Braemar Property Value Report:  September-October 2013 (Heritage Series)

Yardley Model in Braemar, Bristow, VANow that spring and summer are over the time to sell your Braemar home is over, right?  WRONG!  Fall is a great time to sell and this report tells the tale.  This is a look back at sales in September and October of Braemar single family homes in the Heritage Series.   Those are the mid-sized single family homes with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were nine Heritage Series homes that sold over the last two months, and six of those are the ever popular Yardley model—that’s the mid-sized of the mid-sized single family homes that make up the Heritage Series.  The high sold price was $466,000 and the low was $400,000.  The average of all nine sales gives us our new average market value for Braemar Heritage Series homes of $433,333.  That’s about a 1/10 of 1% increase since last report and a 7% increase in value since last year.

You could also expect a buyer to ask for an average of 1% of the sales price in closing cost help.  Some buyers may need none.  Some may need more.  This is simply a percentage of what the average seller subsidy was compared to the average sales price.

The fall has not stopped buyer demand for Braemar homes, but always thins the amount of competition you face as a seller.  Fall and winter are a great time to sell.
