Braemar Property Value Report:  July-August 2014 (NV Homes)

September is nearly over and it is hard to believe.  It feels like school started just last week.  But with October waiting in the wings, it is time to start thinking of Halloween.  Yesterday at Braemar Day, I was handing out trick-or-treat bags for the big day.  If you weren’t able to get one for your little Braemar trick-or-treater, just send me an email and I’ll drop one off.

Brandenburg Model by NV HomesRight now, it is time for another Braemar Property Value Report.  This one focuses on properties built by NV Homes for the last two months of summer.  Without further delay, let’s get down to it.

There were four NV Homes that sold during the months of July and August.  Their final sales prices ranged from $464,000 to $620,000.  That’s a wide range of pricing, but the average of all four sales gives us our new average market value for NV Homes of $529,975.  While that represents over a 3.5% drecrease in value since last report, it is over a 2% increase in average value compared to last year.

If you placed your NV Home on the market, priced to current market conditions, you could expect it to be under contract in an average of one month.  You could also expect a buyer to ask for an average of about 1/2 of 1% of the sales price in closing cost help.
