers, we see very little change in the average sales price, but the median (or middle) sales price has gone up over $4,000 from the twelve month sales price to the six month sales price.  Closing cost assistance numbers also went down in the six month time frame compared to the larger twelve month time frame.  More good news.  Unfortunately, the six month marketing time figures are longer than the twelve month figures. That’s an indicator that it may be taking longer to sell a Braemar Courtyard home.  Though you should take heart that one of the sales from our recent reporting period only took thirty-one days, less most of the figures in our rolling six and twelve month figures.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect your home to be under contract in about a month and a half.  You could also expect to pay $4,000-$5,000 in closing cost help.

Ever wonder what the difference between the words mostly and mainly would be in a weather forecast?  At this every moment, I am.  Just checked Accuweather for the Bristow forecast.  I’m trying to find the next sunny day so I can take a picture of my latest Braemar listing.  It’s going to be mostly cloudy on Sunday and mainly cloudy on Monday.  I’m thinking mostly means less than mainly, so I will be there with my camera tomorrow.  And if the forecast is off completely, I’ll be there the next day too.  Of course, cloudy days Ballston Model Braemar Courtyard Homegive a more even disbursement of light, making for good exterior shots, so the cloudier of the two may not be bad either.  Either way, a great Braemar Listing Agent does what it takes to get the job done right, even if it means taking the exterior shot multiple times over a few days to get the best one.

Right now this Braemar Real Estate is bringing you the Braemar Property Value Report for Courtyard Series homes.  Courtyard homes are one of three different floor plans that share a private courtyard driveway and have very limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

The was only one sale of a Braemar Courtyard home in the last two months of 2016, which is our current reporting period.  It was a Clarendon model with four bedrooms, three and a half bathrooms and a fully finished basement with no exit.  It listed for $330,000 and sold for $343,500.  That is lower that any sale last report or this time last year.  If it weren’t a Short Sale, it would likely be used as a comparable sale for traditional equity sales going forward, until we had something better to use.  For now, breathe a sigh of relief.  If this had been a regular sale, it would have meant that values were down over 11.5% since last report and down nearly 6.5% since last year.

Leaving my Braemar home today it was a perfectly temperate afternoon.  Temps were in the low seventies.  By the time I got this evening, it was in the mid-forties.  That’s quite a temperature swing when you aren’t prepared.  A short sleeve t-shirt and lightweight jean jacket weren’t cutting it.

Courtyard home in Braemar, Bristow, VANow that I’m nice and toasty in my home office, I can give you the latest market information for Braemar Courtyard Series homes.  If you aren’t familiar, with Braemar’s different home styles, Courtyard homes are one of three different floor plans that share a private courtyard driveway and have very limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were three Braemar Courtyard homes that sold between September and October.  Two were Ballston models and one was an Arlington.  The sold prices ranged from $371,500 to $399,990.  The average of all three gives us our new average market value for Braemar Courtyard homes of $388,497.  That’s less than a 1/2% decrease since last report and hardly a difference at all since last year.   That is stability in Braemar Courtyard home prices.

The fall real estate market is here in Braemar.  Unfortunately, it will be a couple of Braemar Courtyard Home, Bristow, VAmonths before we know how much real estate is selling this fall.  Right now, in this edition of the Braemar Property Value Report, we are going to look back at the last two months of summer and focus on the Courtyard homes sold.  Before we begin, let’s explain what sets Braemar Courtyard homes apart.  Braemar Courtyard homes are one of three different floor plans that share a private courtyard driveway and have very limited outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold between July and August.  One was a Clarendon, the other a Ballston.  The high sold price was $400,000.  The low sold price was $380,000.  The average of both gives us our new average market value for a Braemar Courtyard home of $390,000.  Since last report, that is a 1/2% decrease in average value.  The good news is that compared to last year, it is an increase of nearly 5.5% in average value.
