Braemar Townhouse Report:  May-June 2014

Summer is here in Braemar and I hope that everyone has been enjoying it in one way or another.  Personally, I love sitting out on my front porch at dusk in an Adir chair and just decompressing from a long day.  Watching people walk their dogs, or biking with their kids.  It’s a nice thing to see.

Braemar Townhouse in Bristow, VAThis Braemar Townhouse Report is a nice thing to see (spoiler alert.)  It covers the sales of townhouses in Braemar during the months of May and June.  So without further delay, let’s get to it.

There were nine townhouses that sold in our neighborhood during May and June.  The low sold price was $260,000.  The high sold price was $330,000.  The average of all nine gives us our new average market value for Braemar townhouses–$299,333.  That is over a 10.5% increase since last report and a 9.5% increase since last year.  That’s great news.  For a while there I was getting concerned that demand had waned for Braemar townhouses, but clearly, that is not the case.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar townhouse on the market, priced to current conditions, this reports suggests it would be under contract in an average of eleven days.  That’s only eleven days of making the beds, keeping the house straight and making sure there are no dirty dishes in the sink.  A Braemar townhouse seller could also expect a buyer to ask for a an average of just under 2% of the sales price in closing cost help.
